Location and the staff member that was there.
Only one staff during the day. The beds have no mattress cover or protector. Sheet was a low thread count very thin sheet you can see the mattress through and only a flat sheet not a fitted sheet which came undone during the night and you would be partially sleeping on the bare mattress.
There are many feedback comments on how difficult it is using GPS to locate the property. This is very true the hotel should provide information to assist as one road is blocked for works.

Frühstück wunderbar auf der Terrasse mit Blick in den Garten. Wir hatten ein günstiges Zimmer, es war trotzdem geräumig. Herrlich ruhig, nur Vogelgezwitscher und dennoch ganz zentral gelegen. Ein super schönes schwimmbad, großzügige Gartenanlage mit Allee. Ich fühlte mich wie eine Königin in dieser Anlage! Gerne wieder!

Moeilijk te vinden, personeel groot deel van de tijd afwezig, ontbijt werd niet goed aangevuld, we moesten het doen met de restjes. Onze koffer verzonden door een luggagedriver was niet aangenomen, terwijl er een tag met de juiste naam aan de koffer zat. We werden op een nare manier door de manager te woord gestaan.

Staying in this hotel is like staying in a Mansion from the old times. With its beautiful garden, vintage-inspired rooms, and the architecture of the buildings around you, it is like a dream. The location is within walking distance of most popular spots and still, you are in this big peaceful garden of the hotel and isolated. One of the nicest hotels I have stayed in in my life.
Unfortunately, the quality of the hotel does not match its beauty. The hotel is very beautiful, but nothing special to improve your overall experience. Small details would make that place 10/10. These are not deal breakers but would be great to have.
No complimentary water, no coffee machine, or tea in the rooms. You have a nice balcony or a terrace but no coffee machine to enjoy it with a cup of tea. No welcome drinks, pastries, etc. Breakfast is poor and bland. The coffee in the breakfast is absolutely bad. I believe it is a powder coffee. Fruits were not on the quality side either. It might be better to have breakfast at another place if it is not part of the room price.
Finding the hotel by car is also pretty difficult. I can see that some other people gave the same comment before me, however seems like nobody cares about it, as it would be great to have some instructions from the hotel before our visit.

The property is great the service was amazing. Mr Rui Campos was really nice and helpful. He recommended and reserved places to eat and he was friendly and attentive all the time. The room was huge and comfortable

Lindo lugar, muito bem cuidado. Destaque para a encantadora presença de Oscar II, um pavão muito dócil que perambulava nas imediações do nosso quarto.
Gostamos de tudo, o quarto bastante espaçoso, confortável. Funcionários educados e prestativos.
Da dificuldade para acessar a propriedade. A abertura do portão se dá pela digitação de um código, que não tínhamos. Felizmente estávamos com o telefone habilitado, pois só através de uma ligação telefônica para o hotel conseguimos que nos abrissem o portão.
Sugiro que tal senha seja informada na confirmação da reserva, e também que seja melhorar sinalizada a localização da botoeira.

Liked everything, the room,the staff and the breakfast. The location was excellent, nearby restaurants, easy walk to the historic sites or easy access to train/bus station. Very friendly service at the hotel, everything catered for, spotlessly clean with amazing grounds to stroll round, along with resident peacock Oscar, tapping on the window. Good breakfast with fantastic local breads and pastries and cooked to order eggs.
The road is rather steep and narrow, not the fault of the hotel obviously!

I was extremely impressed with Casa Holstein; the grounds were expansive with easy parking, the facilities were exceptional, complete with a pool, and my room was large and elegant. I stayed three nights to allow time to see all the sights. The buffet breakfast was perfect, and the estate is 10 minutes walking distance from restaurants, and most important, from the bus station where you can buy tickets to the palaces!

The grounds were picture-perfect and well taken care of. Our party felt the rooms were larger than we expected and comfortable. It was a close walk to Sintra National Palace and in that regard, conveniently located. We especially loved the breakfast service and were delighted to see a peacock on the grounds pass by our window as we had our meal. The staff was very helpful in arranging our transport to Humberto Delgado Airport early in the morning and it made our trip much smoother.
The location is very difficult to find. The hotel made an effort to explain that the location was difficult to find over email, even so, it is inconvenient to take ride-share services to this location without reviewing it carefully first.

A charming old villa, with unique furnitures and well maintained, surrounded by a beautiful garden. The staff have been extremely kind. There is a parking space, and a great breakfast.

It was a beautiful quiet villa in the heart of Sintra. The staff were very friendly and helpful recommending restaurants that we loved. The breakfast provided was first class. Our room was very well accommodated with a top rate bathroom. We would definitely stay again if returning.
There was a construction on the access road making it somewhat tricky to find - but his should be a relatively short term issue.

We were upgraded to the Princess Margaret Suite, it was very comfortable and well-furnished. Breakfast was good, it was nice to sit on the terrace for it. The pool was great, and the American barman there was very helpful and interesting to talk to. We wandered in the grounds, parts of which are gardened and parts left natural. It was a short but hilly walk to the town centre, restaurants, sites of interest etc. The restaurants we were recommended by the hotel were good (there isn’t one at the hotel but they are only a short walk away.) The rooms were in a separate wing from the house, we had our own outdoor terrace to sit on. I think the main building is mainly for functions etc. The Palace in the middle of Sintra was very good - a lot to take in - amazing architecture, lots of history, and best of all hardly anyone there! We had thought mid-October would be quieter but everywhere was very busy.
We enjoyed our stay and would return. The bathroom in our suite was very good, but there was a second one that led directly off the sitting room with no door to it, which seemed odd. The main one definitely had a door though!

We loved this hotel. The room was very large and comfortable. The location is perfect. Close to everything including wonderful restaurants. The staff was very welcoming and responsive and gave us great restaurant tips. We will return.

Location was fabulous. The property was magnificent! Our room was exceptionally spatial, with an extremely comfortable bed and all amenities you could possibly need. Breakfast was beyond expectations. Everything was fresh from pastries, to rolls, fruit and eggs!
In spite of the explicit information provided, it was still a little challenging to find the entrance. The “private property” signs are more prominent that the Casa Holstein sign. A very kind Tuk tuk driver helped us out.

The location was great for exploring the lovely town of Sintra and being able to park was great.
After six weeks travelling Europe this was the most disappointing property we stayed at. Our superior room with a terrace was nothing at all like the beautiful photos of a lovely spacious room. Room 9 was dark and poky with a strong sewage smell emanating from the bathroom. It was really offensive. When we called them they came and used air freshener which did not assist. The room consists of a small sitting area with a narrow couch having a wall. Then a small bedroom. There was mould right through the bathroom. This property was expensive! Clearly from the other reviews there must be better rooms but this was supposedly an upgraded room according to booking. com. They offered us late check-out which we eagerly accepted but once we saw the room we couldn't get out fast enough. No water tea coffee in the room. Breakfast very average.

The breakfast was very fresh and had a variety of items, including warm eggs made upon request. The room we initially booked had a very strong sewer smell coming from the washroom at night that kept us awake but when it was addressed with staff the next day, they quickly and kindly switched us to another space and brought several staff to clean the former room thoroughly to try to fix the issue. The pool area was very lovely, clean, and peaceful. We had a magnificent view of the Moorish Castle from the pool area. It was walking distance to everything in Sintra.
We feel that the shower grout should be more thoroughly cleaned and that less scent should be used in rooms as people, including myself, have scent allergies.

My apartment was smaller than the one I booked, it looked like a dungeon. Eventually it came out alright because of the garden and privacy. But I specifically targeted a larger space. I paid 700 euro tor 4 nights.
