In bungalow can be some silverware, plates. Maybe some microwave or cooker. Also i was with small boy and for sure it will be nice, in future, to visit one more time Holiday Park Olive Tree and see some playground for kids :)

The track leading to the farm is atrocious and really needs looking at. No facility to purchase any drinks. Evening meal needs to be more than one choice, which is fish. WiFi only seemed to work properly by the main breakfast area.

Houses and property are very clean, host and his family are so polite and nice, and environment is breathtaking.

We had two wonderful days in a very special place! We saw Holiday Park Olive Tree in a documentary on German TV. From this time, we wanted to visit this place. Good that we have done that. We had a very pleasant stay. The owner gave us a warm welcome, showed us everything and was always very helpful and friendly. The cabins are cozy and cute with a stunning and unique view! And: The breakfast is fantastic. All in all, we felt very comfortable. We could definitely recommend!

The location of Olive Tree Holiday Park is just beautiful, tranquil and peaceful. The lodges are modern and clean with everything you need. Breakfast outdoors each morning was lovely, varied with the best view of the sea. We found it was fine not having a car, but it’s a good 30-40 mins from the centre on foot so worth bearing in mind if planning on staying without a car. The cute cats were an added bonus!

We didn’t have the best weather and found the cabin to be a little chilly at night.

An excellent olive garden and a magnificent view of the Montenegrin mountain landscape and the sea. Very relaxing. Excellent dinner - fish cooked by the owners themselves in the wood-fired oven was good. In any case, we can definitely recommend the hotel if you want rural silence in the middle of a fabulous landscape.

However, there are certain things that must be taken into account and can cause problems. (Of course, this may be our own problem, as we were expecting something a little different.) First of all, it should be noted that the hotel cannot pay by credit card. This caused problems for us, because we usually don't carry much cash, but the reservation was made with a credit card - so we had to walk to the nearest ATM, which is 3 km away. Of course, you can drive, but I had already had a glass of wine... Second, the breakfast is more beautiful in the photos because of the great background with the sea, but it is small. In addition, it starts late - 9:30 - and for all guests at the same time, so everything may not be enough for everyone.

The owners do not accept credit card but this is not noted on Booking (it says it accepts). Then they send you and email once you’ve booked to tell you they don’t accept. The owner insisted I could withdraw cash with my AMEX in town, but that was not true. I wasted three hours of my last evening in the country trying to sort this out and it was too late to make another booking in town. As a result I had to drive back to the capital late at night. While he agreed to cancel without charge, he registered me as a no-show (without charge), which is different. When I called to enquire about the reasons, he became agressive and rude, telling me I was stupid and that he had not charged me (which I was not disputing). I tried to explained but he yelled, saying I did not come so it was a no-show but I corrected saying I had come but did not enter because I went to find cash, which is difficult for me as I don’t have a visa and the country is not AMEX friendly. he then told me I had lied about having to drive back to Podgorica. He kept repeating he was free to decide who to charge or not and to accept cash or not, but I find there is a lack of transparency on Booking where it advises they take cards and could also serve to secure payment event if I had no way to pay on site. Very unpleasant experience. The location is far from the center of town, that’s all I can say otherwise.

Beautiful place in the middle of a olive tree field. Everything was impeccable and super clean. The breakfast on the garden is amazing! Beautiful view of the field and sea eating a fabulous homemade meal. For us it was by far the highlight of Ulcinj.

Really special and magical place to spend some time near Ulcinj. The included breakfast is fabulous, best in my life. You can also eat delicious dinner, fresh fish cooked in a wood-fired oven in a special traditional way, worth every cent, definitely try it .We feel like family, you can enjoy the swimming pool, everything is peaceful and calm. If you are going to Montenegro, I recommend that you do not miss visiting this place

Amazing setting in the olive groves with the Adriatic sea sparkling away. Amazing olive oil and fresh tasty breakfast very day. Very comfortable mattress.

The position of the property is on the hill in beautiful olive forest.

we had just 30 minutes for breakfast. The breakfast was served between 9:30 and 10 am, what is very late and short time The toilet seat could not put on right position and filled a little un clean. It was a little bit cold and the quilt could not tucked in the bedding since there was no double bedding. Some broken garden chairs

First of all before we booked it,we asked the owner to take our dog with us,because its said petfriendly accomodation. He said,our dog is welcome, we have to pay 15euro/animal/night. We arrived,and so many cats were in the garden. Dog and cat are not a friend! Our dog barked and felt so stress. Anyway our dog is very descent and intelligent,we never had problems anywhere. We wanted to find solution for this situation,but the owner refused every idea. He didnt help at all. We didnt enjoy staying there because we had to lead our dog in the garden,couldnt eat properly, could not sleep without stress...Next day we want to move somewhere, because of all problems,but he said he will not give back our money. Not one penny. He was arrogant. He made all the mistakes and he just wanted to grab our money. He does not respect the guests! Then he promised,cats wont be in the garden when we come back from beach,but nothing happened ..very bad experience we had from that accomodation. Its everything all about the money!!! Guests are not welcome! Other guests had problem also. Breakfast was ok,but i have never even have this experience,that if you go little bit later than the breakfast starts, food will be gone,so you can eat only what other guests leave on the table. They dont fill it up under breakfast :(( They advertise with wifi,but in our house there was no wifi! We told it to the owner,but didnt help for us. So all these problems we decided to leave this place earlier and enjoy our holiday somewhere else. Other guest felt embarrassed also because this conflict,so the owner accept our decision. BUT! He promised will transfer back 50euro for us weeks later,but didnt keep his promise!! He cheated us! He just transferred 17euro! Very bad experience we had,so if you thinking to choose this place, change your mind and check other accomodation. Thats our opinion and hopefully you will have great holidays :)))) Anyway in other hotel we had such a great time :))

Loved the views, the peace and silence. For a family with children it's great because they can run around and play. They have cute, friendly kittens and super tasty olive oil. The breakfast was tasty, but mostly we loved the location, between amazing olive trees and the sea, it's just unique.

The cabins are basic, but very cute, we didn't like the cleaning, it should have been much better! The breakfast is definitely too late, at 9:30 especially because there are a lot of families with children. It is definitely too expensive for what they offer, theres a bit of degradation going on and the hosts are not that super friendly as we expected. It was a good one time stay.

The place is amazing. In the middle of olive tree garden with simple, yet beautiful wooden houses from where you can see olive trees and sea.

The roof in the houses should be longer - on a rainy day you cant sit on a porch because the roof doesnt protect you from the rain

The whole trip was bit out our standard destinations so we choose a different kind of property to spend our short visit to Montenegro. We spent 4 nights in a wooden cabin in the middle of the olive garden, and what garden it was. Amazing. Breakfast was very tasty to. A mix of local dishes served outdoors was delicious.Tbere is a swimming pool to to relax in the sun which on the photos looks much much bigger. Two people inside and it's crowded already. That is the only thing that let us a bit down, but nevertheless we rate it 10/10. I almost forgot, avoid going with a lowered cars as there's a bit off road to get to the property.
