The location. That is it.
I disliked the rodent feces everywhere, food scraps in draws, filthy everything, and how their manager refused to clean it saying she "didn't care". I've travelled a lot and this is the worst hotel I've ever stayed at.

Sheets were not changed after, at least, the prior occupant. Bed spread pulled over visibly filthy sheets covered in public hairs, skid marks (poop), body hair, grime from being dirty, and wetness from potentially contagious bodily fluids. Towelswe moist and folded halfhazardly, coffee pot and basket still had old coffee in it. I slept in my car for two days since they wouldn't answer a single call after they knew arrived, and no one was ever on property. I had no problem reaching them 2x prior to arrival. Don't count on this crap hole. The owners have no work ethic or pride

Great location for Sequoia NP. Only redeeming value.
Kitchen had no hot water. Shower had no cold water for day 1. We said something and shower had no cold water for day 2. By day 3, shower had cold water. Still no hot water in kitchen for our entire stay. Our bed had only one sheet. We asked for a second sheet for the king size bed and received a second sheet queen size. Oh well. Plus we paid a penalty for using credit card usage.

The location was great and the staff friendly. Gabby checked us in and was very sweet. Microwave and fridge in room.
The cleanliness was questionable at best. Lots of dead bugs and cobwebs outside and inside. The linens were fine but would have preferred a cleaner space.

Nothing, except proximity to Sequoia National Park. It was a dreadful experience and I am asking for my money back.
Facilities misrepresented: there was no bath or microwave,
Health and safety: aircon unit stuck together with silver sticky tape, filthy shower head, waste/drain surrounded by unidentified deposits, shower door gummed up with ancient scum, filthy windows, lampshades full of dead flies, lightbulbs not working, tear in bed covers, stained towel, dust and oddments such as old toothpicks in gap behind tv unit, stained carpet.
Felt totally unable to use the shower.
Just appalling.
I complained to a male member of staff who said all the rooms were similar so it was not worth moving. We stayed one night and spoke to a female who said she was only a maid. She offered to wash all the bedding but the shabby fittings and long term lack of cleaning could not be resolved.

My personal experience:
Fire hazard- the left entrance stairway is blocked- you cannot go up or down which a child life can be in danger if not fixed.
Wet spot on bed with hair
Man private hair inside the toilet and outside
Man shaved beard and cleaning service did not pick up after the guest or perhaps management himself or owner
The door has a normal lock. By no means safe for a family with children.
Microwave doesn't work-fact: throw it away or purchase a new one YOUR guests.
Try dialing **The phone number listed in Google doesn't work** 323-687-4970 (for obvious reasons they do not publish their actual working number)
Overall, bad management sleeps perfectly fine while our hard working money is not justified.
Either local health inspectors are not properly trained to fine the owner(s) for this bad management service or their local, county health inspectors are receiving cash as hush money.

The location was really close to the park entrance, away from the town... Which can also be a downside if you need to find another place to sleep
Horrible experience overall. I booked a couple hours before showing up. Their office should have been open when we arrived but there was no one there. It was completely shut, lights off and looked half abandoned. We were left out in the cold with no phone reception to contact anyone. We had to stay in another hotel way down the road. When I asked them for a refund, they pretended nothing had happened and messaged me "thank you for your stay" despite me explaining the situation. I understand that it being low season, this sort of thing can happen, but they won't even own up to their negligence... Hugely unprofessional. I tired to solve this through customer service but I am now left with no other option than to write a bad review.

We stayed at a two room bungalow. 3 adults and one kid.
It was not clean at all. Dust everywhere. Spiders in each corner. I understand that Halloween was coming, but I would prefer decoration, not real ones.
Furniture is very old and often broken. Only two sofas in living room looked new and were quite comfortable.
Heating. Thanks gods it was working. But extremely noisy as for us.
One bathroom didn’t have hot water in shower, and a sink was liking. So, we got a big pool on the floor just in one minute of short usage, and used whole set of towels to remove that water.
Mattresses were extremely not comfortable, too hard and with springs cutting my ribs.
Manager disappeared from the property at the evening and there were no instructions how to contact them.

The location was great, next to the front gate of Sequoia, 2 min drive. The outside location and the view of the property was great.
The rooms amenities were lacking, The plug for the coffee pot was blown (GFI), I had to brew coffee on the floor. The mini fridge didn't get cold. The internet went out twice and on my last day there, it wasn't working all night and there was no one to get a old of because of cell service and no internet so no internet calls. Internet was the only way we kept our kids entertained at night. TV's could be newer also...but at least they had direct TV.

The guy at reception was very nice and helpful and had a lovely dog who greeted us on arrival.
The room was a good size and had a lovely view of the mountains.
It is also located roughly a 5 minute or less drive to the National Park gate.
It wasn’t particularly clean. Definitely needs some TLC.
