Breakfast was delightful, little details thoughtful, very homely place.

It is a 180 year old building, so it was a bit chill in the room, especially on a cold night.

Fantastic stay, very nice owners and staff. Very helpful. Delicious breakfast, great location. An evening in the jacuzzi just fantastic.

Our hosts Yvonne and Jason could not have done much more for us. They were very accommodating, nothing was too much trouble and the offering of a lift to the start points for both days of our coastal path walk was very much appreciated. The bus timings just wouldn't have given us the time to do what we did and a taxi would have been much more pricey.

The owners, Yvonne and Jason, and their staff are very friendly and welcoming. The owners were so helpful in making our stay absolutely fabulous. By going the proverbial extra mile (or two even!), they made our planned itinerary for 2 days in the area so much easier to achieve. I cannot recommend them highly enough. There is a very comfortable lounge that we enjoyed of an evening and a well stocked bar which was reasonably priced. There is a TV, various games and books/maps that we could use freely - it felt very like being at home. Breakfast was incredible with a vast choice and no limits on what you could have. This set us up very well for a full day of walking. The room was clean, warm and really comfortable. The property was so quiet and we slept incredibly well. The bathroom was very clean and quality shower gel, shampoo etc was freely available. Lovely big towels and a very enjoyable, effective shower. The property is ideally located for the town and the South West Coastal Path, Two Moors Way and other trails. I would definitely stay here again - and would recommend it to friends and family. Parking is either outside on the street. (2 hours and no return within 2 hours) or directly opposite in a very reasonably priced car park (just £5 for the whole day 10am - 6pm. Free outside of those hours).

Excellent location for shops and walks. Parking great. Bathroom was modern. Twin beds comfortable. we had everything we needed.

Not much to complain about. Our room was on the smaller side which we didn’t mind - it suited us as we were only staying one night.

Exactly as expected for Lynmouth. Old school - like late 60s / 70s family holidays - but that’s what we thought it would be. Late check- ins are odd. Maybe it’s a Devon thing but the hotel is literally locked up for new arrivals until 16:00. Hotel really isn’t the right name for Orchard House - it’s more B&B to be honest as there are literally no facilities. Hot tub was lovely but an extra to pay (£5)and it is literally overlooking the pavement in a very small garden. However you can use up to 9pm @ night and it was set up for us by the owners at 8:30 so can’t complain.

Lynmouth - it’s not good. Nothing much to do and very overpriced. Lots of restaurants all serving the same poor quality food for rip off prices and the places shuts down at 5pm.

Nothing was too much .. and felt like we were welcomed and breakfast was perfect . Friendly hosts .

It was very quaint staff were amazing lovely seating area outside breakfast was delicious plenty of choice close to all amenities parking was only £5 for all day and night right opposite the hotel would highly recommend can't wait to go there again

It was well located in the centre of town and was quiet. It was clean and the facilities were in good working order.

The room was very small. We were walking the coastal path on the hottest weekend of the year. On arrival we explained that we would need to leave very early the next day to try and beat the heat of the day. Breakfast was served later. The owner offered to leave us a croissant and fruit on the bar for our journey. When we rose nothing had been left out for us. We managed to find dried cereal, which was all we had to sustain us for the 13.5 mile walk to Coombe Martin. Disappointing. There are no amenities on route.

Four poster bed very comfy, sea and river view. Excellent breakfast. Historical building, decor in keeping with the age of the building. Friendly and helpful staff. Enjoyed our stay very much.

The staff were absolutely amazing! This historic house has its quirks but overall we greatly enjoyed our stay. We'll definitely be back!

The wifi did not work but that was ok with us for our short stay. We'll be back!

Nice hosts particularly Yvonne who was very welcoming and helpful, lovely building and room. Location great right in Lynmouth. Breakfast was very good.

Not a major issue but if you have a dog which we did, you are asked to sit at a small table in the hallway by the front door for breakfast and with other guests wheeling suitcases past you on checking out, we did feel a bit awkward. I couldn't really see any reason for doing this. If the building was bigger and could facilitate a proper separate area then fair enough, but it isn't, so I think either be truly dog friendly or say no dogs.
