House was very clean. Great spot to stay for our family; plenty of space in the bedrooms.
The view from the top deck was great. Loved all of the deck seating!
Easy golf cart ride back and forth from the beach to the house for the little ones!
Outdoor shower was great to rinse off after the beach.
Outdoor sink was a nice touch when grilling downstairs. Would definitely stay again!

We loved staying here!The house is small but spacious and accommodates a large group. There where just three of us. The beds where comfortable and the house was very clean! I loved walking downstairs to the beach in the morning. Would definitely recommend for a quiet family getaway.

This was our 4th year to stay at Abby Sands. We love this house. It has everything we need. The location is quiet and has a beautiful view with a close walk to the beach. The closed in deck is perfect for our pet. We have made many cherished memories here. We are very appreciative to the owner who lets others share their home.The only thing that would push it over the top is the addition of a lift in order to get supplies, luggage and groceries up. Just not getting any younger and it's exhausting making multiple trips.

Abby sands was great. The location is awesome with great views. Too much sun one day, chill on the balcony with shade and you won't feel like you are missing out with the great views.
The only thing I would mention is you need to bring toilet paper, paper towels and trash bags. Other than that it was great!

Home was lovely, Cobb Realty was fine -- BUT thought I was renting from VRBO and the fees were included in the total price -which I am accustomed to. However; then I get an email saying I really rented from Cobb which required a ton of paperwork and additional fees.

This is our 3rd year to stay here. It's the perfect location to stay near friends who are renting 2 other homes. This place has everything you need...you only need to bring your clothes and food. The only thing that would make this place over the top is a lift... getting some items up those stairs is exhausting...just not as young as we use to be. Thank you to the owners for sharing your vacation home.

The house is perfect. The beach was not. Trash everywhere. I believe this is more of a college party beach than a place for families. Loud music. Someone stole our beach tent when we went in for a few hours. Cars barreling down the beach at high speeds. It did not make for a relaxing experience on the beach with small children. Very different vibe than other beach areas we have visited in TX. They did have a blast picking up sea shells. Never seen so many! It did mean we couldnt walk around bare foot on the beach however because shells would cut your feet. We made the most of the beach but its more for older kids/adults. House was absolutely perfect though.

Also as other reviews stated, be sure to bring toilet paper. I appreciate the fact that clean linen and towels were provided in clean bags. It was very quiet and relaxing.

The house is always in great shape and the kitchen has everything you need for cooking. The deck has a great view of the ocean and we enjoyed getting up every morning and drinking coffee and watching the pelicans fly by. It was very relaxing. I would definitely stay here again.

First all the house is in a great location, close to the beach, walking distance. The house was stocked with everything we needed and enough space. It was nice and the porch outside was great for eating and enjoying the ocean. The part that we probably didn't like much and wish was mentioned prior to coming was you do not have access to 2nd floor of the house. It was never mentioned when we picked up the keys either and got all of the instructions. I think it's fine to not have access but at least communicate this. Then when we got there we had to place the sheets on the bed ourselves, kind of frustrating when you pay cleaning fees and arrive to the house and have to make your own bed before you even sleep in it. Another thing there was barely any soap left in the dispenser but they sure make sure to put the name of the house on it so you don't take it but don't take the time to refill it before the next guest arrive and the same goes for the toilet paper. Maybe they don't stock the toilet paper because when we arrived there was maybe 1/4 a roll left in both bathrooms when I felt there should have been full rolls left for our 6 day stay. We ran out by the next day and had to go buy some. If they don't stock it then again that should be communicated prior to arriving. Other than that we were able to cook and sleep well and enjoy the beach.

This house is well maintained. It had all the kitchen ware that we needed to stay put on the beach. It was so close to the actual beach. My husband could take the kids to the beach and I could stay at the house and get laundry done or make lunch to carry down for a picnic. With the big windows everywhere the kids could walk back and forth between the beach and the house and I could see them the whole way. The only downsides were having to toilet paper when we got there and not knowing that we could have brought fireworks to shoot on the beach. Otherwise it was a great place for our family.

Great place for our family
We took our family of 5 to the beach. This place was great. Each of our kids got their own bed. The washer/dryer made the sand not a problem. The place was clean when we arrived and was easy to keep clean. We enjoyed all the chairs out on the two decks for looking at the ocean rolling in and a few times cuddling up with a book and blanket to read out there. The house was so close to the beach that one parent could stay at the house and watch, from a window, as the kids walk to the beach where the other parent was. This section of Caplin beach was not very populated. We felt like we had a private beach. The house is also a good distance from most of the other houses on that road. We had all the cooking things we needed. The decor is very cute. The only thing we wished we had was more than 1 roll of tp in each bathroom, so we had to pick that up at the store. Otherwise we loved staying here.
