We felt the property needed some tlc. The every day cleanliness was fine but needed a deep clean. Windows for example were very dirty. The stock of dishes needed replenished especially glasses. The beach amenities were pretty much nonexistent or old and worn out. The grounds and pool area at this property were very nice. The property manager was quite responsive to are one request and followed up to make sure our stay was going well.

The condo was exactly as described. Perfect for a family. It is a very quiet location and right by the pool. Easy walking access around lava tubes and tide pools as well as quick drive to food and groceries. Access to the beach club was a nice treat as well. It was a nice central location for our various destinations on the island. We had a fantastic experience.

We love this location. This unit was fully stocked. It even had a pack and play for infants. Communication with company was perfect and quick. Unit could have been cleaned a bit more. It was given a quick "wipe" before us versus a clean.

Really enjoyed this property. Well appointed with everything we needed. Short walk to the beach and right across the common area from the pool.

We enjoyed our stay! The location was PERFECT - right next to an easy access to the pool! Home was clean and communication with management was AMAZING. the only downside was parking. We only got 1 parking pass and then alternatively needed to park in the garge which barely fit the mini van. (Like we coudl hardly get it in to close garge door). When we had a guest come there was no where for them to park, even though there were plenty of open spaces. Parking in one they immediately got 2 notices on the car which was pretty frustating and obnoxious. If you have more than one vehicle or you plan to have guests this place was pretty inconveniant. (We have stayed in multiple other places in the area over the years and there is always guest parking options). Also frustrating was the quiet time hours which started at 9pm each evening. We are a quiet group of adults but were so nervous about getting a fine that we sat inside instead of on the patio each evening. Last - we were pretty annoyed wiht the 2 page long list of all the things we would be fined for if we didn't comply. Again, we rent several times a year on the Big Island and we are good renters so to feel freaked out all week that we would get fines for things was frustrating. We will not stay in this neighborhood again for this reason. But the condo was nice and location was great!

Everything was clean and neatly put

We had a fantastic stay at Palm Villas. This unit was well appointed, quiet and nicely located near the pool & hot tub. Our kids ages 12 and 8 enjoyed being able to walk to the shopping center, beach club via the lava park trail, and explored the area safely. We would definitely return.

Beautiful place and area. Easy to get to. Amazing pool!
