Clean, great location, easy check in, comfortable beds. A little dated but otherwise nice.

For the most part, the place is spacious enough for 6, I wouldn’t go as far as saying 8. Furniture, appliances, decor are aged/old but does fine for a weekend trip. The property security is what really made the trip not as enjoyable. They are more strict on this property than they are the river (and that’s saying something!) The folder you get has times when the pool closes. They are incorrect. We were kicked out of the pool because of it. Anytime our group visited the pool, there were at least 3 security guards circling around the small pool shining flashlights in your eyes telling you you have 17 minutes left before the pool closes and they’re off the clock. I mean seriously these security guards made sure every chance they could tell you to not do something because their shift was ending soon was a buzzkill. The place could use a bigger trashcan and the folder rules do not match the rules posted on the front door, so it’s very confusing come check out. The patio is pretty spacious, which was a plus, however the amount of illegal substances we would smell during the day and night (on the property) made it seem like the security guards were spending their energy in the wrong place. Overall if you’re looking for a weekend getaway and aren’t bothered by these things, go for it! It’s a great price and the river exit point is nice just a bit of a walk now with the new river rules and no shuttle provided for property guests.

We walk to the entrance and then at the end, we just hop up the ladder and we’re home. It really allows you to relax. Beautiful views and deer are seen from the first level patio. It’s our third year in a row and we hope to stay there again next year.

Always a great place to stay. Right on the river for the grownups and right across the street for the kiddo’s. We stay here all of the time we go to New Braunfels.

Pool code was a mystery and seemed not to work. Great location for tubing. Children couldn't wear the ID tags as their wrists were too small and tags would fall off.

The condo was the right size and well equipped. We took advantage of being able to get out of the river and walk up the steps to our condo as well as playing around in the pool. In the mornings it was nice to go out onto the patio and watch the deer feed close to us. Our daughter even hand fed one of deer. We’ll definitely be back!!!

However, this unit needs to be brought forward a few decades. The stove/oven, dishwasher, clothes washer and dryer are all seemingly seconds from falling apart. Since they are so old they are also extremely loud. The cabinets are all on their last legs as well. The hinges all seem to be about to give out so the doors are crooked and most dont close properly. The unit is just old and outdated, there isn't much else to say about it. The beds seem to be fairly old and have had a thick topper placed on them that doesn't fit very well. The front 2 bedrooms have windows that face the parking lot and only has cheap blinds to keep the light out; curtains would go a long way. The furniture was decent, about what you would expect in a vacation rental. The parking situation is what it is. You get 2 parking passes one for your assigned spot right out the front door and the other for anywhere else on the property that isnt assigned. There isn't any visitor parking. If you have visitors they will have to park down at the convention center and either walk to you or be picked up. The patio overlooking the river is definitely the best part of this unit. Overall we still had fun but would not choose this unit again.

And the worst part was that we did not read the fine print, and failed to immediately upon check in put the parking passes provided in a SMALL envelope on our cars parked outside. When we went outside 30 minutes after arriving to go get dinner, one of our cars had been towed!!! This turned our evening into a nightmare of having to retrieve our car from towing company 30 minutes away, and paying $350 to get our car back!! Read the fine print!!! We were not the only ones who had our car towed that evening!!

My mom and her friend were with us and they are over 85, so this was perfect for them. They could sit on the porch and watch people float down the river, and there were no stairs for them to climb. Hot water heater needs replacing because only one person could take a hot shower, and actually it would run out while they were in the shower. Old furniture and counter tops. For $375.00 per night you usually get top of the line.

The layout of 3 bedrs was perfect for our two children and two adults. The location is on the river and within walking distance to downtown. The swimming pool is well maintained and lots of fun!

You cannot beat it. This first floor condo is on the first floor with a premium view of the river. Beds are very comfortable. Unit is dated but nice. Go after Labor Day and before Memorial Day for a quiet peaceful time by the river and float with NO crowds. Great shopping in New Braunfels and Gruene. Enjoyed our stay.

Very clean. Beds are SO comfortable. The TV in the master bedroom didn’t work, but that was fine. Saw many deer and they loved the carrots we fed them right off the balcony. Great view of the Comal River. Close to Gruene and Schlitterbahn was right across the street. Fully stocked kitchen. Would most definitely stay here again!!
