This was our first stay in the area, as we were in town for a graduation. First the positives: The layout of the home is fine. The pool, dock, and view were wonderful. HOWEVER, the entire contents of the home and pool deck needs to be thrown to the curb and start fresh with nice things! The pool deck was filled and crammed with 20+ chairs that did not match, were sun damaged, and covered in 2 or 3 worn out cushions on top of each other. Pictures of the pool area did NOT accurately depict what it is actually like. There was no umbrella and matching chairs. There were no beach chairs or things for us to use. Pictures do not show the extremely worn out furniture with nasty cushions lined up against the fence.
SIMILARLY, the furniture inside did not match, there were 10+ throw pillows scattered about that were all different colors and designs. There was even outdoor furniture inside!! The couch was flat and HORRIBLY uncomfortable.
My daughter and her husband were going to leave and go somewhere else it’s that bad! I had to convince them to stay. I wish I could post pictures to prove what I’m saying.
I have a feeling the owners don’t give a crap about reviews or the aesthetic of their properties.
I learned a HUGE lesson when booking this home…I have only rented one other and fortunately did not have the same experience. My daughter will never let me be in charge of booking a vacation rental again!

For what we paid we would have thought that the pool and spa would have been heated or at least a little warmer, it was so cold we couldn't even swim in it. It was like it was just filled up with a hose that is how cold the water was. Also there was info inside about contacting the house Manager JR if you had any issues or questions and we texted him 2-3 different times about questions we had we no response back at all.

The outdoor space and water view are the real gems of this property. We spent most of the time outside. The house was clean upon arrival and was spacious for our group. I was happy to see that the house was well stocked with paper towels, trash bags, dish soap, sponge, toilet paper etc. Some rentals don't even have the basics which is incredibly frustrating. House is in a quiet neighborhood within walking distance of the beach. My biggest complaint is the back door has an automatic close making the door slam loudly. I understand the need for the automatic close but perhaps it can be manipulated to close softly. Some of the cushions on the patio are very worn but did not detract from our enjoyment of the outdoor space. Overall we had a great stay and would be interested in staying here in the future or at other properties that the owners have.

This property had amazing views, and a great outdoor area overlooking the harbor. The home is decorated kind of oddly, and one of the bedrooms with a king bed didn’t have a full bath, so that was a little bit of a disappointment, but the property was very clean in the communication with the management company was easy.

The house was wonderful. Everything was labeled and easy to access with plenty of outdoor living space. The living room was arranged odd in that you couldn't see the tv if you sat in the large red chair because the kitchen bar juts out into the living room. We loved the pool the kitchen was great for cooking with family! It was a bit far to walk to the beach with little kids but there was plenty of parking on the beach. Weather was awesome. We love IRB!

Not Happy!
We have been traveling to this area (St. Pete to IRB) at least twice a year for the past 12 years. We have never had issues with any other locations until now. I figured with the price we are paying that this rental would be top notch, well I was wrong! I will start with the pros- great view, great fishing, hot tub gets hot quickly, fully stocked with kitchen supplies, small park/playground within walking distance. Now to the cons....it started after we received the "welcome email" and found that you cant set the AC below 75, the pool and hot tub each had an additional daily fee ($50 +tax for each). This was NOT noted anywhere in the listing, so we had no idea that the use/heating was not already a part of the rental fee. This cost us about $700 to heat both for the week!!!! I reached out to the owner as soon as I received the email. She was no help, no customer service skills what so ever, she wasn't apologetic and didn't even mention making sure this was added to the listing info. I then went through and re-read every single review and found that this was a previous issue for a lot of people and Evolve had already acted as though they would update the listing...this never happened so to me they both know they are scheming people!!!! Again this is a non-refundable rental so at this point you are stuck in a house that you either don't use the "selling points" or you pay so your kids can actually swim and not freeze! So now lets move to us arriving....when we arrive we pull up to find the pool maintenance had just arrived (4pm), our arrival as our kids then had to wait to swim. The furniture (and decor) all appear to be second had or extremely old. There were tears in the couch (which was beyond uncomfortable) and the bar stools, dust/dirt on a chair. Again I can get over the odd decor/style if things are nice and comfortable, this was not ! SO after all of that we then go to shower in the Master and find that the handle/plumbing is not set up correctly. You have to turn the handle in an off way and then once you get it to hot there is no adjusting, its either hot-hot or cold. There is no hot water in the kitchen sink. No beach towels, no beach/pool toys, no beach chairs/umbrella. Again for the price you should have a much nicer set up and all around house/amenities. The photos/listing make this place sound amazing but it is not. You can find much nicer rentals for cheaper, stay clear of this house!!!!!!

We cooked, played games, sat in the sun around the pool (too cold for swimming), enjoyed the company of egrets and herons, talked and laughed a lot, and just had a great time all around. The beach was an easy walk away, and we enjoyed exploring the neighborhood on our morning and evening walks. My favorite activity was gazing out at the back view at night and before dawn. It was so peaceful back there.

Nice location and great property
We really enjoyed our vacation here. The house was a nice size for our family of four. Only a 10 minute walk to the beach which we loved. The house was very nice and clean and had a very nice spacious kitchen and lots of seating. We did have a small plumbing issue and the owner responded right away and had it taken care of within a couple of hours. You do have to pay extra to heat the pool and hot tub, but it was really nice that we could let the owner know the night before or that morning when we wanted her to turn the heat on. Would highly recommend staying here.

National Geographic’s out you back door
We loved this place would rent again. Tho their pool and spa heat is a rip off, don’t get the pool heat just the spa....350 per is quite expensive I feel knowing how much things cost in Michigan to heat. Other than that the place was great dolphins daily out back! Birds, birds catching fish, fishing, they could use a few new Adirondacks they plastic two there were trashed. The pool set up is is awesome, would have been phenomenal for little ones! (Awesome for adults as well!) hot tub gets HOT! If I could mention to change anything other than the chairs out back I’d say the back door to the pool has an automatic shutter thing, and it shuts hard and will wake everyone in the house we had some early birds with us and that door slammed every time it shut. It was aweful. Other than that if you can live with the door it’s worth the vacation :)

THE WATERFRONT VIEW WAS A FANTASTIC!WE WATCHED A COUPLE OF DOLPHINS FROM THE HOUSE AND THE POOL AREA ALMOST EVERYDAY SOMETIMES TWICE A DAY!!!THE HOUSE ITSELF WAS VERY CLEAN AND SPACIOUS. Immaculate Property
This vacation home is the perfect setting for a getaway. The layout of the 3-bedroom home is both spacious and comfortable, and the view of the bay from the back of the house over the pool and dock is amazing. Property is situated close to beach, restaurants, and one can tell it is meticulously maintained for the comfort of its guests. The property manager was not only helpful but she went out of her way to make sure that we were comfortable and satisfied with our stay. I would definitely stay here again, or consider any other properties under the same property owner/manager.

Hot Tub Fee and Other Disappointments
I'll start off by saying that the house and property are absolutely beautiful, and the location was great. The view from the back yard was the best part of our stay. However, we booked our vacation on Booking.com and were unaware of the $50 PLUS TAX fee to use the hot tub, until we got our instructions a week before our stay. We felt that $50+ a day for maybe one or two hours a day of hot tub use was excessive and we very unhappy that we were unaware of the additional fee. I contacted the owner, Susan, and let her know that the listing on Booking.com didn't say anything about a fee, and that we were very upset by this because we chose this property because it had a hot tub. The property manager told us that the kind of hot tub at the property is inefficient and costs a lot to heat it. I let him know that we rented a home in Florida the year before, which had the same kind of hot tub. The owners didn't charge us a single cent in addition to the cost of our rental. Susan offered us 2 hours of free hot tub time on one of the days. We had to contact her in order for her to turn on the jets and the heat FROM HER CELL PHONE. So any time you want to use the hot tub, you have to contact her and she will set it up mobile. You then have to let her know for how long you wish to use the hot tub.
Also, the master bath shower and sink did not produce hot water the first five days we were there. We contacted the property manager on our first day there and let him know that we didn't have hot water in the master bath. He told us that that property has a tank-less water heater and the travel time was the issue. We were told to let it run for a long time and see what happens. We did this several times, but still no hot water. For five days, five of us were using one bathroom. My husband and I were unable to use our master bath until the day the property manager came over only to check the pool, which was day five. While he was checking on the pool, I told him once again that we still didn't have any hot water in the master bath. He went in to check and it was discovered that the handle was installed backwards and when we had the knob set to "H" for hot, it was actually set at the cold setting. So the last 2 days of our stay we were finally able to use the master shower. The master sink still didn't produce any hot water which wasn't a big issue. Also, the listing showed that the property had a fire pit. We brought wood down with us for use of the fire pit, and once we got there we discovered there wasn't a fire pit. I contacted Susan about this and she said that it was taken away because the neighbors complained about it being "left on" by previous renters.
Additionally, we saw the patio area had two speakers and we inquired about the use of them for music. Susan told us that we could not use them because the neighbors would complain. The dishwasher had a seal that was broken which was discovered on day three. It wasn't until day five that it was fixed.
There were notes all over the home threatening $500 fees if: pets were there, feminine products were flushed down the toilette, if there was evidence of smoking, if there were large gatherings or parties, etc. We had friends who were staying in other homes near us and wanted to get together with them but were afraid of what constitutes in the owner's mind as a party or large gathering. The property manager was nice enough to deal with but had his hands tied since all decisions are made via the owner who is unyielding. I would never rent a property owned by her ever again.

We definitely will book again
We will definitely book this home again. Absolutely perfect home, location. For some reason I was transferred to a company named evolve which I didn't care for, they never give you name or contact for owners and then you get contact info to house manager or care taker who was absolutely phenomenal, super nice and gave good info on the house and area.....but I would of liked to of had that info before 15 days before our stay. The house, pool and harbor were beautiful and perfect for us. The home was very clean and inviting as well.
