I want to start off with saying that Lisa was an excellent host, always available to answer questions and work through issues. The house and its rooms/bathrooms/overall decor is on the older side and has a slightly weird floor plan (main entrance through one of the bedrooms, there is only a sliding door (no lock) on the side of the house where kitchen and dining area is. We had a few issues (no fault of the house), rather island dysfunction like electricity that was shut off which affected the water. The water was consistently shut off 10pm-6pm due to infrastructure work on the island. Again, no fault of the house but inconvenient for 2 weeks. What we enjoyed the most is the view from master bedroom and kitchen areas, deck. Being able to jump in the water and swim right below the house was amazing. What we enjoyed the least was the uncomfortable couch in the TV area and the super small bedroom in the middle. Lisa really did the best she could to make our stay comfortable, however next time I would probably look for a more updated, modern house (there are a few in the area). Good experience overall though. For those traveling to Exuma first time, the infrastructure is not the best (poor roads, potholes, issues with electricity and water). The kitchen in the house is really well equipped for those that know how to cook - not many good restaurants in Exuma and food is expensive. Georgetown is far from fancy and GGT airport is a joke, especially Silver Airways (never again).

Our family of 5 loved our time at Xanadu. The home is beautiful, and Lisa and Frank have gone above and beyond in stocking it. Great communication and recommendations made the experience even better. Highly recommend!

This home was more than perfect for our stay in Exuma! The views from the house and back deck were stunning. The fact that we could walk out of the house and jump in the water to snorkel made the trip even better! The house is stocked with everything one could need for their vacay. The beds were super comfortable. And they have a great library of DVD's to watch at night :) Lisa and Frank were so accommodating and helpful through the entire process. We will definitely be back again!

My family and I recently traveled to Exuma for the first time in May. First off it is one of the most breathtaking islands that we have ever had the privilege of visiting! Secondly, we couldn't have picked a more beautiful property to stay at then Xanadu House! The house has the most spectacular views from every angle!!! It is well appointed with everything you could possibly need for your island stay. A wonderful surprise for us was the treats that were left in the refrigerator upon our arrival!
Lisa and Frank were a wealth of information about the island with great communication!! We will be visiting Xanadu House and Exuma again of that we are sure! This house is a beautiful hidden gem!

We spent Spring Break in Exuma. There were 6 of us at Xanadu ages spanning 16-84 years old. IT WAS PERFECT. The view is amazing. The pictures don't even do it justice. Our family of 4 would adventure out during the day and the grandparents were completely happy enjoying the view from the enclosed sunroom (morning) and out on the deck (afternoon). The sunroom is incredible when the breeze stops and the bugs move in. The little no see ums and sand gnats are everywhere you go on the island, but you don't notice them if there is a breeze...when the breeze stop, watch out! The sunroom offers the perfect solution...you can enjoy the view and stay away from the bugs!
This house is incredible. It has more than you could ever need. Most VRBOs have a "starter" of everything (detergent, dish soap, shampoo, etc). Lisa and Frank provide EVERYTHING. Full size in most cases. I was completely blown away. So generous and completely unexpected. The kitchen has everything you need and more. Even the refrigerator had most staples (mustard, Mayo, spices, sauces). This is a nice touch in the States...but SUPER helpful on a remote island.
Lisa is an incredible communicator and provided so much information in preparation for our trip and was super responsive while we were on island with questions. She went above and beyond. We will be back!

We stayed at the Xanadu house 2 weeks ago. The home and the views were nothing compared to the photos; it was even more beautiful and breathtaking in person. It was 6 of us and we were all comfortable in our own spaces. The sunrises are amazing especially with the sound of the waves if you sit down by the rocks. It truly was a vacation we will never forget. Lisa and Frank had all the amenities we needed. We did bring some of our own food such as, frozen ribs, steak, ground beef, chicken, canned tomato sauce, pasta, and some snacks. I did my homework for this family trip location so I was aware at the cost of food on the island. It’s expensive because everything has to get shipped to the island by boat. Liquor, jewelry, and perfumes are some of the things that you’ll find inexpensive on the island. Bringing some food from home was very helpful; we used dry ice for packing it in our suitcases. We ate out too. We went to Shirley’s which is a cute little spot close to the home… we ended up stopping there again for the conch salad that’s made on demand right next to Shirley’s. The people on the island are very friendly and helpful. For a night out we went to the Exuma Yacht Club which is like 5 minutes from the house. They have live music on Wednesdays which was a blast!! I would absolutely stay at this house again. Cleo the housekeeper was very responsive and so sweet! Thank you Lisa and Frank for sharing your beautiful beach house.

This is a fabulous house and we could not have been more pleased with our experience there. Absolutely incredible views! The owners were delightful and provided so much information about the island. There were so many nice touches that we appreciated: coffee being provided, a well stocked kitchen, comfortable beds, plenty of spaces to relax, the list goes on. I can't imagine staying anywhere else on Exuma. The location was perfect and very close to grocery stores and liquor store. We didn't want for anything with this rental: beach chairs, towels, snorkel equipment, laundry detergent, etc. We'll be back and would most definitely rent Xanadu from these lovely and gracious hosts! The location and property absolutely cannot be better for an island escape. The ocean view from the home is breathtaking, mesmerizing, and oh so relaxing. No filters needed on photos! The home is centrally located, and easy to get to most restaurants and activities. What an incredible home base for fun island adventures like Scuba diving, swimming w/ pigs and sharks, or water taxi-ing to Chat N’ Chill for a Sunday BBQ. Additionally, the hosts, Lisa and Frank, are wonderful, kind, and so communicative — we felt so comfortable and well-informed by the time we arrived. They have put so much love, care, and thoughtful touches throughout this beautiful home - high quality linens, well-stocked kitchen, beautiful decor! We loved every second of our time at Xanadu. Our daughters (now in college) said it was the best vacation we have ever experienced!

What a spectacular stay at the beautiful Xanadu!! The location was perfect and easily accessible. The house was beautiful and had so much character! The set up was perfect for our family as well. The views are a sight to see everyday and the ability to snorkel and kayak right from our backyard was amazing. The hosts and house manager were fantastic and made our stay comfortable! They gave us so much useful information that made planning our days perfect! This was our first trip to the unbelievably gorgeous Exumas and it surely will not be our last!! The beaches were unreal and the blue waters were unmatched! We absolutely loved our stay at Xanadu!!

Our family of 5 had the best time at Xanadu and couldn’t have been happier with our stay. We loved having our own space to enjoy the gorgeous views of the back deck and all the little things they had to make our vacation more enjoyable. I could sit for hours and just look at the view. Lisa and Frank were so helpful with the million questions I had since it was our first family vacation to Exuma. Very quick to respond and always helpful especially when we were almost stranded because of flooding rain. We can’t wait to go back !

A gorgeous place to relax and enjoy with family. We are a family of five (including three “adult” children). Aside from the beautiful view and secluded swimming/kayaking access, the home itself is spacious, homey, and comfortable. We loved cooking, napping, playing games, and just using the space to rest. We swam and kayaked every day, rain or shine — and really appreciated the outdoor shower :) Lisa and Frank have thought of everything you might need, and were responsive and organized. Cleo, the housekeeper gave us a very warm welcome in a lovely, clean home. Thank you so much for sharing your space with us!

Small travelling group of friends who enjoy turquoise waters, quiet peaceful surroundings, just enough action to keep things interesting, good food & good company. This house delivered all of those. It's hard to stop staring at those gorgeous Exuma blues, and we all had a great time hanging out here for a week. The house is close to town, and close to supplies meaning a well-stocked convenient location to enjoy some much needed R&R. A great 2nd visit to Georgetown, it won't be our last. Xanadu house was such a beautiful, large home. AC worked great when needed, and the beds were SO comfy. Lisa and Frank had lots of great extras like spices, coffee/filters, trash bags, soaps and shampoos, sunscreen, bug spray...you name it! The view is just insanely beautiful. The best part though was that they were super-responsive hosts, and they provided a ton of useful information. Definitely would stay here again. Exuma is such a lovely island where you can slow down and enjoy nature. Everyone in my family loved the space and vacation. Thank you!

We absolutely loved our stay at Xanadu. It was perfect for our family of four. We did not want to leave! The house was well stocked with everything from linens, kitchen supplies, condiments, and paper supplies. The view is so much better in person and the breeze kept all the bugs away. Lisa's communication was top notch and we appreciated all of her recommendations. Cleo stopped by on our second day to make sure everything was as expected. She is fantastic and also has a business where she cooks meals for vacationers. We wish we had not bought so many groceries or we would have booked her services. We rented a boat from Minns for two days which was a great way to see all the islands in Elizabeth Harbour. We also did the half-day tour with Exuma water sports which was fun for our whole family. The people in Exuma are so kind and genuine. We would not hesitate to book at Xanadu for another vacation!

We had a wonderful stay! The house was even better and bigger than the pictures showed. We rented a boat and had a great time exploring all of the beaches and Stocking Island. Xanadu is a beautiful property, up on a hill with breathtaking views of the gorgeous water. Our family loved swimming and snorkelling off the dock, accessed by a pretty path down from the house. The house itself is stunning, with comfortable beds and every amenity you could ask for. There’s even an outdoor shower! Hosts Jill and Frank were great to communicate with and very prompt with their messages and replies. We can’t wait to go back to Xanadu!!

Just returned from Xanadu and WOW, we were blown away by this property. From early check-in to easy check-out, everything about this house is perfect. The view is amazing, the house was clean, and already included many amenities from home. Lisa's communication was frequent and she was so helpful when we had questions about what to do, where to eat, etc. I never waited long for a response. Cleo is local and available for anything you could need. Pics are very accurate, if anything it is even BETTER in person!

We rented a boat from Mimms and enjoyed the day in the water.

Learned a lot about the history of the island and was able to see the north end of the island .
We ate at Shirley’s which was delicious and affordable.
Also ate lunch at Peace and plenty which was also delicious.

This was our first trip to Exuma and it did not disappoint! The Xanadu house was exactly as advertised and the hosts were exceptional with communication and suggestions. We had a family of 5 and it was the perfect space for us. We spent our days exploring areas and restaurants that Lisa and Frank suggested and nights enjoying the deck with the trade winds. The view from the deck is amazing. The house is stocked with anything you'd need and is in a great location - close to groceries and restaurants. Sad to leave - can't wait to go back!!

This was our second trip to Exuma and I can tell you that the location, view, details of the home, etc are unrivaled! Frank and Lisa (and locally Cleo) were so helpful and responsive. They know the island well and proactively offer a ton of suggestions. They have put a lot of thought into the details of the home and to making it very convenient and cozy for renters. We couldn’t have asked for a better stay! Don’t miss the boat trip with the Johnson’s (another of their recommendations that we loved!)!

Let me start by saying this place isn't a vacation rental ! It is so much more. It felt like home as soon as we walked in. My breathe was taken away as we walked to the front of the home where all you seen was the beautiful view! We just returned from our first trip to Exuma. What a beautiful place and the views from Xanadu did not disappoint. The house had plenty of room for our family of four, was well stocked with everything we could possibly need from kitchen stuff to coolers to snorkeling gear in all sizes, beach towels and chairs, games, movies, etc..... We enjoyed spending time on the back porch and hanging out down by the water right behind the house enjoying the gorgeous views. Would definitely stay here again if/when return to Exuma in the future. Owners were very responsive and great to work with.

The Xanadu house was exactly as advertised and even better as the pictures do not do the view justice. Our family of five had an amazing time at the house, and while exploring the island and neighboring Cays. We are not big on the tourist thing but we definitely recommend taking a day trip to visit the local Cays and sites. We saw islands of the rich and famous, the Thunderball grotto, the swimming pigs, an awesome sandbar oasis, swam with nurse sharks, and fed iguanas on a beach. The rest of our stay was spent relaxing. We found several beaches but Hoopers Bay beach was our favorite with its calm clear waters and the added bonus of being able to see the sea turtles near the pier. Back at the house we spent evenings on the front deck gazing at the stars or playing games provided by the hosts. Frank, Lisa, and their property manager, Cleo, were all top notch and communication was perfect. All in all we had a fantastic trip and highly recommend Xanadu house and Great Exuma island.

This trip was our favorite family vacation ever! The Xanadu house was centrally located and convenient to grocery and restaurants. It was perfect for our family of 4. The back porch view was breath taking and we looked forward to spending evenings there looking out to the water. Lisa and frank were excellent hosts and very helpful with tips of all kinds. The Exuma are a beauty like I’ve never seen and we hope to be back very soon!!

Xanadu was perfect for us. My wife and I brought our two college age kids. This place could also be perfect for two couples (has two nice, big bedrooms) with a smaller third bedroom.
The owners were really helpful and were easy to reach with a note on Vrbo app. The house was well stocked and very comfortable.
The views from here are tough to beat anywhere, and the location is really convenient…just about the center of the island. Xanadu is between Jolly Hall and Hoopers Bay) swim with turtles). Both spots are less than 5 minutes drive from the house. Jolly hall is a 15 minute walk or trip in the kayak.
The fish fry is a neat scene…definitely go Saturday evening for the Junkanoo fun.

After hours and hours of research on a previous trip to St. John we stayed at a place and chose it specifically because the only negative review was that one of the closet lights didn’t work. Similarly there’s no negative reviews or comments about Xanadu it is all it is described to be the views are to die for the house has everything you possibly could need . If I was forced to say something negative about our time here at Xanadu , My only negative was there was a crab in one of the three kayaks ha ha CJW

Xanadu was fantastic!!! We loved it so much and were sad to leave. Great family trip for our foursome…. ONLY complaint was when the wind died down the mosquitoes were an issue but the fabulous sunroom was perfect for that…. Can’t wait to return!!!

Exceptional Vacation Spot!
Xanadu is such a magical place. This is my second time staying at Xanadu and it will not be my last! We love how private it is, right on the water with exceptional views. We enjoyed snorkeling right from the house, morning coffee on the deck overlooking the water and relaxing after long days in the sun. Everything is close by and Xanadu has everything you could need! The home accommodated our family of 5 well and made our stay on the island feel like home. We highly recommend staying here! The host's are wonderful and share every bit of information to help make the trip easy and successful.
