The king size bed is worn out and the toilet did not flush properly.

Pleasantly surprised at the condition of a beach front hotel. It might be a little worn, but it was clean and comfortable. Beautiful views and for bike fest, being able to see the stage from inside our room? Awesome.

Have stayed there several times but this time it was so run down and dirty. Lots of duct tape holding things together. Sadly, won't be going back unless they make some improvements.

The best feature of this property was its proximity to the Potomac river. When you come out of the office, you can see the Potomac river outside their door. This was the best feature of the property. The property was clean. The furniture was worn, but the view was amazing.

The property had an amazing view of the Potomac river. It was very clean. The hotel furniture was well worn. But the view made everything great. The staff was very friendly and helpful.

The hotel needs some serious updating. Considering its proximity to the beach, it was disappointing. Linens were thin and subpar. Slivers of soap for personal hygiene and one tiny bottle of shampoo. Visible water stains on the ceiling in the hallway and tired carpet.
Even though the hotel was non-smoking, outside of the stairwell doors and the lobby, people were smoking. They could at least have people smoke away from the premises.

Bathroom did not look clean. Dirty grout. Stickers peeling off the floor. Room had SO much wear and tear. Furniture scuffed, torn and in bad shape. Bed and pillows not comfortable. Not a bargain either paid $260/night. Would not return. Not worth the $. Very friendly staff at front desk though!

For Colonial Beach this stay was adequate for our needs. Clean and comfortable rooms, coukd use a little updating. But other wise fine for a short getaways.

Our trip was fabulous we had fun. The Rivers Edge motel is perfect for our stay. The staff is awesome and friendly. And I will go back there again.close to the boardwalk.very nice place

For the price I was not expecting the condition to be very poorly kept. No waters for free, very musky smelling, unaware pets were allowed which explains the pet hair in the first room they placed us in (I did ask to change rooms - still not the cleanest), breakfast was questionable. It should not have been for 230 a night at all. Other than that beautiful spot lol

The facility as a whole is aged and needs an upgrade. Staff is wonderful. Facility was clean but ran down. Beds were very firm. Pool was clean and refreshing.

I took my mother for a one night stay just to get away. The beds were so comfortable! Had a nice breakfast there the next morning. For dinner the place to go is the High Tide . Great food, and just a small walk from our room. Staff very friendly. We will stay again!

The first room had dirty cloths in the corner, soda on the table and bathroom dirty. The lady at the front counter was very pleasant and helpful. The 2nd room floor was sticky and black mold by the bed. This place needs a deep clean. Somehow made it out alive

The record heat (100+ degrees) did not help. The furniture was comfortable but so old I put a towel down to sit on the chair. There were no umbrellas at the pool. I cannot sunbathe. I ended up leaving a day early.

Would have liked bars and restaurants tonbe open a little later. Umbrellas at the pool would have been nice. And they could have skimmed the pool water some to rid the bugs.
Like that we could walk everywhere we wanted to go.

The rooms were clean and beds were comfortable. Right on the beach and within walking distance to many restaurants. An ice machine would be great but there were small bags available in office. Staff were all very nice. We’d definitely stay here again.

They couldn’t tell me why I couldn’t stay there !! And never had any police called or anything !! Staying that stuff happened to where we are banned from staying there !! When they couldn’t even tell me why???

Be sure to call the hotel in advance and tell them if you are bringing a pet. The second floor rooms are not pet friendly.

The rooms walls were a little dirty. Bathtub had a rusty spot in the side and mold on the tiles around tub.

Property is right next to the water which was extremely convenient. The whole area has like a small home town vibe, not much traffic, very calm and quiet.

It was very enjoyable I’d stay there again only thing I did not like was the shower the water wasn’t high pressured enough to even thoroughly rinse the lotion from the day completely off even with soap it was aggravating

The location was great, and the Inn’s pool was very clean. However, our a/c unit ended up not working efficiently so we had to move rooms. The room we ended up in was right next to the stairwell and the guests would smoke right outside the entrance, so the cigarette smoke ended up wafting into our room. There were also a ton of random appliances just sitting out under the stairwell. But overall it was a decent stay for the price.
