Lovely villa, in a good location, local roads leave a little to be desired, but we found this to be very common across the are and island. There were a couple of small issues I spoke with the homeowner and he was very appreciative of the feedback and very forthcoming with wanting to rectify these. Great communication and very well priced too. Definitely worth a visit and will be back again in the future

First like to say a big thanks to Wendy. Absolutely very helpful, responded to message promptly and always ready to help. Villa is very nice spacious and quiet. About 5 to 8 mins walk from the beach. Cool breeze in the evening super location no complaints

We stayed for a week in September. Property was as described. We were satisfied with facilities, location and neighbourhood. Great communication with Patrick. Check in and check out was easy.

The website photos are all accurate as this villa is well maintained and well placed for Ayia Thekla beach with it’s safe bathing and fab beach bar and restaurant. We particularly enjoy the pool at the villa as it is a good size and cleaned twice a week. The local villa manager (Wendy) is amazing and her assistance and kindness cannot be overstated. Any negative feedback is beyond the control of the villa owner and Wendy, the road at the front has a leaky drain that smells rather unpleasant and has been a factor since we first visited in 2018. Adjacent villas appear to attract groups of young men, they all seem to get around on quads which made for some noise when they get in from nights out in the early hours. Despite these negatives we would highly recommend this villa and hope to return again.

The villa was great brilliant value for your money possibly needs lift regarding paint but I loved it otherwise Wendy host was fab location was brilliant and all in all I give it 9out 10 fair play I definitely go again 👏👏👏👏👏

Great communication with owner prior to stay. Wendy met us and was incredibly friendly, helpful and went above and beyond. The villa itself had everything we needed except a stair gate but they kindly arranged one for us (for an extra £10). Pool was immaculate and warm, BBQ area was perfect and got a lot of use, Ayia Thekla beach was also lovely. For the price, it represents fantastic value and we have paid double before for a similar standard of villa. Have recommended this Villa to all my friends and family. Unfortunately the AIr Con in the main living area was not working from day 1 but they got an engineer there very quickly, but unfortuately for us, a part had to be ordered. Wendy was apologetic. And it was no big deal as all air cons in bedrooms worked fine.

This villa was conveniently located close to amenities and an amazing local beach with a fab beach bar. The drive to Nissi beach/ Ayia Napa was straightforward and also into Sotira where we visited a great taverna. The villa was equipped with everything we needed and the location was quiet and undisturbed.

Just want to say thank you to the owner Patrick for always replying promptly and being accommodating to us. Wendy who looks after the villa was always ready to help with any queries we had. A lively villa in a convenient location. Would stay again and recommend

The villa was exactly how it is pictured and described, right on the beach and easy access to everything. Wendy was fab and nothing was too much trouble. Villa was clean and had everything we needed. Highly recommend, we will be back!

It's a lovely villa with everything we needed. Pool area was large with plenty of sunbeds. Great location for local beaches, restaurants, waterworld & only a short drive into Ayia Napa. Communication with Patrick the owner was exceptional with prompt replies and Wendy the lady who looked after the villa was friendly, easy to contact and fixed a slight issue with the wifi immediately. She also let us use her cool box for the beach, which was very kind of her. Would definitely stay there again.

Villa was lovely and the pool was a bonus. Was cleaned twice a week. Great location to nearby Nissi beach and Ayia Napa. Would recommend car to get to nearby beaches and restaurants as bus service isn’t the best. Cabs are easy to get if you want a few beverages Overall the stay was great and would definitely go back.

It was perfect. If you want to go in Ayia Napa every day and you don t have a car maybe it s a little bit uncomfortable, but if you need a quiet place when you can chill, this villa is an excellent choice.

The villa is ideal for a break in Ayia Napa if you want to be near the sea but in easy reach via car or taxi from the hustle and bustle of the centre. It's an excellent base to explore the surrounding area or spend a day by the pool.

We stayed for 5 nights this month, and overall we had a lovely stay. We live on the island so we opted for a slightly later check in & Wendy was really helpful via text to help us get in & sorted. The villa was clean and well equipped, comfy beds, handy essentials in the kitchen, and the all important aircon! There were also some body boards & a pool lilo which my kids made instant use of. The only minor problem was the BBQ had been left unclean by a previous guest but we weren’t planning to use it anyway. Location wise the villa is really convenient for Ayia napa, protaras and the local villages however be aware - there is a loud open air nightclub/performance venue with live stage about 100m from the property and we were unlucky enough to arrive when they had two events planned back to back, which went on till the early hours with loud music, fireworks, laser show etc. It kept us awake so bear this in mind if you’re looking for a quiet one (look up NOX Ayia thekla to check before you book maybe) and the beach bar directly over the road on the beach front also hosted a wedding on our third night, so again we had very close fireworks and live music. That was just bad luck for us but not the quiet location we had hoped (and the reason we didn’t book in central napa, lol). Overall our stay was lovely, we would visit again (when NOX was quiet!!) and would gladly use this villa as a base for exploring the beautiful end of the island. We left behind some new inflatables & scuba/snorkel gear so hopefully future guests can make use of those too. There’s a lot of construction near by with the new Ayia napa marina and subsequent hotels/apartment blocks going up, hopefully this won’t take away from the gorgeous beach and local village feel too much as it’s a really sweet little part of the district.

Villa was in a quiet street, very close to the Agia Thekla Beach, that was not as crowded as Nissi Beach. A great beach bar and the great Nissaki Restaurant was close to us. Supermarket was just around the corner. Villa was clean and well equipped, rooms were familiar. Wendy helped in everything.

Stayed 3 nights for a quick holiday and loved the place. The pool was great and the kids spent most of their time there. Having 3 bedrooms for 4 of us was perfect, much better than a hotel. The kitchen is well equipped and the TV has all the uk channels. And it's right next to the beach and very well priced...we are very pleased we chose this property and hope to return soon!

Really happy with this villa ! Was not sure what to expect really because we usually stay in Protaras. Turns out it is right next door to a fantastic beach with a superb beach Restaurant and bar. We had intended going to the Ayia Napa beaches most days but instead just stayed local. Wendy and Patrick could not have been more helpful. Definitely want to rebook next year !

Loved staying here, the villa was everything we expected and more. Because of the time we arrived we just went into the property using the key safe and Wendy cam to see us the following day by which time we had pretty much sussed everything out. The villa is extremely well equipped, clean and comfortable with excellent pool and a nice selection of sunbeds and pool toys. There is a small but well stocked supermarket within walking distance and a couple of local restaurants which are very affordable and have a varied menu. Because of the time of year it was very quiet but that suited us as we came for a rest. The whole experience was lovely and I would have no hesitation in returning.

From arrival to departure we had a fabulous holiday at Patricks Villa. Wendy and Jerry were incredibly helpful before our trip and during, couldn't ask for more. Very well equipped and beds were comfortable for a good night's sleep! Roof terrace was sooooo relaxing to sit for morning coffee overlooking the sea, and a stroll to watch the sunrise on the beach is a definite bucket list requirement. Local supermarket was close to walk to and reasonably priced. We had a car so was able to do a big shop in Paralimni and could pop in and out of Ayia Napa with ease. Macronissos beach was also close by and the sea amazing!! Pool area clean and well kept and cleaned twice during stay, bit cold for me in October as not heated or covered, but it didn't stop the teenagers going in!! Facilities to dry towels and washing a definite plus and the large bbq provided many a Greek souvlaki meal during our stay. Will definitely be returning in the future, and recommend a stay to anyone who wants some sun and relaxation. Thank you Patrick and family for letting us share your lovely holiday home.

Good villa, in a good location, and a reasonable price for a week stay. Meet and greet very helpful and friendly, giving us lot of advice and tips for a great holiday. Mattress needed replacing in master bedroom, and air con limited to 2 hours on a timer in one of the bedrooms.
