The house was lovely for a relaxing week with extended family. We spend hours by the pool and evenings in the covered patio area. The grounds are terrific for walking, playing lawn games, and bird watching.

The house was accurately described, a beautiful restored house with many interesting antiques. We loved the pool area and the proximity to shopping. Saw snakes and eagles and walked to cute shops and restaurants. A wonderful vacation was had by all 10 of us!

I can't say enough wonderful things about our stay! From the moment we booked, Dennis (property manager) was attentive, professional, and easy to communicate with. The home was even more beautiful in person. It was a treat to stay in such a charming and historical home. The layout was perfect for our family of 12 (grandparents, parents, and children). Although we were a large group there were plenty of places to spread out and enjoy some solitude. We enjoyed sharing family meals in the kitchen, dining room, or patio. The kids spent a ton of time in the pool while the adults relaxed. The location was ideal for exploring the Cape. It was a memorable way to celebrate my parents' 50th wedding anniversary. We hope to return!

This was a beautiful and convenient home for our family vacation. Lovely historic home with all the modern conveniences. Our family group included 11 people ranging from toddler to grandparents. We had plenty of bedrooms and baths. The location is super convenient to beaches and stores. Host was very helpful. .

This charming house with beautiful grounds and a pool was perfection to celebrate my wife’s 60th birthday. We were able to receive family at the beginning of the week and friends at the end celebrating at the nearby beaches and sharing dinners by the pool. Dennis really cares about the property and managed our communication well. We would love to visit/rent this beautiful place again in the future.

This property is as beautiful as it looks online. If anything, with its lush grounds and gardens, it surpasses the description. The location was ideal for enjoying a different beach each day and close proximity to shopping, restaurants and exploring the Cape. I could go on and on about the pluses of this well-stocked, welcoming home but other reviewers have amply covered them.
Instead, I'll share thoughts that may be of interest to families with children under 5. We vacation with kids 1-, 2- and 5-years old.
We were thrilled to walk into the entry room and discover a fantastic multi-storied, fully furnished dollhouse full of intricate details. However, any dollhouse with truly tiny pots, pans and other features may pose a choking hazard for children under 3 -- even if they always have adult eyes on them. Parents know that supervised toddlers can still put something in their mouths faster than you can say "sleight of hand." If we could have moved the dollhouse into an area that we could restrict to the 5-year-old and adults, we would have. But, it was too large to move so we had to be super cautious.
Finally, the swimming pool. The back door of the entry room leads to the backyard, patio and pool. The door was easy for our 5-year-old to open and there was no alarm. Fortunately, our 5-year-old is a proficient swimmer and she understood why she should not go outside without an adult. But, be aware that access to a pool is a consideration to plan for.

Farmhouse with pool great setting for family. Lots of space for privacy among multiple families. Warm host with attention to detail. Somewhat hard for small children/babies to navigate space and bathrooms, but overall a very nice place.

We had a wonderful stay at the William Marston home. It was a beautiful home and we all appreciated the interior decorating and antiques. The house is spacious for 12 of us (some children) and we were all able to eat meals together at the kitchen table! The master bedroom was perfect for a baby and toddler to be in the room with parents as there was plenty of space! We appreciated the attention to detail throughout the house. All of the tissue boxes had a bow or flower made out of tissue and the bathrooms were stocked with shampoos, soaps, and conditioners. No need to bring your own bath towels as they had many on hand.
We loved the large pool with floats, which got a lot of use! Though the pool was not heated, it was certainly refreshing! The back porch and patio were lovely where we spent most days and nights.
Within walking distance is the Fig Tree Cafe, which we all agreed was delicious for breakfast. Also the pond is a short walk where you can view swans!
There are many beaches to go to within a 10-20 minute drive. The house offered 4 beach chairs, which was useful with our large group.
It's a short ride to other small towns like Hyannis, Osterville, and Chatham. We recommend all and would love to have visited more because each town was cuter than the next.
When we come back to Cape Cod, we would love to stay here again as it fits all of our families' needs. We'd recommend 100%!

Our week here was fabulous! The house was terrific in the multiple spaces it offered for our group of 9 adults and several who visited during the day. It took us a little while to remember where every room was located and which staircase to use-an indication of how large the house is and how perfect it is for a group.
The outdoor covered patio overlooking the pool was great and we ate lunch and dinner out there most days. It was wonderful to have a pool at the house! The yard was great–we enjoyed multiple family corn hole tournaments. The indoor porch was a favorite place for early risers to have coffee, the formal dining room was used for playing cards, and we had a jigsaw puzzle going in the piano room.
The bedrooms and most bathrooms are upstairs - there is a half bathroom downstairs which was helpful to avoid going up and down stairs a lot. This is a 1780 original farmhouse so people need to be comfortable with the narrow and somewhat steep stairs. The kitchen is well stocked with pans, utensils, etc and there is a brand-new gas grill on the patio.
Not only was the house fabulous, but Dennis (the property manager) was outstanding. He went out of his way to answer questions beforehand and after we arrived. We were celebrating a birthday and he was incredibly helpful and flexible in making it a special experience in many ways. He gave us local suggestions and made sure that everything was perfect–the best property manager we’ve worked with in all of our travels!

the property is gorgeous and well mantained, perfect for children overall. Close to lots of beaches and other things to do. the pool was a life saver in the hot weather and the yard is large for games. The kitchen has everything you need as well which was helpful.
the property manager lives on site and was wonderful and attentive yet respectful of privacy. He truly made the stay more enjoyable.

The house fit all of our needs; we had age ranges from infant to 76 years old. The pool was great for extra fun after exploring the nearby beaches; it is awesome that you can visit many different beaches within a short distance. Plenty of space for everyone to get some alone time when needed. We loved using the front/side yard for wiffle ball, soccer and running around. The covered porch by the pool was great for dinner and relaxing at night regardless of the weather.
Dennis, the property manager, is excellent. He was very responsive to questions and helpful with ideas of things to do and places to see.

Everything was perfect start to finish! On arrival, we were met by Dennis who gave us a tour of the home and some of the history. The house is huge and has lots of room to gather together or find a corner to be by yourself. Having the beautiful pool in the yard was the icing on the cake. Dennis couldn’t be more cordial or helpful. The house is equipped with pretty much everything you might need for your stay. Just add food and wine!
Great experience and lots of fun and the bonus was the wonderful weather when a week of rain had been forecasted.

Marstons Mills was a great property for a family gathering for Thanksgiving; it easily handled 10+ family members, providing great space (and separation) for the many members who were still working (remotely) as well great gathering spaces for eating, catching-up, reading and playing games (charades in the living room). It was also located close to all of the essentials (breakfast places, coffee, breweries and shopping). We look forward to returning in the future.

The property is large enough that we can spread out when needed. Unfortunately for us, the weather was crummy, raining, but being with family was great. Thanks!

We were a large group of eight adults and two babies and there was plenty of room for us all to have a comfortable stay.
Dennis was very welcoming and responsive while still giving us our privacy to enjoy the house. We’d definitely stay again.

We absolutely loved staying at the William Marston home. It was perfect for a family gathering of us, our three adult children and their partners, and our two tiny grands. We had plenty of space, the rooms are separate enough to be quiet, and the land, patio and pool (warm enough in early September for us) were perfect for enjoying the outside spaces. We loved walking into the village for breakfast and gift shopping too.
This is a perfect starting point for Cape Cod day trips. It is about an hour to Provincetown or Woods Hole (ferry to Martha’s Vineyard) and even closer to whale watching, many beaches, sunset cruises, amazing seafood.
One note: if a member of your group has difficulty with stairs, this would not be a good choice for you (not an issue for us).

We loved our stay, everything was very clean, and Dennis was very gracious, reachable, and friendly. The historic charm of this house makes it very unique and memorable, and its centrally located near a lot of cape attractions within 15 min drive.

This house was perfect for our family of 12. It is located near Hyannis, Mashpee Commons, and many stores and restaurants, but the property is private and spacious. Craigsville Beach is nearby. The house was clean and ready for our arrival. Dennis is a great host. He is easily accessible if needed, but he allows us our privacy.

Cape Cod Escape
The property was an adventure in itself. The converted farm hose and barn had that old world charm. The antique furniture just added to that. The property manager could not had been nicer. Every thing was just what we wanted for our getaway. Would highly recommend if any one was to ask.

Awesome extended family getaway
Lots of space to spread out, outstanding attention to details, convenient to beaches and shopping. Walking distance to small restaurants, peaceful surroundings, grateful for Dennis's kind and helpful presence, assistance, and approachability. The kids loved the pool. Used it multiple times a day!! Fantastic 51st anniversary celebration! Highly recommend.

Great place to stay and great property manager
We loved Marstons Mills. It was a great location with lots of nearby restaurants and cafes. The house was wonderful for our three families and allowed each group to have privacy if wanted. Our grandchildren loved the pool and used it frequently. Everyone agreed we would like to return some day.

Fantastic holiday rental
My family and I rented this house the week between Christmas and New Years and I can't tell you how great it was. We love the Cape off season, and the house was fantastic: exactly as pictured, full of character and charm and felt both cozy but large enough to give our group of 12 plenty of space and privacy. We loved the kitchen with it's big communal table, just right for playing cards, eating, or having a few cocktails. The kitchen is really well equipped and we had everything we needed. We cooked most of our meals. The area is really nice with easy access to beaches and walks and there were plenty of businesses open even in December. Some of our family even did a New Years Day dip in the ocean! Dennis, the property manager, is absolutely fantastic, super kind, flexible, always a text away if anything is needed. I can't recommend this property highly enough. There is a wonderful covered patio area with a built in pool, we might just have to rent it again during the summer months, just to compare! A truly memorable week. Thank you!

Our 2nd visit
Our family had the pleasure of enjoying this home for the Thanksgiving holiday for a second year. Kitchen is fully stocked with everything needed to produce a proper feast. We only added the food. The dining room is spacious and elegant. There are so many rooms to explore and we never felt crowded. Everybody had ample space to relax. The many bedrooms and baths with three staircases provided us with ample privacy. Although it was chilly in late November, we enjoyed the 3 acres and games and toys provided. Last year we were hooked on jigsaw puzzles, this year it was corn hole. What a great family experience in an idyllic setting!

An Amazing Property
The property was wonderful and Dennis was a great host. He added to our stay with some of the history of the property.
The furnishings were historically amazing and comfortable. Location is best on whole Cape area. Kitchen was well appointed and well supplied with everything one needs other than food. We hope to return for another pleasant stay. We enjoyed eating at the large kitchen table and wondering about the conversations that took place there since 1780. The property has enough room for all guests to have their own space without being on top of other guests. We recommend that all guests get restaurant recommendations for Dennis because everyone he gave us was a true enjoyable experience. Having coffee or a glass of wine on the back patio was great with watching the swans on the pond. The property is close to pharmacies, grocery stores, and other retail stores that also made our stay enjoyable.
We must say without exception Dennis was a most gracious host.

Fabulous Family Reunion Property
Our family selected this extraordinary property for our post-2020 family reunion. It was everything we hoped for and more. There was something for everyone: easy access to lovely beaches, an exquisite pool, colonial artifacts, a delightful dollhouse for the kids, gorgeous scenery, a fully-outfitted kitchen, and tons of space (and privacy). Dennis the property manager was an absolute delight. He even gifted us some yummy organic summer squash from his garden! We thoroughly enjoyed this property and hope to return in the future.

Perfect house and location
This house was perfect for our family of twelve. We loved the layout of the house and the local area. Dennis was a perfect host. He met us on arrival and gave us a quick tour. He was available if needed but respected our privacy. The house has an interesting history and is located in a beautiful area of the cape. We enjoyed swimming and beachcombing at Craigsville Beach.
We are looking forward to vacationing at the Marston Mills house again next year.

Wonderful family vacation home
Our family of 10 gather every year on the Cape and fortunately this year we had the opportunity to stay at this location. Every member commented on the ample room for the family to enjoy meals, games and conversations around the kitchen table along with adequate personal spaces for reading, television, technology use and sleeping quarters. Our host Dennis was the perfect resource for area locations at which we ate, swam and shopped. The home was well stocked with everything we could possibly need. The pool was an added bonus for relaxation and activity for our younger members as well as the adults.

A lovely week in an amazingly well-equipped house.
Absolutely lovely house, pool, grounds -- just the right size for our extended family. The kitchen was wonderfully well equipped for all the cooking we like to do together, too. Dennis was friendly, helpful, but never intrusive. The swans and cygnets, not to mention the tree full of orioles, the phoebe nesting over the door, the villainous snapping turtle glimpsed when the teenagers took out the kayaks (probably responsible for diminishing the number of cygnets), and just changing light over the pond and marsh, all made sitting out under the awning watching the kids in the pool or early in the morning doing exercises, having breakfast, or later drinks while observing the activities at the grill -- a great pleasure. We explored Audubon nature trails, bike trails, beaches, too -- discovered the Amie bakery and the Osterville Fish House and took advantage of offerings. A perfectly lovely week.

We absolutely loved our stay at the historic William Marston house! The property is stunning and we enjoyed watching the resident swans and their babies in the pond as we relaxed on the huge backyard patio. We loved being able to walk down to the pond and take the provided kayaks out for a spin. This house had absolutely everything we could possibly need including beach towels and chairs, a corn hole game, gas barbecue, stacks of fluffy towels in every bedroom, spices, oils, and vinegars galore. Need a corkscrew or lime juicer? Don't worry, you'll find them in the house along with every kitchen gadget you could need! Each bathroom was stocked with full size shampoos, conditioners and body washes. The house is filled with amazing antiques and unique art and everywhere you look, you'll find something interesting. The house is stocked with tons of games and books too. From the living room with a baby grand piano, to the light-filled sunroom overlooking the pool, to the cozy tv room, to the kitchen with huge old farmhouse table, to the formal dining room, there was plenty of room for our group of 11 to spread out. Everyone in our group commented on how comfortable the beds and pillows were too. The light-filled master bedroom is stunning with high ceilings and exposed beams with windows that overlook the pond and pool. The location can't be beat with plenty to do in Barnstable and only 15 minutes from Hyannis and the ferry to Nantucket and Martha's Vineyard. Dennis, the property manager, was a wealth of information and was just a text away if we had any questions. We can't wait to return!
