Took the family and two small grandchildren (6 mo. and 2.5 yrs.) and had a great time. Plenty of room for all 7. It's a well maintained amazing property right on the bay with loads of deck space attached to house, a bay view deck, and a group of Adirondack chairs to relax in. Being in Reedville is pretty remote (which we wanted), though house and kitchen well equipped.

We enjoyed every aspect of our week. From the spacious and beautiful home, the private beach, the lawn games, the wildlife, and the slow pace. The home is stocked with everything you might need to cook with (although I'm not a fan of the cook-top stoves that glow under the glass) and 2 refrigerators. The water was clean, refreshing, and kept us entertained. We didn't encounter any jellyfish, seaweed, or odors from the fish processing plant. We would recommend it to anyone with a large group. Tom, the owner, was easy to contact and communicated with us the entire time from reservation to checkout time.

Our multigenerational family stayed at this property for almost a week and everyone agreed it was one of the best homes we’ve stayed in as a group. Everyone left feeling relaxed and refreshed. The actual home was well-equipped for a group, comfortable, and had plenty of room for everyone to either gather in the main areas, or to spread out for alone time. A lot of thought has been put into making sure that everything needed to live within a group in one home is there, from updated, ample and comfortable furniture, to plenty of kitchen/diningware, to games and activities for those who want it, to an extra fridge because feeding a large group requires a lot of food! The outdoor spaces and the setting is the real draw, though… so many comfortable and peaceful seating areas throughout the property, the shade of the trees, the beach… it was perfect. We most enjoyed kayaking and floating around in the water (which is pretty calm and shallow most of the time), lounging on the deck overlooking the bay, sunning on the back patio, and watching the kids run around playing hide and seek and catching fireflies among the trees. Communication with the owner when necessary was easy, and he was responsive to any questions we had. We didn’t do much traveling in the area (we really just wanted to hang out together at the house), but grocery stores are 20-30 minutes away, and there are good restaurants within the same distance. We’d definitely return!

This was a perfect vacation for our multigenerational family of nine, with so many well-thought-out rooms and places to spread out. The tweens loved the bunkroom and game room, while the sunroom became our puzzle nook. The back deck, Adirondack chairs, and waterfront deck became favorites for reading or observing the beach fun. The kitchen is well-equipped and the bedrooms spacious and comfortable. The house, the property, and the view are even more spectacular in person. We appreciated the slower pace of this rural area and felt like we hit the jackpot with this property! The private stretch of beach was a highlight, and we had fun swimming, boating, and crabbing. The backyard shed was filled with beach chairs, floats, and yard games. No issues with fish smells or jellyfish. Thoughtful neighbors alerted us to a rocket launch one of the days we were there, and we enjoyed watching it from around the campfire that evening. We loved our dinners in town at Captain Crab (twice!) and Reedville Market. We ventured farther to Horn Harbor Restaurant and the Chesapeake Restaurant at Tides Inn on nights when those in town were closed. (Check hours in advance to plan ahead) No meal was complete without a stop at Chitterchat’s for homemade ice cream! A final foodie shout-out to Fawn’s Delectables Cafe in town. Fawn kept the goodies coming all week long! She and her staff were so accommodating and lovely to interact with, and the café itself is a warm, inviting space. Highly recommend!

Remote, quiet and peaceful, a great trip away on the Bay for some R&R. Property is well thought out, the highlights being outdoor dining and entertainment options, platform overlooking the water, and hot outdoor showers! My 3 kids really enjoyed being on the water every moment. 4 osprey nested nearby and were very cool to watch all day. Kitchen well appointed. Only knocks were lots of bird poop on one portion of the deck and we couldnt find extra linens, some of the pillows and mattress covers were very flat/stained and could use replacing and the town is basically deserted with little dining options (that are rarely open). Cooking on the outdoor grill was a daily necessity but was in a beautiful setting. For price paid ($1200/night) I would give this serene property a 4.5/5. Thank you for having us to your home!

We travelled to Reedville, VA for a burial of the patriarch of the family at his family plot. Little did we know that the house we would use would be the perfect place for all 12 of us to be able to walk through this time together. The views were amazing and picturesque, specifically at sunrise. The open space was perfect for gathering with adequate seating for all. We loved the fireplace, game room (well the teens did), the back porch, the ability to use the bicycles, the rooms were perfect amount for 12 people to sleep in beds, the kitchen worked for our needs (primarily breakfast) and just the calm peaceful feelings the house gave off was again perfect for us as we took in this final goodbye.
We recommend, if you're looking to find a beautiful home for a large family away from any hustle and bustle, choose this home in Reedville. It's about 45 mins away from some of the other waterfront towns with great restaurants and views. Or just stay at the house/cook on the grill, and enjoy the waterfront relaxation.

We had a wonderful stay on an absolutely beautiful piece of property! Everything was very very clean - there was not anything that we were missing. The kitchen was very well stocked with appliances and utensils.. The host communicated with us throughout the entire process and answered any questions we had immediately. The property is very spacious with a beautiful view of the water, gorgeous sunrises and moon rises, with lots of comfortable seating outdoors, a great firepit and a shed full of recreational equipment for big and small! Be aware that occasionally there is a fishy odor coming from a nearby processing plant that fills the air, though brief. We had a few things that needed attention and the owner was very responsive and helpful and even had something repaired while we were there by a very nice handyman. We had a big job of cleaning the grill but I'm sure that's because the last renters did not do it, unfortunately. It's a great size house for family with all the necessary amenities and more, and we enjoyed our week.

It was perfect. 3 generations of my family were able to all come together from NY, MA, NC, and CO. The property is a bit remote, but we were able to find what we needed, including emergency brake repairs (Kilmarnock Auto Clinic) and charter fishing in the bay (Dog Days Fishing). The house and property are ideal for gatherings. We used a sun room for doing puzzles, the large dining table for most meals, the fire pit for evenings, and the paddle board, kayaks and bikes (or our feet) when we wanted some alone time. The private beach was a huge hit with our pre-teen twin daughters. Communication with the host was easy and effective.

Best Family Beach House Ever!
The Chesapeake Bay Beach House was the perfect location for our three generation reunion, Grandparents and Grandkids (and their parents)! The house was even better than the posting, extremely clean and well equipped, and spacious for our group of 13. Whenever eight grandchildren got to be too much, we all went to the beach for "swimming" and sand castle making and kayaking, water heals everything! The huge, private sandy beach gave us room to spread out, and the shallow water was great for young kids. Tom was responsive to our questions ("where is this light switch?" and "where can I find a spare light bulb?"). He is not ready to sell the home to us (we are ready to move in!), so we will have to start planning our next visit! Bring sunscreen and some bug spray. Don't bring your best bathing suit if you come in July, there was some red algae in the bay water that stained some things. Best beach vacation ever!

Great family spot!
We had an amazing vacation! The house is beautiful, spacious, and very child friendly. The huge yard was great for the kids to run around. There were yard games available to keep everyone busy and having fun when we were not down at the beach. Great fire pit with wonderful view of the water for the nightly s’mores! The large bbq grill and gorgeous deck allowed us to dine outside multiple times. The beach area has a nice amount of sand that remains even when the tide is in. The water was warm and is nice and shallow for those families with small children like ours. The owners provide kayaks with the rental, and we also rented paddle boards for a very reasonable additional cost. There were plenty of life vests of all sizes available and other floating lounge rafts that were great! We would definitely plan another stay here!

A lovely spot
We rented the home to celebrate our 40th wedding anniversary; time alone and then the arrival of our daughters and their growing families. The house has so many unique areas, places to watch TV while others sleep in, a fantastic view of the Bay. The owners were always quick to respond to any inquiry and had one of the most efficient check in/check out processes possible. Its a memory chock full of the very best.

Gathering places galore!
We had a group of 10 adults and a plethora of kids 10 and under. There was not a boring moment and plenty for all to do. The beach, the game room, the sun room where the kids did crafts, the outside deck, the fire pit, two fridges to hold all the food we would need to feed us all. There are just no negatives. We never did get to sit on the inviting front porch as there was just too much to do out back. I loved the game room for the kids so we could have quiet morning time while some of the adults slept in. Really, if you have a large family, or even a smaller family that enjoys privacy, do not hesitate to book this beautiful home. We have so many memories that will stay with us. The easter egg hunt was extremely fun, and we hid too many to count. If anything, you should plan your next vacation here. You may find some more eggs! (they were plastic, no worries). Be sure to look out for the otters, ospreys, bald eagles, fox, bunnies and tree frogs! Kayaks and bikes were much appreciated! Thank you, Thank you Tom!

A Wonderful NYE Weekend Getaway!
We had an amazing stay for NYE weekend! Plenty of space for all adults and children. The playground area was the kids favorite area to hang out. Although we had gloomy weather all weekend, we still had plenty of things to do to keep us entertained. Ping pong, fooseball, and a spacious kitchen to cook every day. Tom was beyond responsive when needed. Thank you! We plan to be back soon!

Relaxing And Resplendent Views With Friends
The location of this home is perfect for anyone who wants to relax and enjoy being on the shore of the Chesapeake Bay. It is very clean, comfortable and well appointed. The kitchen is equipped with every pot, pan and utensil that you could possibly need and the television and internet service is excellent. The homes mechanical systems are well maintained and presented no issues or problems. The grounds are spacious, beautifully landscaped and well maintained. Another big plus is Fleeton Seafood Wholesalers less than two miles away where you can purchase steamed crabs, clams and oysters at a very reasonable price.
It was a wonderful week and we all are planning to return next year.

Paradise in the bay
Our group of 4 families with small children had an excellent time at Tom's property. The small beach was perfect for little ones (minus a few minor sea nettle stings) and the adults loved the Adirondack chairs with beautiful views. An ideal spot for staying put, playing in the water, reading some books and listening to music. We explored a few local spots for lunch and had excellent meals. We loved our stay and Tom was VERY responsive to all inquiries, which was a reassuring feature. Great spot.

Amazing beach house
Was a great place to do a family week beach getaway. They provided kayaks and bikes plus other activities like cornhole, floats, firepit, ext. Private beach was great and you can go out over 300 feet and still have the water to your wasteline. One thing is you might want to find something to deter the jellyfish they got bad one or two days

The Property and house was Beautiful!! Plenty to do for whole Family. The children and adults enjoyed the ping pong table, fosse table, beach, kayaks, hammock, and bikes. The pictures were all true to the place. The only draw back was mosquitos and lack of restaurants open( which was not the owners Fault). Would Love to do it Again!!!

We had a wonderful stay, it was probably the cleanest rental I've ever enjoyed and the kitchen was fully stocked for us to make all our meals. The kids loved the gentle waves and we loved the kayaks right on on-site! If you stay here, make SURE you perch in those adirondack chairs during the sunrises and moonrises - they are priceless!

Terrific Inside and Out
The house is roomy and very comfortable. The kitchen is wonderfully stocked. We spent most of our time outdoors at the spacious private beach, on the bayside deck (shaded from noon on thru the afternoon), enjoying a breeze. We used the hammock, had s’mores over the fire pit, used the kayaks and bikes, and had a terrific water balloon fest in the yard. The kids loved the swings/ climbing set, and played corn hole and ladder ball. The 90’ loblolly pines provide vibrant color and shade on the hot summer days. It’s all a feast for the soul.

Fantastic property in Reedville
I cannot recommend this property enough! We (a couple with 3 young children) had an amazing stay here. The house is extremely well equipped (especially if you are traveling with little ones ... there are two cribs and two baby gates upstairs). We spent our days playing on the little beach area enjoying the shallow water, kayaking, and our little ones thoroughly enjoyed the swing set. Most nights we had dinner on the outside patio and we used the fire pit several times. The house is spacious and offers lots of opportunity to spread out across the property. We will definitely be back!

Yellow House on the Bay
Beautiful property custom built for large family gatherings on the Chesapeake Bay a short 2.5 hour drive from DC. The house was beautiful and sprawling (game room, sun room, carriage house, outdoor showers, bunk rooms for kids, etc.) with room for everyone in our party of 8 (6 adults, 1 kid, 1 dog) to spread out and claim their own space. Tons of conveniences and a shed full of activities (kayaks, bikes, fishing rods, boogie boards, etc.) to keep us all busy. The small private beach was amazing—my kid loved being able to wade out hundreds of yards from shore on the soft sand while we watched from the Adirondack chairs or the chaises on the purpose built deck overlooking the beach. Nothing to complain about here—we’ll be back!

Peaceful, relaxing
Very quiet area, large backyard the g. kids loved running in and playing on the hammock. Beach is small, but great for keeping the younger g. child safe, water shallow for some distance. The house is comfortable, clean and enjoyed the different sitting rooms so everyone could have space for quiet time, work time. The front porch was a good place to get away from some of the wind we had. Went to a beautiful nature preserve, Hughlett? Small walk thru the woods that has a large marsh, beach the kids could run and get their feet wet. For several visits we were the only ones there. The kitchen is well stocked and my children cooked us amazing meals. The 2nd refrigerator is a nice . We had a great, maybe too relaxing time since the days got away from us. :)
