Overall a lovely self catering house that was a comfortable base for a week. Very clean and with equipment to help you keep it that way. The kitchen was fully equipped with good quality items. The only thing missing was an ice cube tray! And there was a tea pot and pint sized glasses which so many places miss. There was an entrance which opened into a small utility area which was great for storing shoes and coats and allowing us to dry the dog before entering the house. Downstairs was very easy to keep clean with the dog, laminate and vinyl floors. The lounge was comfortable for us as a couple but if we had come with friends or family (the house sleeps 5) we would have been disappointed that there was not enough comfortable seating. It needs another 2 seater settee and there is room. There is a great sized smart TV. We didn't use the second sitting room but that also has a great sized TV. Upstairs we used the bedroom station side but did not find the trains too intrusive. The bed was comfortable enough. The only downside was awful pillows, really uncomfortable, no support at all and the cases slid off the shiny wipe clean pillows every night. Lovely large bathroom. We didn't use the other 2 rooms, a single and a double. The booking.com description isn't quite correct, use the Sykes description. Both looked to be good comfortable rooms. Plenty of room to park. Slight downside was occasionally people waiting in cars for passengers from the train but this was rare and although "blocked" the exit of course people moved immediately if you needed them to. The garden is not enclosed so this is not a property for dogs who wander. We were fine with our little cocker spaniel as she loves to explore but is happy to stay close when needed. The property is in a peaceful location with lovely views over marshy fields where the tide comes in.

The pillows are really poor. I appreciate they have been chosen for easy clean but they offer no support at all. We would have to bring our own if we return. A small welcome "pack" with tea bags, coffee and a small amount of milk would be nice so guests could have a cuppa after a long drive before unpacking. Some instructions for the heating would be helpful and I think the property should be warm on arrival if possible although I appreciate the extortionate costs of energy will be the reason the boiler was off when we arrived.
