We had a wonderful experience! The owner was super nice and helpful to us, he even let us stay another night after we got off to a late start due to vehicle trouble. We are a large family, 11 children 18 yrs down to 1, the house was perfect for us. So many beds and spaces to roam. It was clean and homey. There is a pond behind the house that our boys enjoyed fishing at and watching the crabs. The yard is gorgeous. There are neighbors on both sides but it felt very private. We enjoyed the many spots on the beach not too far from the home. The one night got chilly so we turned on the fire with a flip of a switch, got blankets and games and enjoyed the evening. Plenty of bathrooms and a nice laundry area. The beds seemed very comfortable. Cape Cod was a great trip for us, quaint little towns, beautiful homes, ocean views plenty of places to stop and have fun on the beach, the people all seemed friendly to us and we noticed the driving is much more relaxed than in our area. People stop and wave you on, a lot. We would love to make it back again and wouldn't hesitate at all to stay at this home.

Loved our stay here. Five bedrooms and a basement with four bunk beds made it easy to accommodate two families including five adult children. House was near many lovely beaches and hikes. Communication with Matt, the owner, was great. Highly recommend!

This home offers something for everyone! An extremely well stocked kitchen, pans, utensils for the person who likes to cook. The deck overlooks the pond and was a hit for quiet time or meals. The bedrooms had plenty of pillows and blankets and fans! 3 zone AC was a big hit. Big sectional to cuddle the kids in the living room. The lower level was the perfect hang out for the boys and they loved the bunk room. Matt was super responsive to all our needs! We loved this home.

We had a great stay. The house was plenty room enough for all 8 adults and 5 children. The location was great. Close to the beach, town and everything else we wanted to do. The owner was prompt getting back to us when we had an issue-such as when the power was lost one night for a few hours. We were able to see a lot of stars that night. Overall we had a great time.

We had a lovely time in East Falmouth! This property had "something for everybody" in our family! When we arrived the house was neat and tidy, complete with a very well-stocked kitchen. The outdoor spaces were AMAZING and as a flower lover, the landscaping added that extra touch of beauty and interest. The grassy area was perfect to throw a ball or to play volleyball with the portable net we threw in the truck before leaving. Our kids nicknamed the little beachy area at the end of the path "fiddler-crab island" and they spent hours hunting for crabs and observing the nature. The downstairs rec area provided a wonderful space for our kids to play when the adults needed quiet, and the added surprise of an additional small living room (not pictured) allowed for a quiet morning room to enjoy your coffee. Matt and property manager, Doug, were absolutely WONDERFUL and very responsive to any questions we had. Finally, the house was in a great location with plenty do do for everyone in the family as it was close to beaches, fishing, the marina, shopping, and many coffee shops. We even caught a Falmouth baseball game. Would recommend this property!

This house was everything we hoped it would be... and more. - Plenty of space for my family of 12 - Everyone had their own bed - Direct Access to Salt Pond (What!!!) - Great outdoor spaces - Short walk to beach access - Short drive to shops/Restaurants - Every amenity needed - Communication with Matt was a breeze Would definitely recommend!

House was very clean with a nice open layout. The finished basement was a perfect spot for the kids to sleep and play. The pathway to the water is a great spot to launch a paddleboard or kayak. Communication with owner was super easy and we received quick responses to any questions we had during our stay. We will definitely consider renting again next time we visit Falmouth.

The property was a perfect fit for my family. It has lots of room and everything was in excellent condition. The location on Bourne Pond was perfect for kayaking and the small beach area was great for the little ones and also for the adults to sit and watch the boats going by. The main floor has many nice features. It has a very large and open dining and living space which was perfect for us. We would love to come back next year.

We enjoyed our time at the house. It was large and very clean. Our extended family with 12 people had plenty of space. There were several large common rooms to spread out in. There was a nice deck plus a patio area. Both areas had tables and the patio area one could fit all of us. The swimming area out in the back was very nice, especially for the children. We kept our kayaks down near the water and had easy access to use them. Matt, the owner, was very responsive about a couple of issues that came up during the week.

We all wanted a place on, or near the beach to slow down, relax and enjoy each other’s company. This home exceeded our expectations. In a great location, the house is tucked back, away from traffic, on beautifully landscaped grounds and minutes to beach, restaurants, shopping, catching a ferry to Martha’s Vineyard or Nantucket. The home is clean, spacious, and comfortable for multiple families and friends. The well-stocked kitchen had everything you might need for large groups, including big stock pots and utensils for cooking lobsters, clams, mussels - and so much more! Beach chairs, board games and books for adults and kids. Our 6-year-old grandson loved the bunk beds in the basement area and had so much fun exploring down by the pond. We spent every evening on the deck overlooking the pond and had an excellent view of an osprey nest on a neighbor’s chimney! This was by far, the best vacation rental we have had on the Cape. We honestly wish we could have stayed two weeks! Thank you, Matt!

We loved this house. It was perfect for our family of 11. Our favorite was the clamming in the backyard. We truly had an incredible time and can’t wait to return.

My family and I stayed at this property for a week and had a great time. 7 of us stayed and we had more than enough room in the house. The kids loved playing in the front yard and being close to the beach. We would stay here again!

For our family, with kids ranging from 5-14 years old, this house was a perfect fit. The beach was ideal for swimming and playing, and we could kayak from the house to the beach. If you wanted to stay close by, a dip in the pond was very refreshing. The kitchen was well-stocked, and we were grateful for the AC in the heat. It was a perfect break in Covid times and we could have fun without having to go out in crowded places, due to the ideal location of the house.

We had the most wonderful stay ! The house was very clean and so comfortable, but most of all we enjoyed the amazing view on the pond and the beautiful garden to relax ! Thank you Matt !

We had a wonderful time at this property celebrating Christmas with our children. The house was large, clean, and very well appointed. We had space to be together and apart, as well. Having rented other homes I did not know what we would need to bring. But they were well stocked with pots and pans and dishes for a large group. The owner was easy to communicate with and returned our deposit expeditiously. We would definitely stay at this beautiful home again!

This was by far one of our favorite vacation rentals. The house is was spacious, clean, comfortable, decorated beautifully, and in a perfect location. The side yard is excellent for frisbee, wiffleball, etc, and we enjoyed looking for creatures in the pond behind us. Can’t wait to come back!

We stayed at the property June 23-30. It was very spacious and allowed the 10 of us (ages3-56) to be close but also have our own space. The landscaping was immaculate and the house was spotless. We enjoyed the area, as well as being at the home. Very well equipped with everything we needed (including a great steamer pot for lobsters, clams, scallops and shrimp!) Would certainly recommend this lovely home. Thank you, Matt, for staying in touch during the week. The welcome note and gift were very thoughtful :) It was a great family week!!!

We had a wonderful time. This house is perfectly set up for renters. Great number of towels, not a lot of clutter in the house and plenty of space for a large group, plenty of pillows and extra blankets, well stocked for cooking and great entertainment for the kids. The lower game room basement is a homerun for anyone with teenagers. Beautiful landscaping, and great outdoor space.

As we pulled into the driveway a actually saw this vacation home in person our first impression was that it was lovely. When we walked through the door we knew we made the correct choice. This is the 3rd rental we have done in the area over the past 3 summers and each of us had the same reaction when we walked in. "This is the nicest home we have rented" The basement "Bunk Room" was perfect for the grandchildren and they loved having their own space. The kitchen, dining living room felt open and airy. The side sitting room didn't see much activity but is lovely. The deck overlooks the "Pond" and the pictures don't do it justice. It is a great spot to just sit out and relax. We did have an air conditioning situation that was rectified as quickly as it could be by the owner and was a small inconvenience. The fact that the weather had cooled some made it bearable. If you are a larger family and interested in this home, don't hesitate. The house is large enough that we never felt like we were on top of one another. We will strongly consider renting this home again in the future. Thank you Matt for the use of your home.

This year we decided to vacation with two other families. From the moment we crossed the threshold we felt at home. With 13 total people we never felt crammed. Plenty of space for everyone. The basement was awesome for the teenagers. The yard and access to the water provided hours of entertainment throughout the week. This is my 8th straight year renting in Falmouth and this house by far has been the best bang for the buck. Plenty of parking, central air, too many upgrades to mention including a great master suite. For a multiple family vacation look no further. Finally, the owner Matt was incredible through the whole process. Provided great information, extremely welcoming, greeted us with a thoughtful card and gift and checked on us throughout the week to make sure everything was to our satisfaction. Absolutely first class. We are looking forward to our next visit. One of the best vacations ever! Thanks again Matt

This is a great house for a family reunion! It was exceptionally clean and airy. The property is beautiful landscaped. We enjoyed the spacious family area for games at night and activities on rainy days. The kitchen and dining area are perfect for nights we dined in, and the grill and deck/patio are great for outdoor dining. And we were close enough to enjoy delicious meals out at The Flying Bridge and Oysters Too! We made good use of access to the pond with our kayaks, and liked the short trip by car or bike to Menauhunt Beach at the end of the street. Although we did not have the best weather for our week's vacation, we had a wonderful time and found the owners to be most responsive and accommodating.

We stayed at this Falmouth home with a few friends and all of our kids, and it was a memorable time for all! First, the home is gorgeous from the moment you enter the flower-lined driveway. It is extremely spacious but not overwhelming. The décor is spot on "Cape Cod" and each room has it's own special charm. Of course, the kids loved sleeping together in the walk out finished basement --- the two bunk beds were a big hit. The outdoor space was wonderful. Double sliders lead from the living room to the back deck. With beautiful water views, this is the perfect spot for a quiet morning coffee, or to watch the sunset. It is located a minute or two (drive) from the beach and close to shopping and ice cream! The house was clean and neat upon our arrival and had everything we needed for a comfortable stay. Plenty of books for reading too! Staying here made it really hard to leave. We look forward to next year. Thank you to Matt and his family.

This home easily, and every comfortably, accommodated 8 adults (3 of our married children and their spouses) and our 6 grandchildren (ages 7 to 2 yo). The lower level is very spacious - a perfect play/sleep area for the children with 2 bunkbeds TV with video inputs. It opens onto a very spacious stone patio.The upstairs area with 5 bedrooms provided comfortable sleeping for all 8 adults (and a 2 yo toddler). The kitchen is well designed and of a size to handle the large groups that tend to gather there. The floor plan is open and welcoming, as the kitchen opens to the family/tv room which in turns opens to a large deck supplied with a grill and enough seating to afford guests views of the water and sunsets. The laundry room is well equipped (always makes packing easier). The property has wonderful lawn large enough for family soccer/football/baseball games. It's location makes it easy to access the bikes paths of East Falmouth. We rented from Corner cycle. The bike paths are well maintained. One can pedal for several miles along the shoreline. The home is located on Bournes pond, which is a large body of water perfect for kayaking/paddleboarding. It opens to the ocean so there are tidal changes, but not enough to make paddling difficult. We have traveled a great deal with our six children so have rented either vacation homes or condos. This is one of the most family friendly/kid proof homes we have stayed in. Time spent with family is always a good time ... staying in a vacation home as welcoming as this is icing on the cake.

My husband and I wanted to get away from the hustle and bustle of NY for a long weekend with some friends. We decided on Falmouth, for it's proximity to Cape Cod, yet more budget friendly options for lodging. We are SO happy to have found this gem of a property! We had 6 adults and 6 kids (ranging from ages 3-8). The house had more than enough rooms/beds, with an added bonus of a completely renovated basement with 2 bunkbeds (which the kids opted for, just for fun). The place was immaculate when we arrived, and the views from the property are truly idyllic. I especially enjoyed having my cup of coffee from the side patio in the mornings, and a glass of wine (ok, maybe more than one) in the evenings. The outdoor space is also perfect for the kids to run around and play, while the adults could still easily keep an eye on them. It's a short drive into town, where there are tons of great eateries and cute shops to explore. Matt was a great host, and check-in/check-out process was so easy. Would definitely recommend to others, and would consider this our go-to spot for future trips to Falmouth area!
