Stayed with family for Christmas. The barn is large and spacious with 12 bedrooms all with an ensuite or dedicated bathroom (all with showers or a shower over the bath) which is one of the reasons we chose this property. All rooms are spacious with comfy beds and bathrooms are modern. This is one large bedroom that has a wet room so ideal for less mobile guests. Kitchen is large and the table is square which is much more sociable than a long table and easily seats 12. Boot room / utility great to keep all the boots and coats and there is an additional fridge which was really useful. There is a hot tub that is heated with logs which we thought might be tricky but it worked really well you just had to set it going an hour or two before you planned to use it. There were additional logs available at a cost if required. The play barn was great with table tennis and the biggest fooseball table we've ever seen! Other barns / houses are in view but didn't hear any noise from anyone else. We had a brilliant family Christmas in this property and would highly recommend it.

This beautiful barn conversion was the perfect base for our family holiday, 8 adults, 5 children plus two dogs. It was spacious and comfortable and provided everything that you need-a real home from home. The views are beautiful and the shared barn next door is the perfect place for kids to get together and play ping-ping, table football or just to hang out and make friends. We were also incredibly lucky with the weather ☀️☀️Our kids made a video which you can see on Stay Cotswolds FB page, it shows what a great time we had!

11 friends for a weekend of fun , great food and laughter. Perfect venue. So.much space for all and everyone had their own bathroom ! The hot tub was great, but we couldn't find the full safety instructions. You made need to bring a few basic items with you, we ran out of the small amount of washing up liquid that was left and tea bags for example. Looking forward to another celebration so we can come back to an amazing spot.

Folly View proved to be a perfect property for our reunion. Clean, spacious and comfortable. Every need was catered for.

We had such a lovely time at Folly View. It’s set in a lovely location, and is really well-laid out. We were a group of families and having such a lovely outside space and open plan inside space was perfect. Can’t fault it.

The cottage was ideal for all the family. We had all 6 bedrooms filled and everyone had the privilege of their own shower and they all worked well. In fact everything worked well. No problems. We were even left a few goodies like wine and cheese to make us welcome. Thank you. Used the BBQ facilities which were fine. Hot tub is good but not sure always want to light a fire and wait an hour. Great having a games room and had a bit of fun even on a rainy day. Plenty of pubs and restaurants not too far away. Plenty of nice places to visit from around 5 minutes to an hour. A good holiday.

Great location and amazing house. Plenty of room for everyone. Could have done with more chopping knives and teaspoons. There was plenty of crockery and glasses which was great. Had very enjoyable stay and would love to go again.

We loved our weekend at Folly View! The house is beautifully presented and has all the tools for a great chilled weekend. The location is perfect for walking to the river Thames and waking up in the countryside. The kitchen is a great space for entertaining and has all the equipment needed for cooking if you are staying in. The hot tub is a great feature and the garden is perfect for dogs and children to run around. We will definitely recommend to our friends and family and consider booking the house again in the future. Thank you :)

We celebrated with our son and daughter and their families--11 of us in all. The five grandchildren range in age from 12-19, 2 boys and three girls. Folly View proved ideal for us: -a bathroom with each bedroom, a sitting room we could all fit in easily and watch pictures of family history together (!), spacious kitchen and dining room. We particularly liked the square dining table as we could all sit round and see each other-this made conversation easy and was great for playing games. We made good use of the hub with its table tennis and table football and the hot tub, but we did find the hot tub took ages to heat up and could be difficult to light. We found the folder of information provided very helpful. We did not have any problem while there, but appreciated the contacts given and what we should do if a problem arose. Altogether a happy and memorable stay at Folly View.

I booked folly view for our family reunion as my son & family came to England from Australia first time for 9 years & we had a brilliant time , it’s a gorgeous place, very well equipped couldn’t wish for anything better. I would recommend Folly View to our friends & definitely will be going back we all had a fabulous break from the youngest to the oldest.

The house is perfect, with all your needs considered within its facilities and accessories. Immaculate. We were 14 ladies for a joint birthday celebration, and it catered for us beautifully. We stayed in both nights just to enjoy the space, the hot tub and the amazing surroundings. Fabulous walks and lots of lovely villages around too. Thoroughly recommend.

We highly recommend Folly View for a family holiday. Quality accommodation in great location in walking distance of the river. Great to have the use of 2 paddle boards by the river. Nearby pub offers lovely food and views by the river.

We are a family of 10 adults, a baby and 3 small dogs and Folly View was perfect. Often it is easy to find the number of bedrooms but not a living room we can all be in comfortably together. This property had a large living room which allowed all of us to sit comfortably and kitchen- diner that made meal times a joy The property is very well appointed and the kitchen utensils etc all plentiful and in very good condition. There was even a spare fridge in the boot room, and snuggle blankets in the lounge. The location was great as we weren't far from some very excellent restaurants and pubs, as well as 5 mins from a tesco and waitrose. The outside garden was excellent and once we closed the driveway gates the dogs were able to run freely round the space without disturbing anyone else. A fabulous stay for our yearly family retreat.

We had a wonderful visit. There was plenty of space for 3 families including 4 children and 2 dogs. The children loved the huge garden, football field and the hub barn and we all enjoyed the hot tub. We had a fabulous walk along the Thames to Ye Old Swan. We were lucky with the weather so we stayed fairly local and loved visits to the Folly near Faringdon and NT Badbury which was spectacular with bluebells. It was really great for a relaxing family weekend. Folly View was very well equipped - one comment we would have is, there weren't any beer glasses!

We had such a fantastic stay at folly view! The property is a great size, has been beautifully decorated to be both comfortable yet also feel luxurious, and it was exceptionally well equipped. The home itself provided a great base and the immediate surroundings were great for roaming. Caroline was really helpful whenever we needed her too. Can highly recommend and we plan to come back again!

Awesome stay at folly view. Completely lived up to expectations. All rooms were large and had lovely interior. The kitchen dining area was spacious and hosted all our group dinners brilliantly. Hot tub was a huge plus although we struggled to get completely the right temperature. All in all a brilliant stay!

Folly View is a beautifully appointed building that is ideal for family and friend get togethers. All rooms and facilities were perfect in terms of size and comfort. The outside space is also great. We did find however, that the hot water ran out once we had all showered and washed up in the morning - 11 adults and 2 toddlers. We mentioned this to the property manager who immediately got the boiler re-set, but the same thing happened on each of the following days. By late afternoon/early evening however, the water was hot again.

We’re a group of old school friends who do a cotswolds each year, however this was delayed due to covid. The barn was worth the wait, all rooms so nicely decorated with everyone having their own bathroom. Such a nice peaceful location. They left us some treats, red and white wine, cookies, eggs, butter, crumpets, tea, coffee and sugar - that was a lovely surprise. We had an issue with frozen pipes meaning problems with heating/hot water but a plumber was called out and they tried to resolve it as fast as possible. We have stayed in many cottages in the cotswolds but are all agreed we’ll be back to Folly View next year.

We loved Folly View! 14 of us stayed - 8 adults, 4 teens and 2 babies. The facilities and decor at this place are perfect. So many places to sit and chill out; great for family games; excellent kitchen and dining area for so many people. Can’t fault this place and highly recommend.

Great space and comfortable. Good facilities all round, internal and external. Would like to see more cleaning underneath and behind furnishings before arrival; especially important when toddlers are in the party. Although we were 12 plus 3 toddlers, we never felt on top of each other. Service from property manager ahead of our visit was excellent.

A very well designed and equipped barn conversion. A light, bright and comfortable place for a large family re-union. Facilities included an outside wood burner and hot tub. An added bonus is that the farm has direct access to the River Thames which enabled us to kayak down the river! The house is very well equipped to a high standard and customer service was excellent. I booked Folly View for my birthday weekend. It was important to me that all of my friends had a lovely room and their own space as well as there being plenty of space to all get together. Folly View was absolutely perfect! Every room was lovely with either an en-suite or bathroom just outside. The kitchen dining area is wonderful for cooking. chatting, eating and drinking. The outside space is also so well thought out. It is all high end hotel standard accommodation but with comfort of it being our home for the weekend. Everything was spotless, the views are wonderful. There are other rental properties on the farm but they are far enough away for it to feel very private. All of my friends LOVED it and kept asking me 'how did you find this place?'. We were an adult group but would love to go back with the kids. They would love hanging out in upstairs bean bag room! If you are looking for somewhere to stay for a group get together I really cannot recommend Folly View more highly. StayCotswold were also extremely helpful throughout the booking process and I would definitely use them again.

24 of us booked 3 properties and used the Folly View as our base for dinner each evening. The houses are all beautifully fitted out and very comfortable and spacious. Perfectly located for short or long walks, trips to the pub and generally relaxing with friends and family.

Folly View is a very well configured and thought-out property, with everything finished to a high standard. It gave everyone in the extended family group their own comfortable en-suite bedroom and the large shared space was great for cooking, eating and games. The more secluded lounge was a bonus - as was the hot tub! A small electrical problem was fixed straight way, after a quick phone call, so very good service as well. Thanks for a wonderful stay.
