very nice location close to the center, amazing host that helped with everything we asked, comfortable bed

Location is absolutely excellent! Couldn’t have found a better spot was a 7 minute walk to the Vatican and 8 mins to the metro - we didn’t even use the metro that much as everything was walking distance. Bed was comfy, shower was hot and clean which is good!

For me, the cleanliness stood out. Of course, the basic cleaning was done fresh towels, floor etc however it didn’t feel like anything else was ever done for example the fridge was mouldy, dust on all the light fixings, cobwebs on the ceilings and the material on the bed was wearing off. The bed sheets were also stained and towels definitely need replacing. Breakfast could’ve been a little more than it was, it was toast with Jam, croissant and optional eggs if you wanted. Drinks included however it would be nice to have a fruit option for those not wanting bread etc and also water as there was no glasses etc for water in the room. Finally, the safe didn’t work, which for travellers is inconvenient when travelling with money and passports etc. I did ask the gentleman and he said he would sort it but it was never sorted.

A lovely hotel in a perfect location. Away from all the tourist hustle and bustle. Surrounded by many shops, restaurants and 2 metro stations within 10 minutes walk. Easy to get all over the city. Close to the Vatican. The rooms are very clean and sheets/towels were changed daily. Breakfast delivered to the room, the eggs and orange juice were amazing. Easy access to hotel and safe and secure. Has a safe and mini fridge and offer luggage store. Had a late check in with no problems. Bed is extremely comfy and the AC was amazing. The most picture perfect balcony. Would definitely return and recommend to anyone visiting Rome.

Just wish there was a larger selection as having the same each day was a bit boring. Also staff in the corridor in the morning are so loud, chatting, laughing loudly at 8am, not how I really wanted to be woke up. Need better soundproofing around door. Also the bed frame in room 5 is very shabby, headboard all worn down and a lot of the bed slates were snapped and taped back up so really needs changing. But bed itself was really comfy

Great location and roomy room. Breakfast was great and they made extra accommodations for our requests. Restaurants literally steps from the entrance.

Check in process was a bit confusing, but once we figured it out, they let us stowe our bags in our room before it was ready for us so we could hit the city.

They were very helpful in meeting our needs and answering question. The room is spacious and clean. A/C worked great. The croissants were the bomb as well as the fresh squeezed blook orange juice. The location is wonderful if you are a walker. Very close to the Vatican and a nice walk from the Coliseum. Right next door is a restaurant that served great pesto pasta.

Hard to say what we didn't like, for the price we believe we received more than paid.

the location is amazing, all the staff were extremely friendly yet professional, they made us feel very welcomed and the cleanliness was fantastic! we will stay there again when in Rome. we wouldn’t stay anywhere else! it’s also a very good place for children and our children are 5 and 6 years of age.

Order transfer to airport from guest house, but driver didn’t show up and didn’t inform us. So nearly missed a flight. So suggesting to others take a taxi it’s cheaper.

Delicious breakfast brought to the room each morning. Close to metro, air conditioning provided respite from the hot weather. Very helpful staff very knowledgeable on where to eat and go in the city. Comfiest bed we’ve ever slept in

Very clean,very nice staff, a nice walk from the centre (maybe 20-30 mins). There is not too many tourists in this area so it is not as crowded. There are many shops in the streets around the property.

The property is in a great location for tourist destinations, shops and nightlife. Great staff and good size rooms, very good for the money as well. Cant complain at anything!

the stay was pretty amazing, nothing bad about it! would maybe say a very slightly wider range of breakfast food but as it’s a small team I completely understand why it’s limited so really no problem there.

Lovely clean room which had air conditioning, essential that week as it was very hot. Kettle and a fridge so you could keep a few essentials cool. Breakfast was delivered to your room toast croissants tea, coffee and fruit juice. Bathroom was clean with a shower. Staff were very welcoming and helpful, very good tips on were to eat and the sightseeing.Would definitely book again location was excellent within walking distance of the Vatican. Would recommend highly.

Bit awkward to find first time as I was looking for a big sign but if you use the address and a smart phone it is okay. Being picky but an extra pillow would have been nice.

Rooms were spotlessly clean, spacious and the beds were very comfortable. Breakfast was simple but delivered right to the door at the time we specified which was so nice. Our bathroom was quite big with a large jetted tub. I loved the location because it was close enough to walk to the Vatican. From the Vatican there are lots of options for transportation to other parts of the city. Lots of great restaurants nearby. TED's was one favorite. The manager, Gianluca, was SO incredibly helpful. From the moment we got there he was helping us get our bags to our rooms and making sure we were comfortable. He connected with me through WhatsApp and was always available. He gave us some great recommendations and was really a lifesaver! Such great hospitality. We had a rental car. Parking is slightly tricky, but there is a nearby garage (ask Gianluca to guide you) just expect to pay a good $50 a day or so for parking. Overall I would chose this spot again and again. Great value and you'll really love your room!
