Wonderful view of the sea! Just on the beach,full of light. Huge covered terrace
Esta casa indipendent se Distribuida en tres niveles. Desde la entrada en la planta baja una escalera de madera que se llevará en la zona abierta luminoso, donde podrá disfrutar de la visión mágica de la sede. Los resorts de playa charateristic de Viareggio están justo en frente de la casa. El plan abierto tiene una cocina de lujo y totalmente equipada, una amplia sala de estar y un comedor en una esquina redonda de la casa, donde también se puede disfrutar de la sede, mientras que usted está comiendo su desayuno o almuerzo.
En la misma planta hay 2 dormitorio principal, (una de ellas con un walk-in closet), 2 baños (uno de ellos con sólo un inodoro y lavabo y el otro con una gran ducha). Todas las habitaciones de la planta tienen acceso a la enorme terraza de 90 m2. La terraza está amueblada con cómodos sofás y mesa de comedor con vistas a la famosa avenida de la playa de Viareggio, llamado 'Passeggiata', donde hay un montón de ristorants, cafés y tiendas, y donde se puede disfrutar de un paseo en bicicleta agradable en el carril bici que correr todo el camino de Viareggio a Forte dei Marmi.
En el segundo piso es un estudio con techo abuhardillado y una enorme claraboya donde se puede disfrutar de la sede desde un punto de vista más elevado, sentado en el sofá. El área de estudio está también provisto de una pequeña cocina y un baño con ducha. En este nivel también está el área de lavandería, con lavadora y secadora.
El apartamento tiene suelo de madera y un sistema de aire acondicionado, ventilador.
La casa es, como ya he explicado, en la avenida principal de Viareggio, donde tienes todas las playas, tiendas y restaurantes. A 50 mts tiene también el Pinewood con patios de tenis, y el camino para agradables paseos en las horas más calurosas del día los.
El puerto está a 5 minutos con la bicicleta, y allí se puede comprar pescado directamente de los pescadores que tienen sus propias tiendas de madera, donde venden el pescado que capturan la noche anterior.
Viareggio está bien conectado con muchas áreas: es a 15 km de Forte dei Marmi, a 20 km de Pisa, a 15 km de Lucca ya 80 km de Florencia.
Desde Viareggio en cualquier hora hay trenes a Florencia, Lucca, Pisa.

We loved this gorgeous house which is practically on the beach. The stunning sea view balcony and enormous terrace on the street side offered alternate views of Viareggio, which was lively and perfect for a beach break. It is across the road from an excellent gelateria and just outside the house is the bus stop for the station. The house is equipped with everything you might need, and is most comfortable. The owner had recommended Annita Bagno, but although it seemed quite empty, the manager told us that it was full. No matter, Alice Bagno next door were happy to sell us six days worth of sun beds and umbrellas.

This apartment is right on the beach with fabulous views out to sea. The front verandah is gorgeous and sits looking over the Main Street. I couldn’t imagine a more perfect location in Viareggio.
A really beautiful 2 bedroom apartment with great furnishings and everything you’d need.
We had a fabulous week staying here surrounded by a huge choice of great restaurants.
Easy drive(or train) to Lucca & we spent a day exploring Cinque Terre.

I would give our stay 5 stars if there had been a contact person nearby. Eleanora was in Greece and the person who was cleaning did not seem to know we were coming! Garbage pickup in Viareggio is different days for different items, but that doesn’t mean having the garbage and recycling of the previous guests is OK! Parking, at least when we were there, was a real challenge. The house is charming, comfortable and well located. We had a good time!

We had an amazing stay here.
The apartment is very spacious, the outside balcony area is unprecedented!
It’s in a central location for great restaurants, bars, beach clubs and there’s a bus stop across the road that can take you to Forte Di Marmi, Pietrasanta and all the towns along the coast.
We would come back to the apartment in the evening from a day at the beach or having had a day trip and would head to the balcony area which had been in the shade all day for some food and family time in a relaxed atmosphere.
The apartment is very well furnished and there’s everything that you could need in the kitchen.
There is a beach bar next to the apartment that has music or bands some evenings but it’s not a major problem.
Overall, having been staying in Viareggio since 2009, I would have to say that this is easily the best apartment I’ve stayed in.
Eleonora is a great host. Always at hand with any queries and booked us an early taxi to the train station on our last day.
We would love to return next year.

Overall very good. The property is right on the beach as well as being right on the main drag with all the shops and restaurants. Two double bedrooms at one end of the property, large living and dining space at the other end. Good windows and doors make it very quiet and we didn’t even hear the Thursday market being set up early in the morning. Fantastic direct sunset views from the sofa. So relaxing. The outside terrace is massive, just as big as the inside floor space, with plenty of sofas and dining chairs. Well equipped kitchen for easy dining in. Very easy to park outside at EUR20 per week. Bike hire close by at EUR8 per day. Decent supermarket 5 mins walk away. Train station 15 mins walk away with regular links to Lucca, Pisa, Florence etc. Easy drive to lovely nearby towns such as Montecarlo and Pietrasanta. Beach outside the property is wall to wall parasols and deckchairs which need to be paid for (approx EUR200 per week) but actually not as busy/noisy as you might think (numerous beach vendors though). There is a lovely free beach (take everything, including shade, with you) just south of the Viareggio port, about 10-15 mins cycle away. The booking, check in and check out was extremely easy and Eleanora was extremely helpful throughout the process. Definitely recommend this place. Thank you!

This was our second stay here and loved it just as much as the first. Once again my only problem was deciding which view I wanted. Amazing property. And Eleonora is easy to work with. Daniel is so sweet (and growing up so). Sad to leave. Looking forward to our next time.

Property is so well situated. Great for families with a beautiful kitchen perfect for cooking. Apt had everything we needed and we thoroughly enjoyed our stay. Can’t wait to go back. Suggest adding bed to library room.. amazing gleateria right across the street

We had an extremely pleasant stay at Viareggio. The property is spotless, spacious, comfortable and fully equipped with everything you could need. Panoramic view of the beach on one side, beautiful spacious terrace on other. Photos do not do the property justice - in reality it is even nicer. The location could not be better in Viareggio. Literally on the beach on the same time a stone throw from a huge park (nightly attractions for 3+ year old children, bicycle rentals) and huge selection of restaurants. The best ice cream shop in Viareggio is right in front of the house. Very easy parking. The whole area and the property itself is very child friendly. If you are 2 adults with 1 or 2 children, you could not be at better place. Our host, Eleonora was extremely friendly and helpful. We arrived 1 day later and had to change the arrival time several times with zero problems. As a local, who is living in the property with her family for the most parts of the year, she was able to give us great recommendation which made our stay even nicer. We made a short trip to Casoli which is well worth the nice views (ideal for a rainy day). We have tried several nearby Bagnos and would recommend Narcisa (salt water pool for smaller kids,nice staff and reasonable prices). We would love to come back!

We had a fantastic first family trip to Tuscany staying in Viareggio. The property was so spacious and clean and had a wonderful view of the beach and sea on one side and the street/shops on the other side. Loads of restaurants and lovely shops. Couldn't have asked for a better property to stay in.

We spent a very enjoyable week at this fantastic apartment overlooking the beach in Viareggio. The apartment is spacious with a very comfortable and practical open plan living room/ kitchen/ dining area and boasts a huge outdoor terrace which was great for chilling out in comfort on those days that you can't face the heat of the beach. It overlooks a number of beach clubs where you can hire sunbeds and umbrellas for the day. And the other side faces the main beach promenade on which everyone takes their passeggiata in the evenings. The bus stop for the airport is located just outside the apartment, in front of the Grand Hotel. Very efficient aircon system kept us cool and happy at night. We thoroughly enjoyed our week there and will definitely be back!
