The unit itself was beautiful and awesome.We were on the 26th floor and had a jacuzzi upstairs (outside). Unfortunately, we were there during a time Florida had serious rains and hurricane winds. Our biggest CONCERN is that we got stuck in an elevator for 35 minutes (between the 10th and 11th floors). The emergency system in the elevator failed and we had no way to contact anyone. There were five of us stuck in this elevator. All of us with AT&T had no service on our phones. One of us had Verizon and we were able to call 911 but lost contact with them as well. Once the fire department responded and got us out of the elevator, not one staff member was present to check on us, or apologize, or offer something (comp) as a means of trying to make up for this horrible scary experience.

We (3 couples) stayed here for two nights pre cruise. Immaculate condo, plenty of room for all of us. Views were spectacular , beach was beautiful. Was not familiar with area, easy walk to stores (grocery, liquor,pharmacy and beach supply stores) and restaurants. Our room was ready when we arrived (noon) which was a nice surprise. All staff were pleasant and helpful. Would not hesitate to stay here again.

We had a very relaxing stay because the weather was spectacular and the beach is gorgeous. The unit is well appointed and clean and the beds were comfy. Hot water was sporadic. Kitchen was fine but not a lot of amenities here and it could use a real coffee maker. The TVs are not smart nor could you access information on a guide about what was airing on the stations. So no streaming and hard to find something to watch. That being said, the views from the balcony of both rooms are amazing. The downsides of the property are that unless you go out at the crack of dawn and stake a claim you can’t sit on a chaise lounge and see the ocean. You are in a pack of people and umbrellas. My workaround was to just take a towel and sit by myself. I should have just bought a little chair at the beach store across the street. By the afternoon this beach is entirely shaded by the huge condo buildings that line it. The other downside to this location is that there is really no place to walk from it. There are a couple of strip malls with underwhelming stores. You really need to plan to Uber or rent a car if you want to do anything but walk along the beach. Despite all of this our weather was gorgeous and we read and relaxed and went out to eat at nice restaurants while at home it was cold and dank, so I was very pleased.

It’s a lovely suite with 3 bathrooms and the view to die for! The kitchen is not well stocked so I bought a real coffee pot and some pans as I’m a cook. Also lots of kids in pool and beach so prepare for that. Otherwise it was all super good. We walked to dinner some and to CVS and other stores across the street. Love it

We had the best time and the room was gorgeous. The view was fantastic. The location was central to everything we wanted to do.

The property was just as advertised. We would stay here again. Decent price, not too high a floor, but high enough to enjoy the views. More than enough room.

Vacationers beware... When I arrived, instead of getting the room I booked for my parents, wife, and child ... I was given a one bed room because they "don't have a good system to prevent overbooking". This pretty much made the first two days a waste as we had to figure out how to make it work and then wait for the next room so we could move into it. I was told Franklin would be discounting the stay due to the failure on their part, but I still have yet for that to happen. Frustrating that this was how my stay / vacation started. When I got the right room it was great, but to say I am happy would be a lie. FYI - I was not alone in getting the "spare room" as others had the same experience at the front desk. Sure would be great if Franklin would make things right. I have been messaging him for a week now.

The property was very clean, everyone on the staff from bellman, front desk, beach/pool staff etc. were just so pleasant and accommodating!!! The only issue was the food quality was average and the drinks were way way overpriced. 2 Pina Colada's were $19 each, which is just gouging. We didn't order any drinks or food after the first day.

I wish I could wake up to that view EVERY MORNING! Multiple balconies and windows are incredible. Comfortable rooms and amenities. Excellent service on the private beach (reserving tables and chairs). ORDER BREAKFAST TO YOUR ROOM, it's amazing! Easy pickup location for Uber. Some nice local restaurants and shops within walking distance. Would definitely stay here again. HIGHLY RECOMMENDED!

Why would someone use vrbo to book a hotel room? This property was clean, the views beautiful and the location to the beach perfect. The housekeeping every day, when they showed up, a huge plus. However, it was not what I expected from a vrbo rental as it was truly nothing more than a hotel room. No idea why someone would pay the vrbo fees and prices when you could just book directly with the hotel! Feel like we overpaid especially when we didn’t need the second room (which I assumed was part of a 2 br apartment, not a fully separate hotel room that could have been solved even with us in the 1 br apartment !). Wish we understood what this so we could have avoided the extra charges and the extra room when we didn’t need it.

The property is perfect, the attention to detail is awesome and we loved the area. From the moment you arrive the valet parking, bell man and check in desk make you feel at easy and in great hands. The staff was friendly and professional. We will definitely be back.

We were surprised one bedroom was separated from the rest of the unit but it actually worked out well for our group as we had an infant who went to bed earlier than everyone. Highly recommend this property! We would return!

We had a nice vacation and the high rise hotel is right on the beach. You can literally lay in the master bed and watch the moon rise over the ocean. The daily set up of lounge chairs (comfortable with nice towel covers) on the beach was wonderful. The hotel is near a Publix grocery, chain restaurants and the huge Aventura mall with great restaurants. For the most part, it was quiet at night. The pictures from the listing and on the property website are clearly from when it opened 15+ years ago. They need to update the place. I didn’t expect a gourmet kitchen but our unit didn’t have oven mitts, a baking sheet/dish of any kind, a coffee maker (okay, it had some single cup machine that came out before Keurig was invented but we didn’t get any replacement coffee and no one sells the trays it required). The TV was last updated in 2005 and didn’t have Netflix or any other streaming service so we were limited to what was on cable. The drinks at the pool/beach were pricy. Non alcoholic versions were just a few dollars less than the regular ones. The pool is not heated (we vacationed at Thanksgiving) and the photos of the pool area are misleading— again, taken from when it opened. The waterfall wall wasn’t functioning, etc. We did not eat at the property restaurant so I cannot comment on that. Overall, we still had a relaxing vacation. The beach location was exactly as described and that is what we were most excited about. We ate out for dinner 4 nights out of 6 because cooking even very simple meals was challenging in such a poorly supplied kitchen. I would say a rental car is a must if you fly in.
