Came down for tennis tournament, it was a nice location, quiet and clean. Will stay again.

The house is So conveniently located, we walked to everything

Clean, easy, comfortable, supplied well, great walking distance to everything.

The house was clean with updated appliances. Pretty of space to sleep and in the perfect location for the island. It's a 5 minute walk to Marine St and a 5 minute walk to the ferry.

Centrally located, walking distance to everything, hardly used our rental car. Loved living the island life for a week. House is beachy cozy, nice beds with 2 full bathrooms, big kitchen with great seating areas. We will return to this location.

We love Balboa & Ruby Ave is so central! An easy walk to Marine Ave and the ferry! Nice little patio, beautiful kitchen, and relaxing place to be with our tween girls! The only thing that we would suggest would be upgrading the beds. They were quite firm. Other than that we definitely recommend this home!

We have rented many houses on Balboa and found this property to be, all in all, a good value. The house was clean, comfortable and well organized, a great option for 2 people. A painters "touch-up" could be used in a few places. However, being this is Balboa, with all the 3 L's, a great value! Also, Taz, the property manager, was terrific and accommodating, thank you.

As some of our family is moving out of CA. They came back for a visit and we decided to go to Balboa Island. We all had a great time. The property suited all our needs. We will definitely go back.

Very comfortable and spacious, terrific location on a nice quiet street but close to the great beach at the end of Ruby, and close (5-10 minute walk) to town. Great to have a parking spot as well, though most of the time there was also street parking available, too. Love Balboa Island! The perfect family vacation spot.

Good location, great awning for front porch, management company very attentive, a bit small and dark.

We loved Balboa Is and the ferry to get to Newport Beach We were disappointed we had no coffee to start the morning off. Usually some coffee is provided The drain in the first bathroom is stopped up. I tried to use some drain o in garage and it allowed it to drain very slowly. Things need to be refreshed. But we had a wonderful time and the beds were fine The poach light was burned out. The washer and dryer were wonderful. Also it was nice we did not have to run dishes nor strip beds. Thank you.

We enjoyed our stay. We did have issue with the bedding. The king bed had a plastic bed bug cover that had a broken zipper which caused the sheets to slide off of the bed. Very hot and uncomfortable. We would also suggest having a lighter weight extra blanket available. The comforter are nice but very hot. Otherwise, the house was fine.

Great location, quiet neighborhood and the house was cute and comfortable.

I would give 3.5 stars if allowed but can’t justify four. The location of this first floor flat is great. Walking distance to all the Balboa Island attractions. Front patio area with retractable awning (no umbrellas that we saw) is a very nice feature and my group spent a lot of our time relaxing out there. Home is comfortable but definitely could use some updating —especially the bathrooms that are both looking pretty tired. One bathroom door had to be slightly lifted in order to fully close it. The kitchen is updated with good appliances and well-stocked with dishes and glassware, etc. The living area feels dated and there is minimal decoration in that room though the adjoining dining area has some art on the walls. In short, this flat is serviceable and comfortable and in a great location. Important to note you’re not renting the whole place —just the first floor of the building. The upstairs renter is very nice. :) Rental management: We had a couple questions and needed a battery changed in the front door lock. The rental folks were pleasant and responsive and changed out the battery quickly.

This house is perfect for families. It's right in the middle of the island where you can get to the beach, ferry, or marine Ave in 5 walking minutes

The location could not have been better...everything was within walking distance on the island! The house was clean and neat but the bathrooms were in need of an update. You do share laundry with the upstairs unit, but it was never an issue doing so. It was just two of us staying in a 3 bedroom but loved each us having our own "dressing rooms" with the other two bedrooms. We absolutely loved the island and all it had to offer. We will be back for sure!
