We were in Gruene for a wedding on Friday night. Decided to extend the stay to enjoy family time. The house had and excellent living room and dining room to accommodate everyone. And when ready for quite time, the rooms were great. The pool was nice, could be bigger lol. Would definitely use again.

Great property, just outside of Gruene enough for serenity, but close enough to enjoy everything. Lots of space inside for everyone to have their own space and an amazing kids room, the bunk room and bathroom is perfect for families traveling together.

This house was amazing. Nothing fancy bit suited our needs. Even in the rain the kids had fin. Kitchen was completely stocked woth everything we needed. Lots of space to spread out.

House was perfect and large enough for our family of 13 people. Yard was huge w nice pool that was enjoyed by everyone. Kitchen was spacious w everything you needed to cook for large groups. Glad there were 2 fridges, one for food, one for beverages. Two ovens. Large dining room, large living room. Owners were quick to respond to our questions. Location to shopping, entertainment, parks was perfect.

Our family chose to do Christmas in Gruene and this home worked out perfectly. We had folks coming from four different states so the layout - with multiple bedrooms and bathrooms and plenty of room for family gathering was exactly what we needed for the holidays.

Great place to stay for a big group. We had 14 adults and 2 kids. Very clean and well appointed. Just a few minutes to downtown New Braunfels and Gruene.

This was the perfect house to host 4 adult couples and three teen boys. Everyone had their own room and bathroom with the right amount of privacy. The living room was perfect for sitting around and visiting. The house is conveniently located near Rockin’R which has a shuttle and great little outdoor bar.

Nothing fancy but clean, very roomy , great location, parking is great. Age range in my family was 2 months to 87 years old and everyone was comfortable. A great house for family time !!

The house was a great size for our extended family of 9. The 3 couches in the living room hold 9 and the two tables in the dining room each have 6 chairs. We were able to eat and play games together. Lots of counter space in the kitchen. It was hot (highs > 100 deg F) during our visit so the pool was nice for cooling off. we saw deer several times in the front yard, but be aware of them when driving. There are a couple blind curves on the road to the property. A few things to be aware of. First, the room with twin bed does not have an air vent or fan and gets too hot to be habitable if the door is closed. The other bedrooms have A/C ducts and ceiling fans so I don't understand why this one does not. Second, the coffee maker is incredibly slow. It took over an hour to brew a 10-cup pot of coffee. Third, the thermostat set temperature would change without anyone in the house adjusting it. It is connected to wifi so I don't know if someone was changing it remotely. Every couple hours it would change to a higher temperature. We set it at 73 for night and woke up several times to find it had been reset to 76. It was reset to 79 while we were away, and we thought the AC had gone out when we returned. We made it a point to check the thermostat when we walked by and reset it as needed so it stayed cool inside. Overall we enjoyed our visit, As a suggestion, a couple picnic tables outside would be nice.

We had a lovely time in New Braunfels. The location of the house was fantastic, the house was fantastic, and the size of the house was fantastic! We had plenty of room, the kitchen was very spacious and plenty of bathrooms for our guests. We utilized the pool and were able to relax and cool off from the August heat in the evening. Overall, I recommend families/group book a stay and enjoy a great time.

This house was perfect for us! We love the fact that everyone got their own room and bathroom. House was huge and the pool was an added bonus. The Host was very responsive when we had to contact her about a minor issue. Everyone enjoyed it down to the 3 year old! We will definitely book here again.

We had a large group come down to float the river. This house was nice and fit us. It’s very convenient to Greuene and local activities

Ideal for our multi generation family weekend. The deer were often a sight to be enjoyed. Large seating and dining areas were perfect for conversations. Bedrooms are spacious and private bathrooms were essential for our group.

Our family of 16 stayed here for our Mothers Day Vacay. The family and freinds ranged in age from 6 monthes to 65. The booking was easy going, and getting in went well. Up on going in the house had a damp smell in it, and there were lots of cans of air freshner sprays, i would soon learn why, thelonger we stayed. We were there for 4 days. As we explored the house daily as a homeowner ourselves me and my family discovered the house is in a flood zone, and has been flooded before, tha was the smell. We soon by day 3 looking in lots of area discovered black mold, we should have left then, but we only had 1 more day. The fence line shows signs of flooding, the smells of stuffy is because of water damage and mold. The small room off the living room had black mold aling the baseboard up to ankle lenth up the wall. Once we seen thst we never went back in that particular room. My oldest suster of 57 openedthe door to the lil pool house and closed it immediately due to seeing lots of black mold. We were toldthe pool heated up but it didnt. I called Tracie and she did come over and fiddled with it and stated to call her if it doesnt get warm. I did recontacted her about it the next day and got no response. The pool ro ot does not wok to clean the pool it never moved since Day 1 just sat there, even when.husband and brother inlaw trying to get it going. The dining table chairs were very dirty and cockroaches were crawling in our beds, we were constantly killing them.

Perfect property for a weekend with friends.

The property was in a great location. It was perfect for our family Christmas get-together.

Everything was as advertised, great family place with lots of bedrooms and baths in each.

Great location to Gruene and all it has to offer. The place is roomy and easily can accommodate more people than we had there, (10 adults). The fact that each bedroom had a bathroom was a fantastic feature. Owners were very accommodating even allowing us to arrive early. I have already highly recommended the place to others who I know would enjoy exploring that part of Texas.

13 of us stayed at this awesome house for a wedding in Gruene. 7 bedrooms- 5 had en suite bathrooms, one had an attached half bath and there was an additional full guest bath. Plenty of room for everyone, AC worked BEAUTIFULLY, host was very communicative. Would definitely stay again

House easily accommodated our large family ahead of our daughter’s wedding.

House was nice big home but too warm for a hot summer. House had plumbing issues with sinks and toilets. Pool was green and dirty. Couldn't see the bottom of the deep end. Addressed concerns to the property manager after the trip regarding all the issues. Never got a response!

This is our second trip to river with our group at this home and we love it! The pool Is amazing and the space accommodates us so well! We had an issue with one of the showers and when I say owner was quick to react she was! She called me immediately and was at house within the hour! Def will be back!

towel bar in 1st bed bath still brock, floors and light fabric chairs dirty and stained, bedroom with single bed has no vent so no air conditioning. false advertising? refrigerator water and ice maker not working. We enjoyed the pool, seeing all our family again was great but having to apologize so often was embarrassing. Gerry

Every home has a few issues.

It’s a very large one story home. Because all of us are over 65 years, having all bedrooms & living area on one floor was a bonus! No stairs to climb except getting in & out of the house. The kitchen is large and if we had had any intentions of cooking, there was plenty of space and utensils to prepare our meals. Instead, we enjoyed eating out at the large selections of restaurants near the home. My only suggestion would be to repair or replace the air conditioner. Guests are requested to not lower the AC to anything under 76 degrees. We were blessed with beautiful cooler weather. Had it been hot or humid, it would’ve made the home uncomfortable, temperature wise. We had a wonderful time and would surely rent this home again for another “old-timer sibling reunion”!

A few of our friends brought their families to come stay the weekend for total archery challenge. The property was perfect for a few families especially for the kids. Lots of space and a great amount of bathrooms. Also perfect location to downtown gruene. we really enjoyed our stay and will be back!

The property was very spacious and easily accomadated all 16 of us. We enjoyed the pool and sorrounding attractions. We saw deer daily on the property and neighborhood. We hope to be back soon.

Nice time and plenty of room for our group. We did not get to use outdoor area due to weather but it did look inviting. Great location for visiting Gruene and New Braunfels. Close to everything you might want to do. We planned on cooking but after looking at scratched off Teflon on skillets, we changed our minds. That said, We were not disappointed by the food in Gruene! We had to give four stars on cleanliness because as soon as we stepped into the house there were dead roaches. Maybe the exterminator had just been there (always give that a thought). The blinds in one bedroom were about to fall off, faint “odd” smell (maybe someone hasn’t stayed there in a while), the bed linens had stains from bleach maybe and the towels were extremely worn and stained badly, too. Few safety issues in first bedroom bathroom. Towel bars were non existent but pieces of old ones sticking out. If it would have been dark, someone could easily run into it. One piece was extremely sharp. Overall, we WOULD RECOMMEND this vrbo!! All of the items mentioned are intended for constructive criticism. If one of us ladies owned the home, we would want to know. The house is quite large and has plenty of space to sprawl out. The bedrooms are very nice and all have a bathroom attached. The kitchen and patio were perfect for our "coastal cook out". House is appointed with everything you need or may have forgotten.

We loved our visit and it was perfect for our group. The kitchen was well stocked and had everything we needed. We loved the roomy dining room and living area. There were plenty of beds, bedrooms and bathrooms available. The deer coming up on the property was an added bonus. It had a double oven and two fridges. The patio area was spacious and very comfortable. My only complaint is that the cleaning crew obviously did not mop the floors as they were so filthy our feet were black if we took our shoes off and went barefoot.
