Everything, the location was horrible with barely any side walk to walk on. The room was dirty, all of our rooms were total our group had 3 diff types of rooms, one family with us her room flooded. My room there were ants everywhere, on the floor, the wall, the bed. Just getting to your room is a hassle and dangerous. Our front door was damn near off the he henges with a rusty lock and we had kids with us. We didn’t even sleep under the covers. We were all supposed to stay there for 4 nights and 5 days. I refused to celebrate my birthday there. We checked out after being there one night. My whole party left. Booking I would like my money back! You have this hotel listed as a 4 start and it’s a 2 star on the internet, and a 1 star in my book.

1. I booked for 2 nights and they made us change to another room after the first night. Apparently someone had requested for the room on our second night. How unpleasant. 2. The toilet fittings were rusting away (from the hot water) and shower cubicle leaking into the basin area through a tiny weephole. I reckon later that the weephole serves to drain water the other way around. How thoughtless. 3. The hot and cold water flow is inconsistent (much like the waves in the sea).

Views from this place are top tier- the pictures actually don’t do it justice. The staff are also incredibly helpful and friendly.

Toilet situation is dismal. One toilet is less than 6ft high, meaning if you’re tall you never get to stand up straight. There’s also a plumbing issue, as there were leaks and doors everywhere and the floor remained wet perpetually. The beds are also pretty hard.

DO NOT STAY HERE. THEY ARE SCAMMERS AND THE VIEW IS THE ONLY GOOD THING My two friends and I stayed for four nights at this accommodation and had the worst experience. Every night, something went wrong. Upon checking in, we noticed our towels and bedsheets had stains on them, the water pressure was so low and horrible to use, you could barely do something as simple as brush your teeth. My friend is 170cm tall and had to crouch down during showers as the ceiling was so low. The tiled barriers around the shower was broken and therefore caused leakages in our bathroom. There was also a leak in one of the walls in the lounge area and leaked all over our lounge room floor. The beds are rock hard and VERY uncomfortable. Our back pain was unbearable. On our last night, we had heavy rain and the ceiling in one of the bedrooms was leaking and again, our lounge area flooded. At another point, one of our toilets stopped flushing and we had no hot water. We escalated this to staff who initially told us to contact the company we booked through for a refund and attempted to palm us off. They eventually arranged for management to speak with us when we were checking out as we wanted a partial refund for the multiple inconveniences and discomfort we experienced. On the morning we checked out, a woman came down to speak to us claiming to be the wife of the manager. She started the discussion by requesting I left no lower than a 7 rating for the accommodation. We stated that this hotel did not even deserve a 2 rating outside of the view we had from our room as so much went wrong during our stay. She then claimed that she was not the owner and had to negotiate with her husband to give us a partial refund. We paid $38,880 Thai baht and she only offered us $3000 Thai baht as a refund despite how uncomfortable our stay was. This was an absolute joke and completely insulting. Multiple people since December 2022 have left similar reviews and it appears NOTHING has been done about it.

The location is amazing, you sleep with the seawave as your lullaby. Staffs were amazing and gave very prompt response.

One of the shower drainhole was clogged. The cleaning staff came so fast to fix the issue but didn't manage to solve it as the clog couldn't just be fixed with a plunger. We had a little flooding issue in the room on our last day, hopefully the issue has already been fixed for their next guests.

The view is amazing!!! The room is basic. There is no parking outside the hotel, so taxis and mini van drivers were not happy during pick up. But I would still stay here the next time I’m on town. The walk down to the beach is great! There have a little sitting area overlooking the ocean which is cool too. The location is great/ away from there noise of patong but a short 12-13 minute walk to patong,

There were no side/end tables by the bed. No where to keep my cellphone except the floor. The bathroom did not have a shower curtain so the water was all over the bathroom after a shower. In the living area, there us a structural be that runs right in the middle. we bumped our heads a few times ( one family member got a very bad headache). Pad the entire beam and paint it a bright color. This is a HUGE safety concern and no one walked to injure their head and neck on vacation!! There were no extra blankets in the room. The night it rained, water leaked in from the ceiling in the living room ( right by and through a ceiling light). Management was quick to bring towels and a bucket. However, the room smelled very wet and musky after that. Other reviewers commented about water leakage too so this must be the same room 1a. Put up a bigger sign outside the hotel if possible - hard to locate at first and for Grab and taxi folks. For those of you who are used to coffee in the room, there is none here. But there are coffee places just outside the hotel.

the manager initially agreed to refund when we needed to cancel then he changed mind and wasted a lot of my time. checking in I was expecting a nice place for the money paid. it was run down and difficult to stay in. hostels I have stayed are better. There was black mold that covered tiles and grout around soaker tub. the bathroom is around 5ft in height so I had to walk around bent over. the shower I almost had to fully squat to get under it. To top it off there was no warm water nor any pressure. could barely get my body wet the pressure was so low. prolonged the already painful cold shower. sink faucets were all chipped up and pipe to toilet leaking. beds were rock hard as were the pillows. the common area that overlooked the ocean was run down and rusted. not a single person sat there. no restaurant. my room had cockroaches coming to it from the garbage heaped up beside wall of hotel on neighboring property. Really should be a fraction of the cost and more honesty about state of the place.

They just need kitchen service, reat all is good.

The receptionists at the front desk are very warm and friendly, and some of the staff can speak very well Chinese.
