The house and grounds were exactly as described. The backyard was beautifully maintained and we enjoyed our time both inside and outside the house. Highly recommend this rental!

We stayed at this lovely home for my daughter's wedding. Such a grand home-it set the tone for a fabulous weekend. The girls used the master bedroom for all the preparations while the grandparents relaxed on the beautiful porch. Everyone loved it. The home has everything you might need for a large gathering. The gym and the pool table room were highlights as well as the view. Colleen and her husband were so helpful and quick to respond to our questions. It could not have been more perfect. Many thanks!

An amazing getaway for Valentines weekend with our family-or for that matter - any weekend! What can I say to explain how beautiful this weekend was. Colleen and her husband Billy are extraordinary hosts and do understand what elegance is all about. Their home makes you feel comfortable and welcome. The house is absolutely beautiful with six or more bedrooms and the master bedroom which is unbelievable. The bathroom and shower is without question - the best ever!! The family gathering room and kitchen is the main focus of this house with it’s extraordinary large massive space for everyone and our two dogs. Billy was generous in building us a fire and my husband loves to make fires and the coziness we had each night was perfect. We love playing pool and that game /bar room right off the family room was perfect for us. The other bedrooms were very nice as well. I think you need to understand how the heat works and adjust it properly. Once we figured it out-it was perfect. We stayed Thursday Friday Saturday and Sunday and ordered out each night from amazing restaurants. I cooked eggs and yummy breakfasts every morning in the very elaborate kitchen. They had many versions of coffee makers so that you can help yourself to French press or Keurig. Colleen is a super accessible host and able to give you awesome recommendations. We had a delightful and memorable time. We didn’t use the gym or the game room but if you would like it -it’s there in the basement and 3rd floor. They have smart TVs and cozy Decour. For us, and anyone who loves a beautifully appointed home-it was absolutely perfect. I highly recommend this fabulous place for family- friend functions etc...weddings for sure!!! Thank you to Colleen and Billy for making our family retreat -after not traveling for 1 year- a perfect experience. ❤️🥰

We stayed in this amazing house (myself, my husband our four children and their significant others.) The house is elegant, spacious, and beautifully appointed in every way. We hosted a Rehearsal Dinner for eighty without a hitch. Colleen was very helpful in the planning for this event. I simply cannot say enough about what a pleasure it was to call this house home for a few days!

We stayed for 5 days total. Our guests had nothing but wonderful things to say and were in awe of the beauty. We had the ceremony, cocktail hour and dinner outside and dancing in the main living room. We closed off the rest of the house to keep everyone from roaming around. The remaining days were spent relaxing, enjoying the house/property and visiting local restaurants. It was a perfect rental! Thank you to Colleen and Bill for opening their home to us. The Property is wonderful. It was ideal for our family Reunion. The house allowed for easy gatherings and the location is great for day trips. The property Owner is terrific to work with. We hope to rent it again for our next Reunion.

The size of the home, beauty of the property, and amenities (fitness room, dock, tv/sound system, location to town center) exceeded all (already high) expectations. We brought our whole family for an exciting week in the area..this house did not disappoint..the owners were lovely when questions were asked even months in advance because of our large group....it suited our family dynamics well..the kids had a blast with games, pool tables, pin ball machines and the workout room...every room was so comfortable and luxurious..stores, shops and restaurants were close by and boston was only about a 40 minute trek..this very secluded, spacious home had amenities plus...the bedrooms were very private and beds very comfortable...our family made lots of wonderful memories there..

This home is absolutely beautiful and very unique. It is very high end and feels like a home one could only dream to have as their own! Everything was thought of.. Extravagant, yet so comfortable. It is hard to imagine this home is even better in person. Get ready to be in awe! We feel so fortunate to have had the opportunity to stay here and celebrate my daughter's graduation. Absolutely PERFECT for a family or friend gathering. We just wish we could have stayed longer. Colleen, the owner is AWESOME! She is very accessible and helpful. We hope we are fortunate enough to stay here again some day!

We had several families and this house worked out perfectly for us. Every family had their own room with private bath. The open concept from the living room to the kitchen was a great hang out for everyone. Colleen was amazing to work with and was available anytime we had questions. I would highly suggest this house, you will not be disappointed.

We made Newburyport our home-base for our daughter's Ipswich wedding. The bride and groom and their siblings stayed in this gorgeous home for the weekend. The bridesmaids got ready here and had plenty of privacy and all the comforts necessary for that day. We also made good use of the beautiful outdoor patio and the dock leading to the river. Colleen was responsive and helpful all along the way. The bride and groom felt like royalty! This would be the perfect base for a family reunion. We would gladly return if we have the opportunity!!

Amazing home, equipped with everything, that we were able to share with our family! This vacation will always be remembered by all of us in large part due to our great accommodations. I cannot say enough wonderful things about this remarkable home. The owners were so gracious and helpful in assisting us with planning our wedding at their estate. But beyond that, we spent four amazing days with friends and family relaxing and enjoying the house inside and out. Our guests were so impressed with every inch of this magnificent home. We had the best time staying at this house. First of all, it's beautiful, huge, and has every amenity you could need. A fantastic kitchen, man cave with pool table, bar and darts, and the suites were perfect for our friends and family so we could all spend the weekend together! The backyard is awesome, we held our wedding reception out back and guests could meander down the boardwalk and enjoy the water views, play lawn games, or sit under the tent and catch up with old friends. It was our dream wedding and having the ability to stay onsite for the weekend made it even better. The owners are lovely and were so helpful and inviting. I would recommend this place as a great weekend getaway or even if you do cousins parties or friend reunions this would be perfect! With 4 bedrooms with en suites, a 5th bedroom connected to the master and a third floor extra space with a bathroom, kitchenette and space for easily 4 or more, it's a great place for families. We loved every minute and you will too!!!

We rented for 4 days for our intimate NYE wedding! We had light snow the day before so a dusting made the night incredible. We had our ceremony outside under the stars ( with heaters!!) and reception inside. The house is just amazing and Colleen was beyond kind and helpful with all my planning!!! Our family and friends were blown away with the beauty on the home and location!!!! I would recommend this lovely home in a moment to anyone looking for beauty and comfort for a getaway or event!! The house is absolutely stunning, the photographs do not prepare you for how breathtaking this entire property is. The Stuarts, who own the home, are so nice and inviting, they were a real pleasure corresponding with. Ben, their maintenance man, was also extremely helpful on many occasions. He went out of his way many times so that we could visit the house before our stay. Everyone was always so nice though, we never felt like an inconvenience! We had our whole wedding there (~100 guests), the ceremony, reception, and the after party! It was a lot of work planning that size event from scratch, but it was absolutely 100% worth it!!! We're even talking about booking the house again for our 1 year anniversary. I had wished that I was able to reach out to the other couples that got married here, just to hear what they had to say about the planning details, but everything worked out and I would be more than happy to share any tips/advice with future couples! All of our guests were in awe of the venue and it was quite difficult to leave. We highly recommend this property for whatever your needs are, it was incredible from start to finish.

This was the perfect home for our needs. We were able to have friends and family over and because of the size, everyone was able to do their own thing. The finished 3rd floor was perfect for a few guests that didn't have rooms and the kitchen was incredible with the ice maker and fridges for everything we needed and then some. We had a fire on the back patio with the grill going and the dock/backyard area was in full use throughout. Thank you so much for having us, and we tried hard to leave the home in good condition for you. Our friends haven't stopped talking about how perfect the weekend was and when we are going to rent the home again, haha. -Brad and Lindsay

We stayed here for a weekend and had our wedding/reception at the house and it was perfect. We have nothing bad to say! Our guests fell in love with the house and the property as quickly as we did. Colleen was very helpful and answered any questions that we had very quickly. Ben, who works for Colleen and maintains the property is amazing as well. Ben was able to meet us whenever we needed to go look at the house, even on short notice. It was definitely a weekend that we will cherish forever! If anyone is planning on having a wedding here, we did a lot of research for the tent and are willing to pass along the info as the yard is unique due to the garden and you can't just have any tent. Our tent set up was absolutely perfect and the garden looked amazing right in the middle of it!

This house was above and beyond! From the moment we pulled into the driveway, we were amazed at how meticulous and clean everything was. The kitchen/living room area was modern and spacious and where our group spent most of our time. Colleen is super attentive to detail and ultra responsive! Not only did the house blow us away, but the location was spot on. We were a short drive to two major beaches and downtown Newburyport. All in all, a steal of a deal for what you get with the entire experience!

This is a gorgeous house and yard, as advertised. It did fill most of the needs for our large family reunion, particularly food preparation and service in the huge well-equipped kitchen. The bedrooms did lack amenities such as comfortable reading chairs and lamps, and small TV's for private watching. Surprisingly there were no DVD players and no stereo audio system anywhere that we could find. We conclude that the owner really intends that the property be used only for parties, weddings and the like- mostly for eating, drinking and collapsing into bed afterwards! The house was scrupulously clean and well stocked with linens and toiletries. The town of Newburyport was easily accessed and was delightful. Food and liquor stores were convenient nearby.

This house is amazing! It is over the top and absolutely a perfect place to stay for a wedding week. My middle daughter got married 30 minutes from Newburyport and we had 8 adults and 3 grandchildren stay at this house. It is well equipped with everything you need. The photographer took beautiful pictures both inside and outside of the house. I can't say enough about our experience celebrating one of the happiest time in our lives! We will definitely be back ! We rented this house to stay for a few days with family leading up to hosting our wedding ceremony and reception there. We had an amazing time! The house is amazingly beautiful, yet makes you feel at home and comfortable. We were able to have a few families stay and host a gathering of friends and family for our wedding, and always felt there was plenty of space. The setting is gorgeous, right on the Merrimac River, and sitting on the back patio or playing in the backyard was really lovely. The setting, and the willingness of the owner's to work with us to help us have the kind of event we wanted, helped us to have an amazing week and create a really lasting memory! It was a perfect place for us to stay. We loved every minute of it! I would highly recommend this for a family reunion/gathering or an intimate wedding. The property was exactly as described, and we just loved staying there. The owner was great to work with and answered all questions I had in planning for the stay in a very timely fashion. Close proximity to downtown Newburyport is a plus, and being right on the water makes it easy to take advantage of the river as well.

My fiance and I were looking for a home to rent for the weekend of our Memorial Day wedding for the bridal party to stay at. We came across this gorgeous home and realized we could also have our ceremony and reception here. So we did! It worked out perfectly. We had a small wedding of 65. From the beginning Colleen the property manager and Ben who is in charge of maintenance were both incredibly responsive right from the beginning. Colleen always got back to me for any question I had very quickly, whether it was big or small. She would always let me know if there was a time she wasn't going to be available and who would be in case I had to get in touch with someone. Any time we had to take a trip to Newburyport to meet a caterer or the rent rental company, Ben would be extremely flexible to meet us there. Unfortunately the weather didn't hold up for us. We still were able to have the ceremony outside but it was too cold so we were able to move the reception inside since it was a small wedding. If we had gotten a larger tent with the sides then we would have been able to stay out. When we first saw the house it was perfect and then they even made it somehow better than we even could have imagined. Some new updates were made including a kitchen on the third floor, an ice machine and a grill outside. Also the landscaping was incredible. The master bedroom windows made for an amazing background for wedding photos along with many other parts of the home, including outside. We plan to rent this property again in the future, except this time (no wedding!) and just to relax! I would be happy to speak to anyone considering renting this property for a wedding especially when it comes to a tent rental. I know Colleen has some pictures as well. I rented this house for a reunion with some old friends. This home is a dream! Gorgeous home in a prime location near town and Plum Island and right on the Merrimac river complete with a private dock. The house is huge and was meticulously sparkling clean. The home is well appointed with everything you will need in the kitchen and bedrooms and bathrooms. The owner was always available and responsive to my many questions, and always happy to accommodate. We could not have found a more perfect home for our reunion. Everyone raved about the property. We had wonderful time in this special home. Would definitely rent again.

We recently stayed here for our son's wedding in Lynn with the reception in Georgetown. We needed accomodations for 12 and a place to hold the rehearsal dinner. We stumbled on to this beauty and fell in love. Pictures do not do it justice and has more ammenties than are listed. If you stay here you will fall in love, with what my family have renamed "The Manse ". For the rehearsal invitations we said The Manse on the Merrimac. People couldn't believe the beauty and charm of this home. Well maintained, spotless, with little thoughtful touches everywhere. Colleen was very helpful answering endless questions and a very gracious host. Our time here was magical and we will never forget it. We hope to gather here again for a family reunion.
