It’s not in a good state, need renovations and update. The photos are from 10 years ago and have nothing to do with what the property looks like now :(

The bed was extremely uncomfortable.

Very conveniently located between Frankston and Mornington, the two places where I had to go. The room smelled stuffy and smoke from outside had probably entered the room. No ironing board or hangers were provided. The images provided online do not truly reflect the condition of the property.

To say the room was ‘tired’ is an understatement. To describe the room as a suite was a stretch. The spa bath was in disgusting condtion. Duct tape was used to kerp curtains closed. Toilet seat was broken - slipped and slided. Behind the toilet disgusting. Fridge leaked. Mosquitos in the room each night was the bathroom ( toilet or under the spa?). Couldn’t fill the kettle as it didn’t fit under tap in the bathroom sink ( tiny). Reception was a big clue - dirty and grubby. Also, there was a scheduled power outage during my stay on one day from 8am to 3pm. The property manager was given three weeks notice - he only advised me of the outage by slipping a copy of the notice the day before the outage. The room was unusable for most of the day. Appalling customer service really. What a joke. Worst room I have ever stayed in a motel or hotel over 50 years of travel.

Stayed for a single night and found reality different to what we expected. Bed though large very hard, ensuite difficult to move around if you are curvaceous. Gutter approaching room a potential falls risk. Abundance of dining options driving into town. Owner pleasant on arrival and departure

The staff were very lovely and helpful. Any problems, they quickly solved.

Good accomodatiom, easy location

Musty smell in the room , walked in to a spider running across the bed, a slug on the shower wall and bathroom full of mosquitoes. Room and bathroom really needs a coat of paint to freshen it. Mosquitoes buzzing all night made for a terrible sleep. Glad it was one night.

Other guests were far too noisy (particularly outside their rooms) after 10pm and we had to let them know at 11:30 at night enough is enough. They started up again at 7am with no concern for other guests. Staff were advised on check out and apologised which is fine however, their job is to monitor and ensure guests adhere to normal (expected) rules. The room and bathroom were old, not very clean and very small. We did not use the shower!

The bathroom needed an update. The pole holding the shower curtain needed scrubbing. There was some mould. The space between the basin & wall was tiny making it difficult to get to the toilet

Great place. Great set up with awesome opportunity if they spend some money & time on the place. Could be a top 10 hotel

The room was dirty and outdated

Lotsssss of mosquitoes and spiders, poor pets control, not recommend for family stay

It is so close to the centre of town an even though on the main hwy it is very quiet. The new owners are slowly renovating so when they are done it will be an excellent getaway. Prices are really good

Very quiet, photo not quite the same as room. Bathroom needs upgrading. Room small. Wonderful service. Great location. Shower over spa.

Location was perfect for our event was reasonably priced but could do with a bit of TLC

Was full of bugs taps falling off check in was at 2pm but room wasn't ready untill after 5pl

Booked the Spa Room only to open the door to a musty, dirty & dusty room. There was no DVD player, iron & ironing board as advertised & the spa was broken. When reported to the owner was meet with aggression. Please don't waste your money you will only be met with aggression & disappointment.

On the main road but still very quiet inside. convenient location.

Stayed in the King Spa room. Had a peculiar issue with no hot water only in the Spa/Shower! Managed to get some on site assistance followed up by further assistance being called in. Problem was resolved much to everyone’s pleasure. Would rate the check in and service as being excellent and very appreciated. Outside of that the hotel appears a bit dated, housekeeping was good but the air conditioning in this room needs replacing as was not cold and more like a fan!

The properties rooms were still like an old style motel and the bed was horribly hard, but staff was terrific

Room 2 was nice but a lot of noise from the room above on a very thin timber floor, no shower curtain in bath/ spa area. Drainage in spa very poor and practically took 2 hours to empty after shower

Everything was incredibly dusty, tried drinking out of one of the glasses supplied and full of dust, room and bathroom much smaller than appears in photo and nowhere to get ready Towels were all mismatched and faded Overall needs to be modernised and cleaned better, for the amenities and age of the property should be at a lower price point

Quiet position, easy check in and out

The out side of rooms need a really good cleaning, Bed area looked ok disabled bathroom made me feel sick the folding seat needs a brush and bleac to clean. X motelier!!
