VEUILLEZ NOTER: Un projet de peinture extérieure couvrant l’ensemble du bâtiment est prévu du début août à la fin septembre 2019. Il ne sera jamais nécessaire d'aller à l'intérieur du condo, mais ce condo peut nécessiter des travaux directement à l'extérieur du balcon avec des échafaudages n��cessaires. La piscine sera ouverte et accessible à l'exception du 13 au 16 septembre 2019.
Ce grand condo mis à jour en bord de mer est parfaitement configuré pour vos vacances en Floride.
La chambre principale est meublée d'un lit king size de qualité supérieure et une salle de bains de plain-pied. Sortez sur le balcon de la chambre principale, et profiter de se réveiller avec les images et les sons du golfe du Mexique à partir du lit roi.
La deuxième chambre est configuré avec deux lits queen size et la troisième chambre a deux lits jumeaux. La deuxième salle de bain avec baignoire / douche combo se trouve facilement entre les deux chambres, et a été mis à jour bien. Avec beaucoup de sommeil pour tout, il y a aussi beaucoup d'espace. Le condo a plus de 1450 pieds carrés d'espace et est un des plus importants dans le bâtiment et certainement l'un des plus grands trois appartements d'une chambre sur la plage!
Avec deux places de stationnement réservées (rares le long de la plage!), une laveuse et une sécheuse dans le condo et une cuisine joliment équipée, la propriété est bien préparée pour une semaine ou un mois, et la vue vous incitera à revenir plus longtemps.

We absolutely loved the unit and location. Everything was perfect. We will definitely be back!! Favorite aspect was our balcony watching and listening to the ocean. Could be down to the beach in 2 minutes. Step out of the elevator and 15 steps and you are on the beach. The unit is very spacious and has everything you need. We will definitely be back!

This is a beautiful location. Everything in the condo very nice. So many little things and extras from menus to local restaurants to extra beach towels. A very well stocked kitchen plenty or seating and comfort. I love it here and we would love to return again soon. This was a family vacation of 4 generation and all was very comfortable

Property was as stated. Pleasantly surprised that pots and pans were of high quality. Tons of bowls for storage which is always nice. Only one small issue of unclean toilet. My adult children did say that the full size beds were uncomfortable. Primary suite bed was fine. Primary bathroom shower head didnt have very good flow. Did have issue with elevator on first day but it was resolved quickly. All in all the condo was very good. I know others complained about dirty floors but it is difficult when the sand is always coming in. We qouod book again. Thanks for such a great stay.

What a wonderful condo! Our family of 5 really enjoyed our stay. We spent a ton of time on the balcony looking for dolphins and watching sunsets! We would definitely stay here again!

My thoughts are not meant to bash the rental unit, however it did not meet expectations in some important areas. The unit itself is fine. Great view, decent patio area, and is located near many things to do and see.
The building itself and outside areas are tired at best. Huge ashtrays at the elevators in 2023? Within a few hours of our arrival having taken our shoes off at the door proved interesting. Those of us in bare feet and light socks saw black/dirty bottoms. The floors were filthy.
In order to reach the Gulf facing patio one must manage to open and close a very large sliding glass door which is well past its expiration date. It is tough to open and impossible to close from the outside. The rollers are dead, need lubrication etc. and it makes a tremendous amount of noise, but so do the similar doors in proximity to our condo 406. Irritating at best.
The kitchen is not what we as cooks would consider well or even properly stocked. Invest $100 in utensils not from the 1950's or garage sales.
The elevator went out one day. The toilets randomly "burp" and need care to flush. Invest in new ceiling fans (old, tired), soft close toilet seats rather than the current thin plastic slammers. Very affordable ante's for renting.
While the 4 of us enjoyed out time in Mad Beach area I would not choose to stay at this property again. Some may find my thoughts picky, but it is nowhere near a 4+ star property.

Overall we had a good time...The condo we stayed in was very nice and had plenty of seating both inside and on the balcony for all 8 of us. The beds wasn't very comfortable in our opinion but nothing sleeps as good as in your own bed. The water pressure in the showers wasn't very good either. Their is only 1 elevator at Las Brisas which was sometimes in convenient. Las Brisas also isn't gated which at 1st wasn't an issue but did become an issue because you have people coming in and parking in your parking spots.

This condo is well located on the beach and close to anything you could possibly need. It was comfortable for our large group, clean and well stocked, especially in the kitchen. Management staff was quick to answer any questions and provide help when needed. I wouldn’t hesitate to stay here again!

This was our first time back at the beach since February 2020 and our first time staying at Las Brisas. Overall, the location is great - centrally located between John's Pass and our favorite restaurants in North Redington. The unit was much too big for our party of three, but my son enjoyed being able to pick both his room and his bed. The kitchen is incredibly well-stocked, and we greatly appreciated the welcome pack of paper goods! The beach amenities within the unit were also a great touch! We only had a couple minor complaints. Within the unit, it seemed like only half of each outlet worked (top vs. bottom). It made plugging in all of our chargers a little complicated. Within the building (which is definitely NOT in the purview of the rental company, so no hard feelings toward them), there seemed to be a LOT of smoking (both tobacco and other items). We didn't spend too much time on our balcony for that reason. Just something for other families with small kids to be aware of. Overall, this unit is a great place to stay for a beach vacation!

We loved our time at Las Brisas! It was a great space for our family of four. It was as pictured and the view was simply amazing. We loved sitting on the balcony in the morning with our coffee. Beds were comfortable and the kitchen had everything needed to cook a meal (although we chose to eat out at the many local restaurants). Very conveniently located to John’s Pass and many great restaurants. We were looking for a relaxing family vacation and this location was perfect. We would definitely recommend to friends and family.

Awesome beds…best stocked kitchen ever and perfect decor for a coastal stay! Our family enjoyed sunset card games on the beach, family dinners in with plenty of seating for our large group and outstanding ocean views from living room and master suite. Excellent condo
Loved:
-very large and spacious condo
- LVP tile flooring throughout so much easier on your legs and feet (vs typical ceramic tile)
- not a corner unit which means no road noise (we stayed in corner unit a few buildings down before and you heard a lot of road noise)
- king bed was very comfortable
- balcony furniture is very comfortable and fits many guests
- towels were hotel quality
- sheets in great condition
- huge kitchen and stocked with everything you need
- bathrooms were beautiful
- huge couch
- huge balcony
- the sand on the beach is perfect to walk barefoot
- a quick walk down the beach for lunch and cocktails at Caddy’s on the Beach. So easy!
Opportunities:
- dishwasher still does not work (as noted in earlier reviews) but a full container of dish soap was provided by mgmt company so you can hand wash
- mgmt company should post check out info on fridge. Do not strip sheets or towels because like a hotel they completely remove them, bring new in and wash used ones offsite. So you are not helping anyone by washing them in the morning..
- Las Brisas has no secured door to enter building. Anyone off the street can walk in and ride up the elevator to your door. Also no locked gate to get onto beach. Both of these added features could actually help parents with kids, especially kids that like to run ahead of you.
- We noticed someone using our second parking spot all the time.
- would be nice to have a beach umbrella in this unit
At 9pm one night we were sitting in our balcony with friends and heard a mother frantically calling for her 3 year old child on the beach. Half our group ran down the stairs to help while two of us waited for the elevator. Shocked and relieved to see the 3 year old boy when the elevator opened to us in the 4th floor. If there was a beach gate and a security door at the building entrance this 3 yr old boy would not have made it onto the elevator, so far from his family. These little safety gate barriers could really help tragedy from happening. I hope the condo association takes note and installs something. We stayed at the Kimo a month before which had a code lock to enter building, a code lock to enter beach. All levels of safety built in to protect and keep guests safe. Should be added at Las Brisas as well.

Amazing Getaway!
This is the third time we have stayed on the Las Brisas property - but the first time in this particular condo. It was beautiful! We had plenty of room for us and our three boys and we absolutely loved it! The dishwasher wasn't working, but it wasn't a big deal because we used paper plates and just washed the few dishes that needed washing. Overall, the condo was absolutely amazing and we would definitely stay here again! Thanks for a great week!
