I stayed one night at the end of Feb, and I had a spacious room with a nice bathroom, and Sethun was very friendly. I didn’t have the breakfast since I did the whale watching tour in the morning.

I wouldn’t book the whale watching via the guesthouse again (Eagle Eye). The organization was chaotic, the boat overcrowded, and the „breakfast“ very simple. No minus for the guesthouse itself, anyways.

Everything was just perfect! Separate spacious room with A/C and fan, fridge. Big bathroom. Comfy beds, clean and well maintained room. Breakfast is served just on the terrace near the room with beauful view over the garden.

Small bedroom, taken up by a huge bed. The balcony was not attached to the room, it was off a communal space and not private. View not great from balcony or bedroom. When I opened my bedroom window I was met by the sight of a woman squatting down for a pee in the alley. The breakfast was tastless and limited, the worst I've had in Sri Lanka. There was the noise of music from nearby bars at some parts of the day. Going on previous reviews I was expecting something different, I was disappointed. I'd already spent 5 weeks in Sri Lanka and stayed in some fabulous accommodation at a cheaper cost with fabulous breakfast. I was very happy the owner agreed to let me go after 2 nights.

Very nice and cosy place, super nice hosts, even let us take a shower after a beach visit late at the checkout day. All in all an excellent option in mirissa.

A fantastic guest house hidden just off the road to the beach. You are approx a 5 minute stroll from the beach. Strong WIFI, A comfortable bed with a mosquito net covering the whole bed. Air con and a ceiling fan. Kettle, shared fridge, Towels, Hot water and a great breakfast in the morning. The family that run the guest house are lovely and will try and help you out if you have any questions or problems. I only had 2 nights at the guest house but I can say I had 2 great nights sleep.

We loved it so much we extended our stay! Amazing place to stay with clean and comfortable rooms, each has AC and own balcony. The family are wonderful and served a delicious breakfast every day! Location is perfect - a short walk to both the beach and the down with shops/restaurants etc. Would definitely recommend!

We had a great time at Sethun House, the hosts are very kind and friendly. The room was clean and well prepared. Sri Lankan breakfasts were delicious, especially when you eat them on the cosy balcony. We can definitely recommend Sethun House as a place to stay in Mirissa.

Although room smaller than advertised more than made up by the good service and hospitality of the hosts who where brilliant

Advertised as 40 m2 room and was actually about 9 m2.

The room was clean. Breakfast was good, and the overall feel of the place was lovely. The gardens were also nice.

Was very overpriced compared to many other places we stayed at (compared to at least 13 others at varying costs). It was a very small room and there was no hot water available at night for showering (due to solar water issues), and we were looking forward to a hot shower after a late night out. All water ran out in the morning before we had a chance to have a shower (they need to refill before water completely runs out). The shower area flooded (next to toilet) due to inadequate fall of tiled floor towards drain (wet feet when going to toilet). All this would have been OK had the owners been understanding, however when we brought up the issues (mainly no water) and requested a discount on the cost of our stay, to our surprise, they quickly said that no one else had ever complained and took a defensive position. When I requested a discount, they refused (she said they had no cash, which I have a hard time believing). We departed on good terms, however I was disappointed at their lack of customer service (I had to ask her to please listen when I made my point about planning with respect to water refilling), and inability to take any responsibility for having no water, or to be genuinely understanding of the inconvenience that was caused. My main disappointment was that our night here was the first night of my girlfriend arriving in Sri Lanka, and I hoped to treat her at Sethun house, but it was no treat. The place I stayed the night before (I arrived in Sri Lanka two weeks earlier) was less than half the price and better in all regards.

Great location close to the beach. The room and the bathroom were really big and clean. Owners are super friendly. The breakfast is very tasty and different each day.

It's a little bit annoying the amount of flies downstairs when having breakfast, but nothing too critical
