Sehr gute Lage, gemütliche Zimmer und Betten und ein tolles Frühstück.
Die Duschamaturen, speziell der Duschkopf, hätten sauberer sein können.

Rooms are clean and spacious. Position is ok.
We came before 20.00 and had to call someone to come to open reception. It was cold, rainy and windy, not so nice to wait outside…Owner speaks only italian and comunication was problem, too. He asked us for the time for breakfast and we thought they will prepare and serve something just for breakfast. But there were only zweiback and grissini, expalnation for no bread was there was no market open and they couldn’t buy bread or toast. There was no hot water for tea and there was coffee in one pot, not enough for everyone (there was 4 guests at breakfast). Breakfast with two slices of prosciutto, without cheese, few croissant, and few yogurt is really disappointing for agrorotourism!

AC is not strong enough in the room, but I'm used to 60° house with giant AC blasting back at home in USA.. 😜😉

The sense of the old building is unforgetable. The renovation is nice and rooms are beatifull.
Breakfast could be more diversified, but it was enought.

Well, in such places usually the owner makes it or breaks it and here the owner was superb, very nice and talkative.
Place looks nice, there is ample parking, breakfast is nice and the place is close to Udine that is a very beautiful city on it’s own.

The location was perfect to explore Friuli Venezia Giulia! Short distance to all the places we wanted to see, Udine, Cividale, San Daniele, Grado, Aquilea.
Room was nicely decorated, the bed was comfortable and the room had a decent heating/cooling. Seeing the wooden ceiling beams was great! The owner, Giuseppe, and his mom, who run the B&B were kind and made us feel very welcome, plus they gave a lot of useful information about the surroundings.
The room was small (we knew and expected that) for two adults and a child and very basic, I missed a couple of glasses/kettle/fridge or some shelves to put things in.
Breakfast ok, sweet and savory choices to eat. I missed cereals and some more fruit (used to eating it for breakfast), I would have appreciated some home-made sweets (e.g. ciambelloni) instead of prepacked snacks.
