half ass cleaning
I took pictures, there was feces smeared on the wall in the master bathroom upon arrival. They do not clean under furniture, dust and left over food from previous tenants. Master bed sheets had a blood spot, not stain, so I’m not sure if sheets were clean to begin with. Utensils in the drawer still had food on them. Microwave had a busted door, fridge was dirty. It’s like they just fix the bed and changed out the trash. Master tub also had filth from the jets. The facility itself needs more love. If they just cleaned, a thorough cleaning, it would be so beautiful! Cleaning crew take pride and do better!

We really enjoyed our stay; thanks for your care for the place. I have a few mechanical reports to share, lest you don't notice them yourselves at some point. They did NOT diminish our enjoyment at all, though.
1) We couldn't figure out lighting. The overhead light above the coffee table, how to turn it on? Maybe labeling the light switches would help.
2) Similarly, the lamp beside the chair in the living room wouldn't turn on, testing all switches and even substituting an extra lamp we'd found in the closet.
3) Many of the dining room table chairs had broken legs, quite a liability for young children sitting in them.
4) The door from the living room out to the patio has a hard time latching.
Thanks again for establishing such a comfortable place for our family to get a much-needed getaway!

Great Place
The views of Lake Travis are spectacular. Our two bedroom Villa was in excellent shape and had everything we needed. The exercise room and sauna were first rate. Having two swimming pool areas with hot tubs provided ample space for everyone to enjoy them. Indoor parking is a nice touch. Enjoyed working North Shore. Had a few minor issues with the Villa and they were handled promptly by Jayson. All in all I would highly recommend staying on the Island at Lake Travis and will definitely return.

Relaxing
Was a great relaxing get away for the family. Plenty of space for the four of us. Kids had a great time feeding the deer and swimming in the pools.

We have stayed in a different unit in this complex before and had been happy. This time was not great. The unit was pretty dirty (as in some of the furniture looked like someone had smeared ice cream or something all over it). There was no soap or dishwasher detergent. I'd also say the exterior pictures and map with highlighted unit are very misleading. The highlighted unit was actually the sales office, not the actual unit. The actual unit looks right over a traffic circle. And finally, getting into the complex is a real pain. The keypad to let you through the gates is absolutely horrible. You have to enter the code several times to get in and often we would get booted out of the system for no apparent reason and have to start over again. Very frustrating. On a positive note, once in, parking was easy.

Lovely Setting
Our condo was beautiful and comfortable. While it did have a "view" of the lake, next time, I would try to get a unit that has a full lake view from the balcony. Additionally, I would CERTAINLY get a top floor unit! Footsteps from the unit above as well as the shower/bathroom activities from the unit above can be easily heard (this was especially disruptive at 12:30am!)
Overall, lovely, just lovely. It was a very nice respite from husbands and children for a couple of days away. We truly enjoyed it.

Unit #2111 Island on Lake Travis

Pictures on a website can tell you just so much about a rental property and for the rest you really depend on the management company to have some level of quality control for the overall condition and cleanliness of the unit.
The pictures for this unit looked good to us, but upon arrival we felt that it was not suitable for occupancy and probably hadn't been for some time. There was an accumulation of filth and other conditions that don't just happen all at once. If this had been a short term rental we would have left immediately and asked for our money back. Because we had rented for the entire month we decided to start cleaning in order to feel comfortable using this as home base for the month.
We arrived on a Saturday afternoon and cleaned until Sunday night. I suppose we could have called the management company but it was a weekend and we figured that if they thought this was already clean then why would we expect them to clean it any better. They don't have anyone on site, so we decided to call them Monday to notify them of the uncleanly status of the condo. They offered to have it cleaned at that point but seeing that we had already spent two days cleaning we declined. They then said they would refund our cleaning fee - $85. I certainly feel that our time spent cleaning was worth more than $85.
Some of the more notable issues were:
1) Refrigerator inside was dirty and has duct tape holding shelves together – needs to be replaced
2) Door on microwave oven is cracked
3) Lower drawer on oven was broken. It was fixed during our stay but should have been noticed/fixed prior to our arrival.
4) Laundry room floor was dirty, room was full of inflated pool toys, boxes, paint cans etc.
5) Vacuum cleaner was totally clogged and filters needed to be cleaned in order for it to work. Surprised that we were the first to notice and not the cleaning crew or owners.
6) Baseboards layered with dust in every room and floors were dusty along all baseboards and areas that could not be reached by an upright vacuum. This included under the kitchen cabinets by toe kick.
7) Utensils taken out of drawers were still dirty, silverware tray was filthy and drawers themselves had food/scraps in them. This caused us to run EVERYTHING through the dishwasher before using and vacuuming the drawers and lining them with paper towel so as to insure what we were using for food preparation was clean.
8) Dryer filter was packed and dryer vent outside in hallway was bent and flattened so air exhaust from the dryer was hindered and dryer did not work efficiently. This could be why there was so much dust throughout the condo.
9) Knife rack on counter contained dirty knives and the slots for the knives were dirty. We thoroughly cleaned the rack and knives.
10) Dining chairs were wobbly and need tightening in order to sit safely on them. There were also extra dining chairs in both bedroom closets that had the vinyl peeling off them – should be recovered or trashed.
11) The undermount kitchen sink was loose and propped up with boards (not sealed properly) so excess water would leak into the cabinet below. Had that fixed during our stay.
12) Balcony floor was filthy and so was all the patio furniture. No attempt appeared to have been made by cleaning crew/owners to have this ready for renters. Had to wash down furniture before feeling comfortable sitting in it and used broom and soap water to clean off balcony floor.
13) Electric can opener and toaster are both sub par quality and should be replaced. Toast burns unless on low setting and can opener works intermittently. Upon arrival found the unplugged toaster on counter and it had crumbs on top. Crumb drawer had a ¼ inch layer of congealed crumbs and appeared to have never been cleaned.
14) There were no bathmats or entry rugs. Had to purchase some to use during our stay.
15) Toilet in main bath was not properly anchored and actually rocked. Had that fixed during our stay.
16) All the windows were dirty and the blinds in every room were layered with dust.
17) Bathroom fan in main bath was the loudest we've ever encountered. A new fan was ordered by maintenance but not installed during our stay.
18) The actual peephole hardware in entry door was not there, it was a complete open hole to the outside. The hole was covered up on the inside by a taped sheet of paper containing the “Condo rules”.
19) Repositioned a chair in the living area to face the TV and found layers of dust and empty energy drink bottle. Clearly vacuuming or sweeping under furniture has not been done for some time.
20) Couch contained potato chips and other food scraps under the cushions. Under the couch we found candy, condo rules sheet, playing cards, game tokens and additional empty food containers.
21) Carpeting in both bedrooms was layered with dust and the carpeting in the guest bedroom was badly stained.
We have rented numerous times in the past in various states/locations and would have rated the majority of our rentals at an 8 or above out of 10 for overall condition and cleanliness. We would rate this about a 3.5 out of 10 upon arrival and about a 6 after we spent time cleaning. We truly left this condo in much better shape than we found it. A picture is worth a thousand words and we took many of them that would show the condition of the unit as we found it. However, there isn't anywhere in this review page to post photos.
The condo property itself was nice, we just had issues with the particular unit we rented. One nice feature of the complex was viewing the many deer that would wander the property. We would recommend the “Island on Lake Travis”, just not this condo.

Calming and peaceful
The condo is very beautiful. I loved the game board that provided options to play several board games. The view of the lake from the balcony was nice in the morning, while eating breakfast. My kids had a blast swimming and fishing. I can't wait to go back again.

Nice location
Condo 2111 was a nice fit for us. Enjoyed looking out at the cove and deer roaming about. Unit was equipped with all necessities. Master bedroom very nice with TV. Other bedroom did not have a TV which was a disappointment and mattresses were very firm. The main TV was good and wifi connection was also good. Grounds are beautiful. Parking was really handy and baskets were great for carrying items from car. Would stay in this complex again.

Spacious - Good view
We actually got upgraded to a penthouse room 3344 and the view was of the marina. 2 bedroom with 3 full baths and two living rooms - very nice and spacious. The Ridge is more upscale and adult only facilities. The pool view from the Ridge showcased both the Pacific and the sea of cortez views. If you like to party alot then Cabo is a great place - but if you are more of an adventurer - its a little hot to partake in outside activities other than water activities which were great. Be aware that you are in the desert too - little greenery. If you like to relax by the pool and take in the views - this is the place for you. The party scene is more for the 20 somethings in town. Be careful at night-you are in mexico.
