Struggling hotel that lacks water in evening. It’s a shame that this hotel is struggling compared to the Marriott across the street — it has major deficiencies despite the avg. room rates being roughly the same compared to Marriott.
Check-in was okay and the front desk staff did mention water may be reduced, but did not explain fully what that meant.
The room we booked was sizable and had a kitchen you could cook in, but strongly smelled of mildew and had an excessively loud AC unit.
At 7:30pm, the water pressure started to slow and was completely out by 8:30pm. It didn’t turn back on until 5am, making it impossible to flush toilets. The hotel states this is due to government water restriction , but will not provide water to flush toilets. When talking to the security guard, he mentioned this is largely the hotel’s fault — they “won’t build extra cisterns and shunt some of the water to the golf course.” He mentioned the Mariott across the street has its own water source, and said that might be a better option.
Overall, disappointing hotel — it obviously needs a total makeover. The gym is decent, but the breakfast was poor quality. We wound up having to check out early and were dramatically happier at the Marriott.

Cjaye from the front desk provided information for on and off the property and made our check in/out a smooth transaction. The strip is a walkable distance providing you can withstand the heat. We had a pleasant visit.

The food at this hotel is wonderful they cook everything to order and its worth the wait delicious. The staff and a lot of fun and I would come back again and again just to laugh with Mel and Gabby and Desirae, the front desk staff is top notch and they know what they are doing and can help with everything. Location is near lots of food and grocery store on site and so much to choose from. If you decide to order from hotel your belly will thank you.

This is an excellent property. Room was large with all appliances including washer and dryer. It’s basically a fully furnished studio apartment that opens directly to the pool. Very quiet and relaxing with courteous staff that serviced the room daily. Large toilet and bathroom.
Although my visit was work related, I was able to take the 15 minutes walk down to Frigate Bay everyday during the stay, many restaurants on the way.

We’ve stayed at the Marriott several times and this place is simply better. The included kitchens helped us avoid nonessential meals in restaurants. Grocery store and pharmacy right there. Incredible staff. The property is slightly aged but whatever. We come to St Kitts once a year and this is our new go-to. We’re very pleased.

They put us in an old unit. Hair dryer didn't work, handle falling off shower door, patio slider didn't work and screen door not attached. Restaurants didn't have many different kind of ingredients and didn't tell us until after we ordered and did receive items and still had to pay for them. At this hotel ask for the new side not the old side. Also, eat of site

I stayed here a couple times before and it was amazing but for this stay it was terrible first thing was the front room table as we set our bags on it .. started moving second thing was the refrigerator was we put something on one the selves another one fell down .. and half the lights in the rooms and front rooms were not working..
next thing .. the room like I stayed inside other rooms where I had access to use Netflix or my Disney channel not of the 3 tv’s were smart ..
Both rooms were good but for one of the rooms the bed couldn’t even fit an over sized person and the pull out bed in the living room kept dropping down…
Inside the small bedroom there was no certain so throughout the night all that could have been done is to cover your head from the reflection of the lights outside the room which was very annoying..

The hotel is a short trip from the airport. The rooms were very clean and the hotel staff was great. There's a supermarket right outside the hotel which is great, because the rooms all have stoves in them. Transportation is also easy to obtain from the lobby. The restaurants kitchen shuts down somewhat early which is the only negative and it's a small one at that.

What an amazing trip and experience we had. The location was perfect for dining, grocery shopping and even just a morning walk. The staff was great and friendly. The pools were great. Even had live music on Friday night. The gym had a great amount of workout equipment. Wish we had more days to explore everything.

We had Keurig in rm however they ran out of coffee and local grocery store there didn't sell any. On site restraunt charged us almost $5.00 for a 8oz cup with no refills. The sliding glass door was covered in a film and you really could not see out side through it. The staff were very nice and friendly. They only had a band on Friday so weekends were spent across the street at the Marriott. No beach access and BRING BUG SPRAY they sit by a body of water that is over run with Mosquitoes.

We spent 6 days at the Royal St Kitts. Room was comfortable and well appointed. Service in the restaurant was very slow despite the fact they were not busy. Pool area was lovely and there were always lots of loungers available. We had trouble getting coffee pods for our room consistently. Tea was sometimes substituted, which did not suit us. The resort was not very busy at all, which made for a quiet and relaxing stay. Staff were friendly and polite. Staff do not offer any excursion planning but will make calls for you once you know what you want to do. The resort is located about a 10 minute walk from most of the shops and restaurants of the Frigate Bay Area.

The front desk didn’t run my card correctly and we ended up using a card we didn’t want to use after she said she ran 3 cards. We called banks and she never ran any of the cards, just said she ran them and that they were declined. The screen door was broken so the room was full of mosquitoes when we used the patio in the evening. The room was clean. The room design was nice. The patio view was nice.

The room was not in good shape, sofa bed mattress impossible to sleep on it , you could each wire.
No curtains in one of the room, so the sunlight came in at 6 am.
Staff not helpful, because when we open the sofa bed, the sheet from previous customers weee still there so we called reception and they gave us a big bag of bed linen to make the bed ourselves.
Not professional at all.

Shermain was very helpful and friendly at the check in. The pool over on the side of the resort where we stayed was nice and quiet. The hotel is conveniently located near many restaurants. Also there is a small supermarket in front.
