Location excellent and staff very friendly
The heating was broken in room and could not turn off, making room too hot. Manager did not know how to fix it either.

De kamer was veel te warm, het raam kan niet open. Geen airco, alleen een veel te beperkte ventilator. De badkamer is echt versleten, uit de koud waterkraan komt eerst heel veel warm water, tegels gebarsten, beetje schimmel en barsten bij het bad. Absoluut het geld niet waard.

The bed especially was very comfortable here, and we had a balcony room so was nice to sit outside and enjoy the view when the weather was good. Staff were very attentive and friendly, and our room was clean and tidy.
Our room was quite stuffy as the weather was quite warm during our stay. A lighter duvet on the bed would be useful.
The door onto the balcony and the external wood features are in desperate need of some maintenance. They are looking quite tired and it did make me question the cost of the room that we had booked into.
There wasn't much to do around the hotel, the grounds were not as extensive for exploring as I had expected and facilities were limited. There is a very small area for access to the lake by foot, but it is all surrounded by trees so view from the hotel itself is obscured.
The restaurant dinner menu prices were far too expensive (£35/£50/£65 for one/two/three courses). We had better meals elsewhere during our trip for much less.

Lovely pet friendly hotel. Access to the lake and gardens were brilliant.Great breakfast choices ,excellent staff.
Spacious room with a very comfy bed. A quiet and relaxing atmosphere. Loved watching the red squirrels in the extensive garden and chilling down on the lakeside.
I didn't like the extra supplements on some of the breakfast menu. I.e eggs Benedict..
The lake access from the garden to the shore could be made more user friendly with a couple of steps .
Also we weren't informed that we had access to the facilities at another sister hotel till we were leaving. So we didn't get the chance to use these.

Arrive at the property just after 6pm and even in the darkness - the grounds and house are amazing. The entrance is very welcoming and the Christmas decorations were beautiful. The reception staff so friendly and engaging with our toddler. Room had the cot set up and was a great size for the 3 of us. We had already had our evening meal, so a quick evening drink in the lounge area with friendly staff and bed for us.
Morning started a bit early for us, and what a view to wake up to! - so an explore of the well maintained grounds and breath taking views of the lake and mountains. It was so peaceful and quiet - absolutely my favourite part of the day.
Returned to the hotel for tasty breakfast with attentive staff.

Had dinner in the hotel which was delicious, but a bit pricey. Breakfast was good, restaurant staff very attentive.
No staff at reception when booking in, staff arrived after about 10mins obviously very busy, doing several jobs.

Setting is stunning. Beautiful; grounds to walk around, which slope down to the lake. The view, as you'd expect, is also exceptional - this is what makes the stay here worth trying. My advice is that you try to spend as much time in the gardens as possible .... because when you move inside your enjoyment will quickly fade to match the long since faded decorations.
The restaurant staff were friendly - they are clearly putting in long hours, having been there to serve tables both at dinner and breakfast the following morning. Uniforms looked as tired as the hotel but they kept smiling regardless - they brightened up what would have otherwise have been a thoroughly terrible stay.
From the moment of arrival, it is clear the hotel is long overdue refurbishment. From the less than welcoming check-in 'welcome', to the faded paintwork, the ever present reek of long used open fireplaces, dated furniture and badly lit interiors .... the experience was a disappointment. The meal options and quality are poor - surprising given the abundance of local produce available in the immediate vicinity.
It is clear the elegance that will once have been present, has long since faded. Despite this, the hotel is charging room and meal rates more representative of a well maintained, high quality venue - they are wrong to do so. We were very disappointed with our stay - we overpaid for the experience - we felt we had been robbed by the room and meal rates they charge.

The hotel grounds are just lovely and nice to have private access to the lake. Staffs were really nice.
The hotel interiors are very dated and looked shabby, requires massive upgrade to bring it into the 21st century.

Location, peace, food and a complete break from a hectic life
Everything was perfect except when we checked out 2 bottle's of wine had been added to the bill. This was rectified but spoilt a perfect stay.

Leeming house - stunning setting and beautiful building but not value for money:
We felt we’ve contributed to a historical building and grounds but we won’t be returning. It was the little things, yet so much money.
Gulley down the middle of the bed, really not acceptable at that price, a simple top mattress could solve it
No Wi-Fi on 4 different machines, even next to reception, got it on one, once, then it stopped
No info in room, not even the history or Ullswater steamer info
Robes had broken belt loops - so the belt falls off, almost into the toilet!
No welcome drink (unlike Rothay Garden)
Poor coffee (£11+ compared to Inn on the Water £9.50 with biscuit)
Sign in bathroom about shower curtains yet clearly a screen for years
Couldn’t turn towel heater off, despite asking
Had to ask for decaf teabags

Everything was perfect, from the moment you walked in, to when you left. Friendly helpful staff, fantastic rooms and views. Excellent garden and lake walk.
I think the quality of the restaurant deserved a dress code as fitting with a London style establishment.

The room was a good size with comfortable beds, pillows, duvets etc. There was also a balcony which was a bit scruffy.
Lovely and quiet with lake view (bit further away than I thought). Very good night's sleep.
The in-bath shower worked well enough but had a fixed head which is never really ideal.
Breakfasts promised to be good and they were on 3 out of 5 mornings.
Breakfast - 2 out of 5 breakfasts did not run smoothly with toast forgotten (how can you eat poached eggs without toast?) tea request forgotten and wrong colour toast delivered. Breakfast coffee was disappointing and £5 (including service charge) for a 'barista' coffee is a bit steep.
There was really no atmosphere or vibe to the hotel. Residents lounges were more like waiting rooms and lighting was generally dim. Even the open fires were not lit.
Dogs seemed to be allowed in the main dining room on occasions.

Staff are so friendly and helpful. very beautiful and natural. If. you love nature, serenity and good hiking with comfort here is the place.
Cleaning has to be a top priority, not as clean as I thought. Bedding was stained and looked like it wasn’t changed 🥲. But we requested that to be cleaned and changed and they did.

Beautiful location and views.
Very tired and dated rooms. There was black mould in the bathroom behind the bath taps and on some tiles. Food was a bit hit and miss, even when your order was written down not everything arrived.
Ridiculously expensive for standard of facilities.

The radiator didn’t work in our room. The cold tap water took ages to run cold and when it eventually did it didn’t run clear and was cloudy in the glass so had to ask for a carafe of water for the room .
