We were here for only two nights. If you are looking for a quiet place but close to many adventures this is a great place. Large enough for a family gathering with enough space to “get away”! Would certainly stay here again! Only complaint was that it was hard to find in the dark but this also made it great for star gazing!

Fit our whole large family, sledding, pool table, loved the pictures of christ and books of Mormon

The house was very very comfortable and well appointed. We had 8 people the first few nights and every couple had their own nice room. We celebrated Thanksgiving there and cooking in their kitchen was easy and fun with lots of large pots, pans and plenty of table settings. The setting is beautiful as well. If we go to the area again with a group I will hope to reserve this house again.

This was a very different place to stay for us. It was very secluded but beautiful view from every window. Plenty of place to sleep and the living quarters were nicely seperated so people sleeping could do so in quiet. Enjoyed our stay.

Nice quiet location although we could sign onto the Internet, we couldn’t use it for anything. Would not even download a PDF. Cell service for some of us was also poor or nonexistent others with different service did fine. There were lots of flies, spiders and one toilet that had a sign on it not to use as it was out of service. Could use a little more maintenance but everything else was there that we could’ve needed. Beautiful views as well.

We stayed here in July. Very nice home in a secluded/private area. Our only real complaint is that the home does not have A/C. We opened windows at night but it didn’t cool the house off enough; we were still uncomfortable with the house temp trying to sleep at night. We were gone during the day, but it would have been too hot to hang out at the house in the afternoon. We loved the covered picnic/bbq patio, which is where we ate our dinner after dark bc the house was too warm. We used the two grills, but they were old and the lids are broken and didn’t stay open, making it a bit difficult. Loved the pool table and corn hole. It is a little over a 2 mile drive on a dirt road from the main town, but we found it easily with Apple Maps (google maps wouldn’t find it).

Addressing previous reviews. Yes, its off the beaten path. That's part of its charm. Google maps took us right there with just the address. We loved not worrying about neighbors and getting away from it all. The stars at night are absolutely amazing! Yes, there are bugs. It wouldn't matter how much you sprayed- you are in the middle of nature. However, I would recommend to the host to install and/or replace some of the screens. When you are staying during the hottest months, the windows do need to be kept open during the night to keep it cool. The nights are cool so we would open them all during the night and then close them in the morning to trap the cool air in. There isn't air conditioning but we were fine when we did this. Our hottest day there was 85 and maybe for about 2 hours during the peak heat of the day it was a little stuffy inside. The other suggestions I would give is ceiling fans in the two bedrooms upstairs with vaulted ceilings. Those seemed to be the hardest rooms to cool. Everywhere else was fine. The Loft is too stuffy to sleep in during the hottest months as well since it doesn't have windows. It wasn't a big deal, we didn't need it, but it is something to be aware of. As far as cleanliness goes- the place was clean in my opinion. Yes, there is a toilet that could use a new top as it does look dirty but, it isn't. The window sills could use a good cleaning but the reason people are noticing them is because you open and close the windows a lot (which contributes to the dirt). It didn't bother me a ton. All the furniture, linens, and bathrooms were very clean. If you read the review about pictures falling off the walls- ignore it. There is no way. Everything in the house is well made and sturdy. The kitchen has the most appliances I have ever seen in a rental. There was a review about food being left in the fridge. That is true. It is very apparent that the owners use the place on a regular basis. It was mostly condiments in the fridge. I didn't mind that but I was surprised to find the freezer packed full. We had things that needed to be in there so we had to do a little rearranging. A simple solution to that would be for the host to put a fridge in the basement or garage. The outdoor space is awesome and we appreciated that we could have family join us in their trailers and tents. Loved that the pavilion had lights at night. Host is very kind and generous and responds quickly. Would definitely stay again!

This property is very rustic. The house is older and musty. It is down a dirt road for about 3 miles. There were mice. I did not receive any check in information and had to wait at the house for about 45 minutes until I got the manager on the phone. She did answer and I was able to get in.

This place was definitely off the beaten path. Difficult to find. but once we did find it (with the help of a friendly local) there was lots of outdoor space to enjoy with family/cousins. It is on a dirt/gravel road that is poorly marked, so I'd say 'ask for clarification' in the town before you drive all over and try to find it yourself. The kitchen was well stocked and roomy. They was lots of space to play outside and inside too. I think the owners of the home lived in the next house down the road, as they went by and waved. A ranch type property.

We had a glorious weekend! All ten of us had just a wonderful time. The home has spacious gathering areas. It is completely isolated so no distractions or disturbances. Fabulous balconies and views. We even took advantage of the BBQ pavilion and the dear visiting the yard. The 5 bedrooms and 3 bathrooms were great for the 5 couples. Everything you could ever need to cook, including Belgium waffle maker. The pool table did not function properly but we really didn't need it. The water pressure is great with plenty of hot water. The window coverings are sheer (do not black out) but there were plenty of extra sheets to use, we just draped a sheet over the curtain rod for those wanting darker rooms. All mattresses were comfortable except one, the lower bedroom. One bedroom had more extra twin beds. We visited Capitol Reef and drove our ATV around a bit. Highly recommend for a group.

Mandatory insurance! We considered at fault advertising to list it as one rate and then require that we pay additional insurance as well. There were several uncomfortable beds, the toilet seats were in terrible visual condition. The master bedroom had no curtains to block the morning sun. The house itself was very spacious and had a good supply of cookware etc. It was a good place to spread out and relax.

Had a great time again with our kids and grandchildren. This year we didn't have all our family because of covid, but still had fun. This is the sixth time we have been to Horse Valley Ranch and have loved every time we have strayed. We will be coming back again!!!

We traveled from rafting in Moab to this lovely town before heading to Capital Reef. This home is secluded, so much so, the stupid gps gets lost. But the property manager is wonderful and able to correct driving mistakes. The house provided lots of room for our family of 7. Couldn't be happier.

Great central spot for dirt biking and atv riding. Lots of room for multiple families. Pool table. We’ve been back here multiple times.

Had a great time again with our kids and grandkids. This is the fifth time we have been to Horse Valley Ranch and have loved everytime we have stayed. We will be coming back again!!!

We should have been told that we had to drive a long way off the beaten trail to get to the property. That would have been OK if the property had been clean when we got there. I have never seen nor killed so many flies in my life. The property manager must hire a cleaning person the morning of the clients stay to come in and kill and vacuum up all the flies. Do not like living in a den of dead flies. In addition, I am sure my bed had been slept in prior to my arrival. Overall the place was dirty. We were very disappointed and ranked it as one of our worst stays. Also install a fan in the bathrooms.

We had the entire area to ourselves and only saw two other people the entire weekend. The gravel roads were great for inexperienced riders but we had a hard time finding good trails for intermediate riders. The fire pit was nice and the home had good gathering spaces.

We are so excited to find a property in the Capitol Reef area that fits so many people! We comfortably slept 13 guests. We also loved the location; it had great views and was secluded without being isolated. The fire pit and covered picnic tables were awesome. The kids loved exploring outside. The property manager Alisha was terrific to work with. She was fast to answer and so helpful. We will be returning.

We loved our stay in this out-of-the-way cabin. It was very comfortable and had everything we needed. Although, we did need to get used to no WiFi, but that's ok! We needed a break from that too. One thing a potential renter needs to know is that this place is far away from things. We ended up loving everything, but that took us back at first.

Thank you Horse Valley Ranch. I couldn't be more pleased with the accommodations and friendly service from Alisha. She was very helpful in getting us the time we needed to make it a great extended weekend. The ranch exceeded our expectations and we will for sure be back again.

The Horse Valley Ranch was ideal for our large group. The cabin was clean and well stocked making it the perfect place to return to after a full day on nearby ATV trails. The surrounds were beautiful and relaxing. We will definitely return.

Property was clean and well located. Has a nice country feel to it. Everything worked and it was very comfortable. We will use this property again.

We loved the location after we found it. Hard to find but kind people working in their yard helped us out. The house was nice BUT.... NO air condition and the house was HOT. One of our friends has breathing issues and this did NOT make her visit pleasant. Coffee Pot did not work and there was no where to go and get any for several miles away. We did tell homeowner about this. Worst thing of all was there was only one washcloth, and two hand towels in the whole house. There was plenty of bath towels. Even with letting the homeowner know this nothing was done. Didn't get to see any wild life while we were there either. The house was clean but I felt like fridge should have been cleaned out of all the previous food that others left behind. We found no salt but almost anything else you would want. On a positive note it was a great place to get away from everything!!!! So quiet while we sat outside on our chairs outside on the porch area. Homeowner was kind. I would give location a 5 star to get away. However due to issues only a 3

We loved the quiet and privacy, the generous gathering spaces, both inside and outside, the wonderful views from the property, the well-appointed kitchen, clean bathrooms. The setting was wonderful. We loved our stay here! Roasting hot dogs and marshmallows and singing around the fire outside, enjoying wonderful meals with plenty of seating, having enough room to acommodate both a children's movie along with a one-on-one guitar sharing time in the other room, family games around the big table till late--it was wonderful!

Arrival- there were many flies buzzing around the inside of the house. House wasn't clean -piles of dead flies in the window seals, dirty fridges with many expired items taking up space. Also a very "funk" smell coming from the downstairs bedroom area -like a dead animal. Chose to ignore all if these negatives -had a great time at the property. We even did laundry, cleaned kitchen, swept, and killed many flies before we left. Worth mentioning -we dealt with 3 different people from the time we rented the cabin till our actual stay. Paydon was nice in the beginning when we first rented the property. Turned out to be a little impersonal as he wouldn't answer my calls, but instead sent a text message saying to contact Shasha when I tried to reach him closer to our rental date. Shasha turned out to be his sister, Alicia. No complaints about her -easy to deal with. She ended up traveling to the UK shortly before our stay, so she passed us off to Brenda, the mom. At first Brenda seemed nice. She answered any questions -no issues. It wasn't until our stay was over and I sent her a text message to thank her, that Brenda turned very nasty. She told us that we treated the property more poorly than any other guests (maybe they don't get many guests). Safe to say that we were all aghast that she would say this especially due to leaving the property borderline cleaner than when we arrived. One of the kids threw up on a sleeping bag which we tried to clean, but was too large to fit in the washing machine (what else could have been done?). Said the house cleaner found gum on the floor in the kids room. Brenda sent pictures, so it appeared that the gum was a simple matter of picking it up and throwing it away. She also claimed that we broke a picture. The picture fell down randomly when my wife was standing in the hall. Tried to put it back, but it was not secured very well at all (the reason it fell down in the first place). Tried calling Brenda right away to apologize & discuss the issues. She wouldn't answer my call & later sent me a text message saying she was watching a movie. I texted back & was very apologetic, but never got a call back (impersonal & unprofessional). Claimed via text it took 4 hours to clean house (may want to look at hiring a new cleaning person). Didn't know that they would file an insurance claim if cleaning was too long. Brenda's change in demeanor and attitude left a very sour taste in our mouths and made us want to warn others.

The cabin was even more spacious and well situated than the pictures. Awesome views and centrally located between Capitol Reef and Fish Lake with additional lakes and ponds closer by for some quick fishing trips. Excellent place to visit.
