I was extremely disappointed with our recent stay at this rental property. Unfortunately, the property was not at all as it was listed on the site. The cleanliness left much to be desired; it was clear that the property had not been properly cleaned before our arrival. Dust, bugs and dirt were everywhere, and we even found some trash left behind from previous guests. The backyard had not been clean and was not usable with the amount of spider webs on the patio furniture and around the patio furniture. The furniture was in terrible condition, with several pieces being severely damaged. One of the chairs was so damaged that when one of our group members tried to sit down, causing them to fall backward because the back support was broken and nearly injure themselves. This was unacceptable and should have been addressed before renting out the property. I would not recommend staying here unless the owner makes significant improvements to the property and ensures that the listing accurately reflects its current state. This was not the relaxing getaway we had hoped for, and I hope this review helps others avoid the same experience. Monday

Overall the house was clean nice but was disappointed about the miscommunication of a four bedroom that was really a three bedroom where one of our guests had no privacy when people walked up and down the stairs trying to sleep. Had a hard time getting checked in got in from a long eight and a half hour drive and couldn't find my paperwork that I submitted but found my ID finally took 20 minutes to get into the house needing to use the restroom very badly person in the office so I spoke with it was nonchalant and acted like he didn't even care I wish I would have remembered his name.

BED BUGS We arrived to our great disappointment the whole trip was a travesty. The driveway was nearly inaccessible. Upon entering the home, it was obviously dirty. We overlooked these and tried to enjoy our stay. My niece woke me up at 1am because she saw a bug on her headboard in her room. I took a look, (I have a biology degree, and I was a former pest controller) and I was very quickly able to identify the pest as a bed bug. I immediately called Patriot Family Homes; they told me they were just an answering service and to call in the morning. I took photos, video, and a specimen for identification purposes. My sister had to find several hotel rooms at a nearby hotel; the cost of which to accommodate my family was over $1,000 for the 2 night stay. I called PFH in the morning and asked if we might be refunded our money. They said they would send the property manager over and let me know ASAP. Several hours later they told me the manager was on site, so I rushed over (obstructing our family vacation plans) to help identify the issue. Upon arrival I was informed the specimen I collected had been disposed of, and she was unable to find any bugs. I showed her what I'd found; the manager on site agreed with me the home had bed bugs and said she would dispose of the headboard. I soon after received a message saying the pests found weren't bed bugs and they wouldn't refund our money. After calling many times - they seemed to make a point to not be nearly as communicative from this point on - I was told the bugs found were not bed bugs. I asked what they were, and I was told they didn't know because they weren't professionals. I asked if there would be professionals involved, and she didn't provide a response. I asked if I could provide a professional; she said that would be my choice. I called Arrow Exterminators who (due to the holiday weekend) said I'd have to call back on Tuesday after the holiday. After trying to continue to receive the evidence they supposedly had, I was told by PFH they would contact me on Tuesday after the holiday. On Tuesday, I sent Arrow Exterminators an email to a verifiable address with the evidence I'd collected. I was told they were likely bed bugs, but without a specimen and a microscope, a full identification wouldn't be possible. I've yet to hear back from PFH at all. I've submitted a dispute with my bank over services not rendered, but PFH has treated me and my family horribly. Avoid these homes!!!

Thanks for the great communication & we enjoyed our stay. Kitchen & Bathrooms are clean! The carpet stains upstairs are gross.

Pros: - Good location, especially if your going to an UGA game. About 10 min to stadium assuming traffic is good. - Great price but u get what u pay for! - Meet our basic needs. - Downstairs water pressure was good. - WiFi had good speed. - Most everything worked. - Beds were comfortable. - Let us check in early, however we asked but were never told ok or not. We did it anyway as we were exhausted for a long night form CA. They didn't seem to mind. Cons: - Parking instruction not included in check-in... if you're renting upstairs park to left of driveway. (This is stated in Vrbo listing, however, not in check-in... to be honest we simply forgot what was stated in listing... a reminder would have been nice in check-in instructions rather than having someone come to house and wake us for a much need nap after traveling all night for CA... she was very nice about it. As a Vrbo owner of two homes in Tahoe, CA check-in instructions should cover all necessary details for renters benefit. - Hall trundle bed mattress kept falling through bed frame. - Towels stunk! - Found dark hair in master bed along with some nasty stain on comforter. Ended up washing all sheets, comforters & towels as we felt they were not clean!! - House decorations & furniture are not as pictured!! - Landscaping is NOT as described! "Wrought iron fenced back yard, deck, patio w/pergola, greenhouse, extensive landscaping & new garage door." Could use some serious TLC!! - House, overall, could use some TLC!! - Dirty/Grungy, could use new interior paint to freshening it up & a lot general repair. - We were notified of blocking street in message byway of neighbor complaint - we were notified of this via a Vrbo message. (have no idea what was going on, but we did nothing of the sort, our car was in the driveway which we did move to left side after being notified... lady knocked on door & I spoke with her before she left property. (nice lady) "Parking on the street is okay long as it's parallel parked. She had a complaint from the guest across the street saying that you have been blocking the entire street with their cars & she tried to knock on the door and let you know, but no one came to the door. " (we had 1 car, a Ford Expedition) by Sat. we did have 2 additional cars but nothing additional day we received message. (Not really a property problem but could indicate neighbors don't want a Vrbo in their neighbor hood). *Bottom line it worked but not as expected! READ REVIEWS!!

Good

We were in Athens with our family for our youngest sons graduation. We wanted place where we could all gather together! The property is large and the rooms were good size. There were plenty of beds and everyone slept well. There was sleeping for a lot of people but we had a hard time sitting in the living room. It was nice looking furniture but it only seats 4, maybe 5 if 3 people squeeze on the couch. The picture in VRBO shows multiple places to sit for large groups but it was not the same. We felt that the cleanliness of the place was a little lacking and there was not enough toilet paper, very little paper towels. We had to go purchase some for our stay. We were greeted with roaches in front of the staircase. There were very few if any hangers in the closets. The entry way closet had trash and hangers on the floor. It would be nice to have some glass cleaners for the bath and kitchen. There were no towels in the upstairs bathroom and our family had to come downstairs to hunt for towels. There was old food in the kitchen cupboards. There was nothing in the laundry room to wash sheet, towels etc. the VRBO did say it was dog friendly and that was attractive to use because our daughter has a dog but we felt uneasy about letting the dog(s) out because of the family and other dog in the yard from the downstairs unit. We think it would be a great rental but we felt it fell short of our expectations and comparison to other home rentals. We have stayed in in the past.
