Fantastic location with added bonus of free parking very close by. Nice clean rooms, however, could do with a little bit of TLC with a few items showing signs of wear and tear. Communication with 1869 was very good prior and during our stay. Would recommend to anyone and we will book again the next time we are in the Lakes

Keys left on desk with parking permit and another resident took it but the staff were amazing and sorted swiftly :) maybe have lock boxes or something for a little more security.

Great location, easy to check in and access with great communication leading up to our arrival. Room and ensuite were spotless. Really handy to have a parking permit to use too.

The property is located right in the middle of town. There is no parking on site but we were provided with a parking voucher which worked in several car parks. Our room had an ensuite, coffee and tea making. The free wifi was excellent. The bed was extremely comfortable. Lovely soft towels and quality linens. It's room only but it was serviced daily which we werent expecting.

There was nothing really that we didnt like.

This is in a fabulous location right in the heart of town. Great value for money.

When we arrived, there was rubbish strewn at the entrance, and it didn't look nice at all. The bin bags had been left at the entrance, and unfortunately, some animal had got to them, so there were bits of rubbish right as you walked in. I thought it was because we were a little early, but it was still there in the evening.

Location was perfect - central Ambleside with a permit for public car park only 200yds away. Very clean room. Very comfy bed with high quality bedding. Lots of communication with hosts and a very easy check in/check out process.

Our booking was for a ‘Deluxe King Size Room’ but at best it was a good double. Two people couldnt pass around the bed at the same time. A very clean & elegant room, but small. The en-suite was tiny, barely room to dry and anyone larger than a UK size 14 wouldnt fit into the space where you sit on the toilet!

The decor is beautiful, and the check-in/out was incredibly easy. The parking permit was really handy, it gives you the ability to park in Grasmere and bowness for free, as well as of course ambleside.

A prime, central location in Ambleside! It was bright, homely, spacious and clean - really couldn’t fault it and would definitely return. The host couldn’t do enough for us and was quick to reply to any questions. A faultless stay!

Really good location, comfortable bed, nice room, good facilities and easy checking-in process. Good communication and instructions from host. We would stay again.

It wasn’t a problem for us but I would say for future guests be aware that the property is on a main road - this may disturb your sleep if you are a light sleeper. Parking can be difficult in high season.

The view over the Louchrigg fells was nice.

Surrounding venues made it impossible to sleep. Window didn't shut properly. Poor cleaning standards. Decor damaged and dated. Musty smell throughout.

Be warned, private bathrooms can require multiple keys to access and leas out into corridors.

Information about the parking could have been better

Good security. Rooms very comfortable with toiletries. I really like the heater in bathroom. It was very good as it happened to be cold and rainy while we were there. Close to town and shops. Parking token provided for free parking in certain parking lots.

Parking a bit far but it's all right as we were given parking token so we could park for free and it could be used in a few other parking lots as well.

Lack of hosting, smell of wet dog. All a little disorganized. Nightmare trying to park. So noisy!

It was comfortable and close to everything.

There was no easy access to the car park and it was noisy at night with other guests moving back and forth from the bathroom.

our room had a separate bathroom outside the room accessible via a locked door. No robes provided meaning you had to get semi dressed to leave the room if you required the toilet in the night. Windows rattled through the night and day.

Lovely spacious room, really nicely decorated. Clean and comfortable. Lovely view from the top floor!! Parking permit was a bonus as it allowed parking around the Lakes, not just Ambleside!

Shower button broke Door lock button was broken inside meaning anyone with a key could enter. Door right by the other rooms doors and the auto close bangs loudly Ikea bed slats popped out during the night leaving mattress sunk, very squeaky too.

it was very cosy, quiet and spacious. i loves how it had tea, coffee and hot chocolate, and the decor and interior was gorgeous.
