Other than the amazing views and lots of deck furniture, I found this house very average. There was nothing that stood out. The furniture, the deck, the pool, beach access were all fine. Nothing to really complain about, but not top of the line. Would I rent Alls That again? Probably not. Expected top shelf....got a well drink.

Positives: the location is perfect. An amazing beach, beautiful view, extreme convenience to the stores right across the way. The upstairs living area is spacious and fit our group of 11 well. The bedrooms were also a nice size and beds are comfortable. Negatives: the deck is completely rotting and seems unsafe. You can feel the boards bend under your feet, a few of us ended up with nasty splinters, and rusted screws were falling right out. We weren't comfortable letting the kids out there barefoot. Another unpleasant feature: cockroaches. Crawling over our feet in the bathroom, multiple large ones crawling over kitchen. Not the best vacation house feeling! The bathrooms could also use some serious TLC. Lastly, the hot tub was broken for 2/3 of our stay which was a bit of a bummer.

Disappointed as we walked up and the pool fence was falling apart and pool was not as pictured, the outside shower was absolutely awful, water pressure was not strong enough to get the sand off. The main door on the second level did not lock at all and the door out to the hot tub did not open. When we arrived, the ac was set at 70 but was reading 77 degrees, Never got below that the whole week and we kept the thermostat set at 74 like it says too. There was a tv in ever room but we Couldn't get the TVs in the main master and both kids rooms to work. The upstairs was nice and we loved the couches the second level needed some work.

Pro's: Location, comfortable beds, pool access, responsiveness from property management team for work orders submitted. The home layout suited our large family. Con's: the house needs upkeep. Kitchen counters scratched up, flooring is warped and buckled in some areas, plumbing needs maintenance. Cleaning crew not thorough upon check in as coffee pots had used coffee in it and microwave was dirty and not cleaned. The pool grounds needs some landscape TLC or at least weeding. Overall: the pictures of the property do not match the actual condition but the location was perfect.

Spacious and comfortable home for a large family. Access to the beach was difficult due to climbing over dune. We had no water for almost 12 hours due to a leak on the city side and repairs were made late that evening. Over all a great vacation!

Perfect oceanfront home. Everything was very clean and the location is perfect.

We arrived to a broken lazy Susan cupboard, a broken door that you cannot open (which happens to be a fire hazard), upstairs tub leaking into bedroom below. All of which was called into them and noted. Someone came out for the door, left it as is, said they couldn't fix it. Another person came out for the leaking tub and said if it continues call back but he wasn't doing anything about it on a Sunday evening. The downstairs shower stall does not drain in a timely manner. We end up standing in inches of water. The deck is very unsafe, wobbly boards, the wood is splintered that if you do not wear shoes, you're bound to get a splinter or a nice gash in your foot. Yesterday, we found cockroaches running down the hall. Luckily, we caught up to them and killed them. Now we're all on guard for when the next one comes around since we have three smaller children here with us. The house could have been cleaned better prior to our arrival. We found a used pacifier underneath a couch in plain view that our baby could have went over to and picked up and stunk into his mouth. Food particles and sauces were dried to the couch that our small children were trying to peel off and eat. We are less than impressed with this place. The only perks are we were right on the beach and we have a pool that isn't disgusting. Definitely will not return unless if some major improvements are made.

13 of us (2 families with children ages 2-16) spent a lovely week at the Alls That Property. In spite of the almost week long storm that kept us out of the ocean, we were very comfortable in the house and found plenty of ways to occupy our time while the wind and waves churned outdoors. You really can’t beat the location being right on the beach with amazing views. The property was reasonably clean and well stocked with cookware, dishes, glasses, etc… for dining in. The 4 star rating is because the deck and stairways truly need work done soon. They are very splintery with loose boards. Also, a number of window and door handles/locks/latches do not work properly, which was inconvenient at times. Overall, the property management was very responsive and we would definitely book this property again.

The hot tub could have been a bit warmer, and some boards need fixing on deck, but otherwise beautiful property! Loved the ocean!

We had a wonderful stay with our kids (17 and over) and their friends. The downstairs gave them the space they needed and the upstairs had plenty of seating for meals, games and such! Loved being close to the store, having the heated pool and hot tub and of course the beach! The deck would be hard with younger kids.

The view is incredible! The town is quiet and the beach was fabulous. This house is showing its age however, and needs some basic TLC. It is advertised as 4 bathrooms and we only had 3 working toilets and with 16 people in the house made it challenging at best. Many of the rooms did not have working overhead lights and some of the door handles are broken, cabinet doors in the kitchen fell from their hinges and the broiler drawer on the oven is broken. There were rolling power outages multiple times a day. Messages left with the management company were left unresponded. This house has great space for a large group, but just requires some needed maintenance and attention from the property management company.

Nice and clean place in a great location! Lots of space and amenities and you can't beat being right on the beach.

We loved the area and the kids had a blast. They were either on the beach, in the pool or in the hot tub. The house was a disaster. Very, very dirty. A bad leak in an upstairs bathroom with water running down into a bedroom under it when used. Maintenance came over after we called and said they couldn't get it to leak. Said my adult daughter probably left the curtain outside the tub when she showered, which she did not do. There was an area, appx 3' X 3', cut out in the downstairs ceiling drywall where the water was coming down, so they have obviously had the issue before. Didn't use that tub/shower again until the last day. They ran water in the tub for my granddaughter and again the water poured into the downstairs bedroom. What they call water bugs (I call giant cockroaches) were all over the house. We killed 7 or 8 of those during the week. Loose vertical rails on the upper deck that posed a falling hazard for the young children. It was a long way to the ground. In all, I believe there are two issues with this house. The owner not putting any money into it and keeping up with repairs and improvements, and the property manager not cleaning hardly at all. There were other issues, but these are the most important. My family goes on several vacations, renting homes mostly through VRBO, and I would not rent this home again.

Alls That is amazing. The house is beautiful and the view is next level. I loved being able to just unplug from everything and soak in the view. The house was clean and they had everything you need to cook any kind of meal you could imagine. We did not use the pool but it looked beautiful. We did use the hot tub and it was clean and easy to use. The only minor complaints that I had were the washing machines cycles did not work right so it ended up taking about half a day to get the mid week clothes washed and dried. The other was that the sliding doors tracks need to be repaired so that they slide correctly. I would give Alls That a 4.5 out of 5. My family and our friends had an amazing time and we are looking forward to booking again at Alls That!

We rented this house for a small family reunion. Overall, the house was great. The location can't be beat. It's right on the beach, and we appreciated that it's in a much quieter part of OBX. As far as I'm aware, the pool and hot tub were both working correctly. There were some maintenance issues, as noted by previous renters, but they did not detract from our enjoyment. And I can only imagine the maintenance nightmare it must be having a house right on the beach. The house was clean when we got there, and ready for us to use. We're giving it 4 stars instead of 5, just because we all agreed that the mattresses were terrible. Very springy, very loud. No one got much sleep. I wouldn't let that stop me from staying there again, I would just take a mattress topper with me. Overall, we enjoyed our stay and would rent it again.

Thank you for allowing us to rent your home for week long, nice mixed family vacation. We had a full house with 4 families in the house, but there was still plenty of room and privacy. The kitchen, family room and eating area had plenty of room for all 4 families at the same time. The bedrooms were spacious and plenty of room for each set of adults. The one room has two pyramid bunk beds that was a little tight and warm, but the kids managed fine in there. The decks (2nd & 3rd floor) were spacious and had plenty of seating to enjoy the ocean view and sounds. The view and the location is amazing! I love that it is not the busy part of the island, but there is still plenty around if you want something to do instead of hanging at the beach or the pool. The beach was wonderful and it was like having our own private beach for a week. I don't give it 5 stars for a couple of reasons. One, the rooms did not have room darkening shades, so it was hard for us and the kids to sleep past 6:00 am, although it wasn't bad to be up early at the beach. Two, there was a door that we could not access or utilize and had no idea it was being worked on. Lastly, the freight lift was not working to lift your luggage and goods from ground level to the 2nd and 3rd floor. So, lugging up four families worth of luggage and food was quite a workout and surprise that first day. Other than that, the home is fantastic, I would definitely rent this home again, the area is perfect, a local grocery store very close by for any needs and the best part, the families loved it. It can be difficult vacationing with a mix of families, but when the home lives up to or even beats expectations that helps a lot. I would recommend this home to families and friends over and over again. Thank you, Matt, his family of 6 and the 3 other families that enjoyed the home for a week.

The property was in very good condition with a couple minor exceptions. These were not anything which detracted from the overall pleasure of being on OBX at Avon again. the upstairs south door would not open and the storm door to the Hot tub deck was sprung. These as I stated were not a problem for us and we loved the home and location

We have been vacationing in OBX for the past 10 years with the whole family, and this has been by far the best house yet. You can not beat the location and ocean views! We loved the layout of the house, especially the kitchen, which is very well appointed. We cook all of our meals and everything we needed was there. The open layout was more than plenty roomy and having such a large table to all sit down and eat together was great. The kids and older adults enjoyed putting puzzles together on rainy days, and the pool and hot tub were great. The decks are enormous, and the lower deck was perfect to be outside enjoying the ocean when the sun was hot on the upper deck or even when it was raining to stay dry. The deck furniture is very nice and surprisingly comfortable. And we even got to see a whale jumping and spouting! Take binoculars with you, you will be glad you did. There was a lift on the outside of the house, the kind you can put your groceries and luggage in to get to the upper levels, but unfortunately it was not working. It would have been a great help to have it in working order as there are a lot of stairs for anyone who has difficulty with steps. Highly recommend this house!

House was perfect for our family of 14. Really enjoyed the views from the upper level area - perfect room to enjoy company and the beautiful views.

Our family's stay at Alls That was a dream week in Paradise! What a beautiful home! The views are breathtaking both outside and inside the home. Making meals and even cleaning the kitchen is a treat with the ocean right out the windows and doors. I could have sat on the deck all day just watching the waves roll in. The open floor plan for the kitchen, dining room and living room is perfect, with the ocean view complimenting it all. The bedrooms are all wonderfully bright and comfortable. I loved the decorating throughout the house. The bright beachy feel is present throughout the home. Its location within walking distance of the Food Lion was another major plus for us. It was so convenient to walk across the highway if we needed something. Yet, it felt secluded and quiet at the house (with the sound of the ocean of course!) The pool was excellent. We enjoyed it every day. . . and at night too, thanks to the beautiful pool lights. The hose and outdoor shower and faucets ensured we could easily wash off sand from the beach before jumping into our private pool! We enjoyed the hot tub as well. The walkway to the beach is right outside and is so handy. Just grab a beach chair and stroll over the dunes. There is lots of space under the house for storing pool and beach gear. And the beach is wide, clean and private. We never felt crowded. It was so nice to be within sight of our beach house while at the beach. All week long we kept marveling at what a wonderful home and location we were blessed to be enjoying. This was our family's first beach vacation, and it was perfect. I researched so many houses, and Alls That had everything we were looking for and even surpassed our expectations. If we are able to return to the Outer Banks, (which we all hope to do!) I wouldn't stay anywhere but Alls That. Look no further! This is the perfect Oceanfront home. Thank you for sharing it!

First of all the positive...this is the perfect location on the Outer Banks. It is secluded enough that we had our own place on the beach every day. Besides that, the pool and the hot tub were quite a hit with my grandchildren. The layout of the house is nice with a great deck overlooking the ocean. Be aware that there are several sets of stairs which would make this an impossible place for anyone that can't go up and down stairs several times a day. The grocery store and restaurants are close. (We recommend Bros for sandwiches!) The owners were very helpful and responded quickly to our every question or problem. We had perfect weather and just an excellent time vacationing as a family of thirteen. We enjoyed exploring the new Shelly Island and collected an impressive amount of shells. However, the house needs some major upkeep. While we were there the air conditioning, refrigerator, plumbing and washing machine all needed work. We had workers at the house many times during the week. At one time my daughter informed me that there was a waterfall under the house flowing right onto our car. It turns out the shower was not hooked up correctly. This was obviously a previous problem as the boards that opened to the plumbing issue had already been removed earlier. We were told that the refrigerator would be replaced Tuesday. After waiting until 3:00 at the house so I could empty the old refrigerator I was told that it would not be there until Wednesday. I suggested it be delivered on Friday as it was turnover day. The deliveryman said that was a brilliant suggestion...and then showed up on Thursday with the new refrigerator telling me it would take 4-8 hours before it was cold enough to use. The beds are not at all comfortable. Overall, I think we have found the perfect area to vacation in the Outer Banks, but we will try a different house next time.

We absolutely loved our week here! The home was comfortable, with a large open top floor with amazing ocean views. We were fortunate to have awesome weather as well. The location allowed us to walk to restaurants and the island's only chain grocery store. And of course, the beach and the ocean were right out the back door. We did not want to leave - writing this review is actually making me homesick!

Our experience was great. We enjoyed having coffee in the mornings out on the deck and watching the ocean. We were able to cook as the kitchen is a full kitchen. It was a great experience for the 10 of us girls that made the trip.
