This is a little gem of a guest house. Homely, clean and comfortable and a two minute walk from the beach one way and shops and restaurants the other. Friendly hosts and delicious breakfast. I’ll definitely be coming back!

Beautiful place to stay,I loved sitting on the balcony. Only a couple of minutes walk from the beach and the opposite walk is to the shops and restaurants. I would definitely recommend staying here.

having better idea of room choice, our bed was small for a couple and seeing other rooms gave us room envy and we’d have paid the extra £40-50 if we’d known.

Fabulous location with off-street parking. Great breakfast buffet with choice of cooked full English to follow. I was in a single room and pleasantly surprised I had a large single bed. The room was plenty big enough for one person. Andi is a lovely host and full of advice and knowledge about making the most of the area. Great having access to the fridge in the dining room to keep things cold. I would definitely stay here again.

Water pressure in the shower was a bit low, but I understand the bathroom is being refurbished this winter and the last one to be done in the house. Water was plenty hot enough.

Attention to detail the hosts went out of their way to make sure everything was there for your comfort

A fantastic location equidistant cliff top and local shops/restaurants/coffee houses. Generous single room with a larger than average single bed which was vey comfortable. All the facilities you would expect. Clean, crisp bed linen and appropriate duvet for the season. Small but functional ensuite and plenty of hot water. Chilled water and fresh milk available, which was a treat. No problems getting a top up. Excellent breakfast system where you pre-order so no waste and lovely fresh produce. Friendly and helpful hosts, whole family concern. Off road parking but can also park free on the road. Excellent local transport links.

The early morning noise from what sounded like a family room above was intrusive. (5.30am). The ensuite would have benefited from an extractor fan.

The breakfast was very good met my expectations and the hosts were friendly helpful and professional and the guest house was a peaceful and decorated with lovely pictures and the porch and veranda Had plants and flowers on the front of the building and an upright piano with flowers on it looks really great

There was sufficient parking for all guests and the abundance of beautiful hanging baskets at the front of the property made it look very welcoming. The breakfasts were delicious and we appreciated the facility of ordering our food choices the evening before, in order to avoid waste.

Location was excellent with beach about 500 yards away and convenient for local shops and restaurants. Hosts Andi and James were very accommodating and could not do anything more for you.

Wonderful guesthouse in a great location, just a few metres from the endless beach in Southbourne. Andi and James are perfect hosts, providing not only a delicious breakfast - both buffet (with fresh berries every day) and cooked - but also valuable advice on things to do in the area. They try to work in a sustainable way by sourcing as much of the food as possible locally, by avoiding wasting food or by avoiding the use of unnecessary plastic. Our room was very comfortable and spotlessly clean and we loved the very English style of the house and its interior. The room was quite spacious, had tea and coffee making facilities and we got new biscuits every day. The wifi is great as well. We had an online meeting on Friday morning and the connection was uniterrupted for 90 minutes.
