This is our first time at the OBX , the location and the house are truly impressive . You have a breathtaking ocean view , right outside your patio , from sunrise to sunset .The house is also impressive inside and out ,the decors , furniture , all the amenities were well thought of to provide a memorable experience and convenience . There’s also a house manual that gives you answers to any possible questions you may have , includes recommendations on local restaurants , stores , etc. Best part is that we were able to bring along our dogs , not a lot of rentals allow this. There were dried poop on the upper deck unfortunately , I don’t blame the property manager or housekeeper for this , dog owners are responsible for their pets. Don’t spoil it for others . Overall, I would definitely come back , and highly recommend this beautiful house. Kudos to the owners as well as Vacasa !

Perfect view, perfect house, perfect for families. We had the most wonderful time in this beautiful, clean, spacious house that sits right on the beach. We enjoyed afternoons soaking in the hot tub and evenings star gazing from the deck. We hope we can book this week again for next year!

We had a reservation from 23-26 Dec. The Arctic Blast forced us to stop short 30 miles as NC HWY 12 closed due to flooding. We arrived XMAS Eve in the AM to find zero running water; all pipes frozen. To Vacasa's credit they had maintenance folks come by twice; not much you can do with frozen pipes. We went to Connor's grocery store to load up on gallons of water to cook, flush toilets, etc .... We managed to pull together a kick butt Xmas Eve dinner from the well-stocked kitchen of utensils and cooking ware. The only thing missing was a mixer, but still great. The hot tub was wonderful in the frigid weather and our "chorine" bath. A million dollar view and location with wonderful furnishings. We'd love to come back.

We hadn’t been to OBX since before Covid pandemic, and it was getting hard to find a place to book once we decided to return. Thankfully the Simplify was available, and it was an awesome stay! So thanks for contributing to our much needed & overdue OBX stay. The place was wonderful!

Property is well maintained, spacious and the kitchen is fully stocked with pots, pans, cooking utensils, and with a drip coffee maker, kurig and french press. Extra large washer and dryer made the laundry easy. The view from the upstairs deck is fantastic. Located near the Ocracoke/Hatteras ferry with plenty of shops, restaurants and grocery stores within a 15 minute drive.

Location of the house in relation to the beach was great, the interior of the house was also very comfortable. The property was well equipped with everything to make our stay seamless, mainly the kitchen!

The house was a good size and had enough rooms/beds for everyone in the group. It was a bummer that the hot tub was broken, which wasn't communicated to us until we inquired. The kitchen was large enough and contained a lot of items you will need, but be sure to bring your own salt and pepper!

Stingy with cleaning product, the late check in takes the whole day from you. House needs some renovation…But otherwise a good place, nice view and location.

We had a fabulous family vacation at Simplify #1F. The house had everything you needed. The beach was amazing. Close to some great seafood restaurants. We would recommend this home.

First family trip since pandemic began. The property was spacious and accommodated us well. There were some issues with cleaning. A few of the beds were dirty and cleaning supplies and chemicals were left out in public view, which was unsafe. The property itself was beautiful, peaceful, and safe. Would book again.

This house was such a joy. The kitchen was stocked with anything and everything you could possibly need for your vacation. You want coffee and a Keurig they have it you want to brew your coffee they have that I was delightfully surprised to find a French press. We waited till the middle of the week to check out the downstairs closet what a great surprise toys for the kids, umbrellas, a big canopy, and even a small beach caddy for firewood. I have puzzles, games, movies, and books with all the genres you can think of. The owners even put together a book with a list of their favorite restaurants and where to find blankets for the dogs and other things you need to enjoy this house.

Just beautiful, view, decor, all of it!
Handsome Oceanfront home with all the amenities. Plenty of outdoor furniture to enjoy the view, anything from chaise lounge, outdoor dining set, porch swing and rocker on second level, third level small sunset view terrace. Lots of space for larger families but the two of us enjoyed it just the same. Walk over the dunes and you're at the beach. Enjoy!
