Comfortable, quiet room in a pine forest setting. Other rooms are beachside on Lake Tahoe. Nice pool, beach, dock, sand volleyball, and great views.

No relief from the heat! No AC! No canopies or tents are allowed. I understand, no room, but they don't provide umbrellas either. Just a little investing can provide more comfort for your clients during summertime. Only relief was sitting outside at night. Car by day and out of the room by noon due to heat in July. I didn't know and should have read more. The pictures had me booking quick. So again, place is really nice, just not good for a couple wanting relief from the heat. Kids would have loved it, Im sure. Just don't know how their night would hand gone. Uncomfortable beds too. Surprised me considering how much a night. Know you are paying for the location NOT comforts. City is busy as hell on the street too! No elevator NO ice machine NO room service. If you are OK with cooling off in the water ALL DAY. You will be okay. Location is what is the winner here. Steps away from the water. Inside was clean. Saving grace was the fan in the closet.

It has a nice peer that goes into the water. NO AC and no restaurants walking distance only a pizzeria and a high class Steak House that you need reservations for it. There are just few cabins by the water and you need to cross the busy road for the others. I reserved thinking I’ll be by the water… not the case

Misleading stay-even if you book a beachside room it won’t necessarily be one of the ones right on the beach, a lot of the rooms are in motel style buildings that weren’t facing the beach. Outdated carpet, decor, ect in some of them and others are very updated. The beach is very rocky not much sand.

Everything was good except that the refrigerator wasn’t working properly

Our cottage was just steps to Lake Tahoe! Comfortable for four. A few maintenance projects; a few small holes in the wall in the bathroom; new blinds on all the windows. The kitchen had everything you would need to cook. However, we had a gas leek from the stove. We were gone one day for about 10 hours and when we arrived back to our cottage, the gas smell was overwhelming! Had that been at night, we would have been in trouble! Called the office and someone came immediately to fix it. Rest of the stay was great.

Great location overall. We stayed in Unit 19. It was outdated but very clean overall. Would stay here again for sure. Service was excellent

Property is located in best area. we had best experience during our stay. we love it.

The Room was clean, bathroom too, but the pool had a ton of bugs & was pretty gross dirty as well as not heated. There also were no towels at the pool as we had hoped would be. It was barely enough room in our room for the 4 of us.

The view is superb. The cottage is comfortable with complete kitchen amenities. Nice fire place. Bed is comfortable and clean. Property is right in front of lake tahoe.

Property is in a great location! Cabins are clean and well kept. Only 2 issues were shower area was small and mattress was not so great.

The place is rustic but nice and fully furnished. Problem is water pressure in the shower and bathroom sink is very weak. Nice old kitchen but exhaust vent is not working so we had to open window and use portable fan to vent out while it’s heavily snowing outside. Wall heater not working so there is a portable electric heater to use. Instructions card to use land line was available but nothing indicated how to reach front desk. So had to experiment and dialed “0”. No response just music playing. Found out later no one is at front desk after hours but they have answering service. Well, that service doesn’t even have voice recording just music playing so I’m not sure if I dialed the customer service or front desk. When people upstairs walk around we can hear them clearly. They’re not running or jumping just plainly walking. So if staying here opt for units on the 2nd floor. Would I stay here again; paid almost $500 for 2 nights; highly unlikely.

We loved our cozy little cabin! It was really clean and the location was fantastic. The kitchen was fully stocked which made it easy to not go out for every single meal. We’re already planning our next visit.

We had a very comfortable stay during our time at the Franciscan Lodge, and really appreciated the help and great customer service we had from property management. Definitely recommend and would return again in the future!

We were in a room that was recently remodeled, and it was very nice. The ones on the water sell out far in advance, so we were on the forest side. It was very peaceful and easy and the front desk gal was nice and accommodating. It is about 12 minutes to Northstar and plenty of restaurant options nearby. We will stay here again.

When arriving in the room there was no fireplace! Look at the pictures when booking….it shows a fireplace! When asking about switching to a room with a fireplace…we needed to let them know sooner! It was less than 5 minutes. I use Expedia a lot and have not run into this before! We will not stay at this property again and will do reviews on trip advisor and Expedia!

The accommodation was clean and okay, but it was quite different from what was described. We booked the highest-rated studio suite lake view for four people, but all we had was a queen-sized bed and a sofa that only one person could lie on. There was a large separate room by the lake (as shown in the photo), but it was not that place; instead, it was a building like an inn. We could barely fit the kids to sleep, but it was definitely not a room for four people to sleep in. The 2 beds and 1 sofa mentioned in the reservation were not there. I asked over the phone, and they said this was the correct room, so I hope people booking do not make a mistake.

A very important thing to note about these rooms is that even if they say lakeside, they are actually roadside. There is not a view of the lake from the lakeside rooms and if you are in one of the rooms along the road, it can be noisy. Our comfort studio could have been nice, but things like a shower door we had to put back on the tracks and drafty windows in the winter took away from the comfort. It's an area that has the potential to be great, but the general listing is misleading for what we actually received.

Such a cute and comfortable little cabin. We will be back again!
