Unique locationin a boat yard-
The description as rooms with great views was a pure marketing item on their web site- my view was of the highway and the painted steel wall behind the building however if you went out in the balcony you could see the water which was pretty.
The place is newish but needs someone to pay attention to fixing little things - eg- there was a large stain on the carpet -when I pointed this out they moved us next day to a beautiful suite and waived the amenity fee(amenities?) to make nice - was greatly appreciated - in the huge suite , the ceiling light in the master br did not function but wall sconces were adequate to light room- - the front desk staff was Very responsive but if I had to pay season rates I would have looked elsewhere.
It was conveniently located as the place I was going was a mile away which is a location advantage.1

Super nice, clean and big room. Beautiful setting, nice staff and easy parking. Breakfast was nothing special, however and the muffins were not so hot. Overall, a great stay!

Beautiful hotel! Our room was new and modern, we enjoyed the private patio! The Beer Garden,bar and food truck were an unexpected great part of our stay! The hosts Patrick and his wife were just terrific. Cynthia the manager could not have been more accommodating! We will definitely return!

The room was pretty and the bed was very comfortable. The TV is small and only in the bedroom, not in the living room/kitchen area. There’s no bay view, window overlooks the parking lot, roof top and a peak of water beyond it and we were in the best location to see water. Motel is in the parking lot of a Marina. It was fine for our needs but I wouldn’t stay there for the atmosphere. The breakfast is not breakfast; coffee, limited pastries and oatmeal. The staff was super nice but overall, too expensive for the accommodations.

Had an amazing stay. Breakfast was quite basic, but served us well. The room was well catered amd housed everything we needed. Location was great and close to the car ferry. Check out the oysters from accross the way....they are amazing and so fresh. Also had a meal at Alure, next door. Fantastic. Thanks

The customer service was wonderful. The room was absolutely gorgeous and very large with a full kitchenette. Right on the bay marina. There was a food truck that served amazing tacos and other fare. Patrick and his wife Roz that run the food truck and tiki bar were awesome! Had a blast with my girlfriends. Your close enough to lots vineyards and restaurants, you can use their bikes to ride all over and they offer a free temporary beach pass to go to other Southold beaches. Definitely plan to come back again soon.

Beautiful property and rooms. Thats it. Overpriced. Breakfast was cheap - croissants and muffins from costco maybe? For $500/night, I think guests deserve more than a 1ply toilet paper.

The facility was superb. The location was perfect overlooking the marina. The rooms were so well designed. I'll recommend this to anyone visiting the North Fork

The description said bay view however the room has no view only small window that had a yard view even when asked for upgrade it was the same thing.
No access to beach as it says 67 steps to the beach.
No access to restaurants only a food truck.
Breakfast was very poor quality.
I wouldn’t come again.

This property is newly built. Modern rooms comfy beds, located by the water/marina, there’s a food truck with a cocktail bar, outdoor seating and games. They serve a continental breakfast which is great! Staff is very nice.

Glad we discovered this place on off season. Note to management: oil the incredibly squeaky doors in your preimum suite, and install room darkening drapes in the main room area. The bedroom ventilation is not great.

Check in was quick and the young lady at the front desk was super friendly. I had sent a message prior to my visit with a small request and the reason why. When we got to our room, not only did they honor my request, but there was a very sweet surprise waiting for us! So thoughtful and definitely above and beyond.
The room itself was so beautifully decorated and well thought out. It had a naturally comfortable feel while being a step above the norm.
There is an area at check-in that has provisions like snacks and adult beverages while also offering clothing, jewelry and gifts.
I absolutely loved the sitting area off the lobby. Such a well designed and beautifully decorated space. It's the type of area you would just love to spend time in. The views of the port, and the water were just fantastic.
If this hotel was this impressive off season, I would absolutely choose this property for a vacation during the summer. The Shoals is little hidden gem, trust me.

I got 2 reservations and got a key for both of them, gave them my CC etc. not comfortable when 2 days later in the morning a manager with front desk employee were knocking on my door yelling “open the door, open the door!” with excuses I didn’t check in again, nobody told me I have to. I wasn’t dressed up I wasn’t expecting anyone I did nothing wrong. Kinda crazy treatment of their customers who reserved a room for over then week. Very unprofessional, they should call me first and if they don’t have my cell they should write a letter and leave it behind the door. Looks like no customers skills here.
