Ceci est la villa la plus luxueuse de la côte sud de Saint- John village Theologos. Il est une maison idéale pour les familles avec tout le confort que toute personne peut demander. La villa est située sur la plage de Theologos, de Fthiotida Grèce, l'une des station balnéaire la plus pittoresque et populaire pour les touristes. La villa a une vue à couper le souffle ininterrompu de la mer bleu infini, ce qui peut se détendre et d'inspirer un de ses clients. Juste une heure de Voyage de centre-ville d'Athènes (128 km), cette villa embrasse tous les besoins et désirs, même pour les clients les plus exigeants. L'architecture de la villa est conçu de telle manière qui offre la perception américaine, la simplicité et de luxe dans le même temps.
La villa peut accueillir jusqu'à 16 personnes (total 550 m²) et / ou 8 personnes (3 chambres rez de chaussée et 1 chambre mansardée avec sa propre entrée individuelle, 240 m²), de luxe et de confort. Une des caractéristiques les plus spectaculaires de la villa est l'accès privé à la mer (plongées sur les rochers et les étapes courbes sur les rochers pour la plus simple approche de la piscine) et la piscine qui capte l'oeil de clients en raison de la bleu infini qui lui fait face.
Il se compose de 5 chambres, toutes avec rénové salle de bains et un grand espace de la famille qui dispose de 3 chambres, privée d'un coin salon et une salle de bains de luxe. Toutes les chambres ont le lit d'un roi et sont très spacieuses. L'intérieur salle à manger principale de restauration supérieure pour jusqu'à 10 personnes assises, cuisine entièrement équipée, d'un coin salon spacieux avec cheminée et une salle de bains supplémentaire pour les clients. La grande véranda à la fin du salon et la véranda au rez de chaussée ont tous deux une vue panoramique qui peut fasciner chaque client, en particulier au moment où le soleil se couche dans la mer. La chambre à coucher avec salle de bains dans le grenier peut offrir à ses clients une expérience totalement nouvelle de la vie privée et la vue incroyable.
La salle de jeux au niveau inférieur de la maison peut offrir des moments de joie non seulement aux enfants mais aussi aux adultes. Il a une table de ping-pong, un billard français et fléchettes. La cheminée dans la salle de jeux est l'élément le plus important qui assure une atmosphère traditionnelle et se détendre. Au même niveau il ya 4 des chambres de villas, la deuxième cuisine entièrement équipée et la possibilité pour les repas assis jusqu'à 12 personnes à l'intérieur de la salle de jeux ou à la piscine places 10 personnes. La maison est le diamant de la région, majestueux avec sa couleur blanc et brun stores. Les éléments décoratifs de marbre et de bois donnent immédiatement aux hôtes un accueil chaleureux, le sentiment d'appartenance terreuse. Des meubles faits sur mesure, de marbre et les planchers de tuiles sculptées par les sculpteurs traditionnels sont quelques-unes des caractéristiques qui ajoutent confort et le caractère unique de séjour de l'invité.
La piscine
La piscine génère un sentiment de vue bleu infini. La villa est entourée de jardins sans fin et dans le côté droit de la maison, le jardin est prévu avec des légumes de saison et des arbres. La propriété a plusieurs, en plein air assis zones, avec des bancs en bois qui créent de petites oasis toute la journée et la nuit, offrant à l'époque des invités pour barbecue, des partis et des rassemblements.

La dénomination provient de la petite église de Saint- Jean le Théologien. A côté de l'église se trouvent les ruines de l'ancienne ville de Alon, dont la plupart se trouvent sur la plage et dans la mer. Dans ce site archéologique fouilles avaient été pris avec beaucoup de découvertes: maisons sacerdotales, des autels, des monuments et un temple à quatre colonnes dédié à Athéna.
Sauf la grande plage de Theologos, baies cachées dans les environs de petites ou de grandes plages vertes et plusieurs attendent pour vous de profiter pendant vos vacances. Theologos est célèbre pour ses couchers de soleil; la vue du coucher de soleil sur l'horizon est d'une beauté exceptionnelle et inoubliable pour tous ceux qui ont apprécié. Il est sans aucun doute une partie importante de la magie de l'été dans Theologos où en conjonction avec le paysage coucher du soleil vert synthétise des images uniques, captive et excite les émotions.
La villa est à distance à proximité des célèbres sources thermales naturelles de Kamena Vourla, qui est situé à environ 60 km au nord de Theologos, dans le centre de la Grèce et il est l'un des plus anciens lieux de bain chauds connus. We decided to visit in the middle of a “medi-cane”. Luckily, we couldn’t have had a better house to endure 5 days of thunderstorms and sideways rain. The house is incredibly well equipped and better than in the photos.

I cannot begin to explain what an amazing time we had during our 2 week stay at villa Albatross. We were a group of 14 people, ages ranging from 13 to 73. The house was fantastic! Getting up every morning looking at the amazing view from our room and then enjoying breakfast on the balcony followed by a swim in the crystal clear sea or refreshing swimming pool made us all feel so relaxed. Nikolaos was a wonderful host. He was there to show us around when we arrived and provided some excellent information on the local area and restaurants. The villa is perfectly situated within walking distance of the town and the taverna at the top of the driveway had fabulous food and was reasonably priced. We have stayed in quite a few properties over the years and this was by far the best. It has everything you need, including 2 very well equipped kitchens.....there was even a few inflatables the kids could use in the pool. Everyone had a great time at this beautiful villa and we would definitely go back again.

The villa was fantastic, we were 4 families and we all had space inside and outside to enjoy. The access to the sea is brilliant and the children loved the big pool. Nikaloas was a great host, recommended restaurants and the best places to buy food. Through the stay he also responded very quickly if we had questions about the house or the local area/ activities. I would definitely stay again.

We had a gorgeous 10 days at Villa Albatross at the end of August 2022 (apart from 4 days of thunderstorm!). We particularly loved the huge terrace with amazing views, both for our meals as well as just chilling out. If you want a break from the pool the house has is a little private beach where you can dive into the bay. In short, this is a lovely house, with gorgeous views, and perfect for a large group

From the first moment of contacting Nikoloas he put our minds at rest about booking this beautiful villa.
We were met by Nikoloas who drove some of the party around the village, showing them where the best places to eat and shops were, which was much appreciated.
The only thing we needed was our beach/pool towels. Everything else was provided. I mean everything.
The villa really was perfect for our 3 families.
One family had 3 girls aged 10,12 and 14. They had a double/twin room another twin room and a triple room separated by their own door and serviced by a large family bathroom on the first floor.
My sons aged 15 and 18, and our friends sons aged 14 and 18 took the 2 doubles and twin room all with en-suites on the ground floor where the pool table, table tennis, card table was, next to the swimming pool.
We had a beautiful double room and our friends had the top floor double bedroom with roof terrace. All the bedrooms either had a balcony or doors opening up on to the pool area. There are 73 steps down to the sea. Everyone swam in the sea and practiced their water polo, it was a similar temperature to the pool which was a blessing in the 40* + heat.
The villas was spotless. Spectacular views, more than we could have wished for. Everything is kept up together.
It was perfect for our 8 adults and 5 children.
My advice would be if you had mobility issues this villa would not be suitable, even getting to the front doors requires climbing down a lot of steps.
Also we hired cars and went out and about. You really do need a car, just to go to the shops is quite a long walk.
This is a gem of a property, you won’t be disappointed.

Even better than on the pictures. We liked the fact that despite being a luxury house it is a family house with its own history, decoration, style, "feel home" vibe. Fully equipped house. Nikolaos is a great host very helpful and arranging and available anytime by phone. Nice short walk to theologos center with good family atmosphere and very nice people. Although not mentioned as things to do, walking/biking in the small forest roads or olive plantations in the area is amazing. We had a great time.
Only improvement could be to have a sound system / speaker with Bluetooth connection to play music easily. Thanks!

The upper lounge area, dining area with main kitchen opened onto the terrace where we spent most of the time as it has fantastic views. The lower floor had a games area and the second kitchen leading to the BBQ. The bedrooms were very nice and comfortable with ensuite bathrooms, however 3 of the 8 bedrooms shared 1 bathroom, but luckily we used only 2 of these bedrooms. The pool area is very nice with sun beds and umbrellas, the pool water was a little chilly despite the 30 degree weather and steps lead down to the sea. We only used the upper kitchen, mainly for breakfast and a light lunch.
We found the taverna literally at the end of the drive 300 metres, Ταβέρνα Σαράντης, served really good food and at amazing prices, €12-15 per person, so we ate out every evening. The village supermarket was really well stocked and happy to deliver.
Nikolaos the owner was very helpful when a member of our group became ill and had to travel to Hospital in Athens, arranging the hospital appointment and taxi.

Sehr schöne Villa! Super ausgestattete Küchen, grosses Wohnzimmer, Spielzimmer, grosser Griller und viel Platz zum Entspannen :-) Es ist sehr ruhig! Geschäfte und Lokale sind 10 min zu Fuß entfernt. Wir kommen sicher noch einmal zur Villa Albatross!

Fantastic!
This was the second time here for most of our group. Still as fabulous as ever. We all brought beach shoes with us this time which meant even more time in the sea without worrying about the rocks!
Nikolaos was really helpful with suggesting trips and airport transfer info for those in our group who did not have a car.
We made 2 visits to Sarantis restaurant very near to the villa which was amazing and we also got bbq meat from there during the week! Also plenty of other restaurants in the village to choose from all at excellent prices.
We hope to be able to return again!

Lyxig villa
Vårt sällskap på 13 personer beslöt att satsa extra på ett fint hus i Grekland då vi fann att det var billigt att flyga till Aten. Vi valde detta med stor omsorg och det fyllde alla våra förväntningar. En härlig pool, fina sovrum med varsina badrum och stora sällskapsytor både inne och ute. Vi lagade mest middagar hemma i huset och upptäckte nya uteplatser varje kväll. Avståndet till Aten funkar för en dagsutflykt till Akropolis etc. Byn Theologos har sett bättre tider men är ändå ok.

Amazing!
We had a fabulous holiday at Villa Albatross and would highly recommend it. We were a group of 10 in our late twenties and there was a lot more space for more people. The villa is huge! We kept losing each each other! The panoramic view is incredible and the sunsets were some of the best we have ever seen. We enjoyed sunset drinks and swims down by the sea (with the access from the villa off the rocky steps) every night. It was pretty magical and we all have very fond memories of those sunsets and the sunny days. We ate out in a lot of the tavernas as they are all pretty affordable and so easy. We particularly enjoyed the one up the road. (Many of the tavernas don't have red wine, but they're pretty relaxed and happy if you bring your own! We had others at the table drinking their drinks and we ate a lot of food). There are quite a few day trips to do around the villa (which Nikolaos is very helpful with helping to suggest good ones and arrange for you). The boat trip to the beach on the island was brilliant. Our favourite trip was over to Delphi. Definitely worth the drive (90mins). Overall its brilliant! The villa is fab. Well equipped kitchens (we baked a Birthday cake), clean, lots of bathrooms, terraces everywhere, lots of communal space, great games room, the pool and outside is huge and great fun. The best bit for us was the sea access and sunny terrace down there. It was so much fun and Nikolaos is a fantastic host. Always available on the messages to help out and booked things for us when the language barrier became a problem. Nikolaos' family also met us on arrival to show us around the villa and village! It really was brilliant and one of our best holidays.

One of the great holidays our family had
We went on holiday in Greece for a week, we are a family of 10 adults and seven children. It is hard to describe in words the pleasure of staying in the villa. The spaces are great, the equipment is amazing, the pool is a bit salty but meets all the requirements, the two kitchens and eating areas were very wide.
We strongly recommend that you spend a vacation at this villa.

Amazing!
As a large group of family and friends we go on holiday together regularly. This is by far the best villa we have ever been to.
A lovely welcome, fantastic view and beautiful villa. Theologos is a lovely location with friendly people and not many tourists. We spent every evening star gazing on the balcony with a drink or two!
Lots of local places to eat. We especially enjoyed the restaurant at the top of the drIveway!
The private beach is good for snorkelling and lots of coves and other beaches nearby.
We are hoping to return soon to experience it all over again 😊

Taverna and butcher shop as well as a playground for children a 5-minute stroll away. Bakery, supermarket, fish store, fruit and vegetable store in the village a 5/minute drive away, and a good selection of very good mezes and tavernas to choose from on the
main road along the shore.
Nikolaos (whom we never met) was only a phone call or an email away, and always responded immediately. He found an EENT specialist for my husband who had an earache in a town nearby, and another doctor for my daughter who had a bronchial infection.
There were 15 of us, eight adults and seven children (ages 7 to 13) and they
never had a dull moment, When the sun was too hot, there was the card table, that ping pong table, lots of books - and wi/fi!
A 1-1/2 hour drive to Delphi and a longer drive to the Meteora. 1-1:2 hour drive from Athens International Airport.
All in all, a most enjoyable and relaxing holiday. .

Stunning
Really don't understand anyone that wouldn't give this 5 stars. Agree the photos don't do the villa justice. On walking through the front door the size and scale just hits you. We were a party of 7 adults and 8 kids and loved every minute there and didn't want to come home. Plenty of room for everyone, loved the pool and snorkelling and even managed to swim across to the other side of the town. BBQ in and ate out and the owners couldn't do enough for us. Would love to go back (right now). Superb place.

Beautiful villa in hidden corner of Greece
The first impression you get from Albatross Villa is that the nice pictures one can view on the web do not flatter enough to the villa, as well as to the villa’s yard and the beautiful view overlooked from almost every corner of the venue.
If you are into spending your vacation with a big group of family or friends, and not in a classical tourism destination, this is your place. We were a group on 13 adults and 3 small children, and never felt the house is too crowded. Yet, you must be aware that the house located on a downhill and moving around and within the house involved some stairs.
To begin with, the contact and corresponding with Nikolaos was smooth and easy. Before our arrival, Nikolaos was very responsive and helped a lot to find solutions to our needs.
The warm welcome we have received on our arrival was only a start to the warm welcome we have received from the people around the village. Not many English speakers around but nonetheless, it was never an issue and actually it is part of the vacation charm. Nikolaos’ father gave us a tour around the village on our arrival and it helped us a lot later on. Many thanks to lovely Maria and her father as well!
The house contains all you need for home cooking and meals for big groups, with big tables inside, on the Livingroom level, and outside, on the lower/pool level. We have done both, but I would also recommend going out for dinners to the local restaurants. We were never disappointed once we went out to dine. One of our favorites was a restaurant located only 250 meters from the house (Sarantis tavern).
The pool and the stairs to a small beach (Rocky Though) in front of the house are lovely. Yet, the view from the main porch and the pool, day and night, not to mention the stunning sunsets, is something you go to Greece for.
The village of Theologos has all you need; Good bakery, Pharmacy, Supermarket, few options for fruits and vegetables, including a place where you can buy Self-growth vegetables.
The center of Athens is only 75 minutes driving away from Theologos, as well as the impressive historical site of Delphi and beautiful nearby village Arachova. In Arkitsa and Kamena Vourla, 30/45 minutes driving from Theologos, you can take a ferry/boat (Respectively) to Evia or the lovely beaches of Lichadonisia.
If you like Greece and the Greeks as we are, you will not be disappointed from both, the house and the area. Hope we will be back to this lovely corner of Greece soon.

Beautiful villa in a great location
The previous reviews have it pretty much covered – it's a beautiful villa in a great location, just outside a quaint seaside town. Situated on the ocean front with a large garden, this spacious villa is like having a mini resort to yourself. Walking distance to restaurants, with the city centre only minutes away by car. And to top it all the friendly and responsive assistance from Nikolaos who oversees the property. Warmly recommended!

Wow...Wow...Wow!! Absolutely stunning villa, better than we had ever dreamed!
We've had an amazing holiday at Villa Albatross and the description describing it as the best villa in the area, is most definitely true!
We were met by Nikolaos and Maria who showed us around the villa and then gave some of the party a drive around the area showing us good beaches, restaurants and supermarkets/bakers etc. This was obviously really helpful. A supply of basics was also left (water/bread/jam etc.) which was helpful as we had come straight from the airport.
The villa was huge....perfect for three families. The bedrooms were all large, lovely and clean and all had air-conditioning which gave everyone a perfect nights sleep. The beds and pillows were really comfortable. The 3 bedrooms situated together that shared a large family bathroom were perfect for the children in our group to use and the fact that they were just slightly removed from the other rooms gave the adults in the group a bit of peace in the evenings! (The rooms are just a few steps up from the main living level of the house so they are not isolated!)
All of the other rooms had lovely en-suites attached.
The main living areas were brilliant - very large and the higher balcony was a lovely position to admire the stunning views in the mornings and sunsets in the evening. The main lounge had a large TV with Sky channels and a DVD player, music system with many DVD's and CD's. There were also many book shelves filled with books to borrow. This lounge also had a bar which was a bit of fun!
The games room on the lower level was brilliantly stocked with a Carroum Table, Table Tennis, 2 Card tables, Darts, Croquet sets...
Kitchens were absolutely full of everything you could ever need and the outside BBQ was fantastic. We ate outside at every opportunity as the views were spectacular.
The pool was perfect - large and really well looked after by the lovely gentleman who came early most mornings. The decking area was large and there were plenty of sun beds to relax and enjoy the gorgeous weather. There was usually a cool breeze which was perfect! The coastal entry from the villa was quiet and the sea perfect for swimming and diving into.
We saw a tortoise, praying mantis and a pod of dolphins in the bay which was extra special for us to see.
Overall, every one in the party couldn't fault the villa in any way. It felt like the type of villa that celebrities would use - the views were stunning and everyday we felt really lucky to be enjoying the experience! Thanks Nikolaos!

Top place to spend your family holiday
We rent Villas across Europe every June and by far this is the best place so for. Would not go into a lot of details as other reviews have outlined most of them, however:
It feels like real home, not a clinical hotel, at the same time it's clean and cosy.
You have more space then you need... loads of it. We had 15 people and the only time it felt crowded is when you all get to the dinner table together.
Owners are great, proper introduction to the house and all reasonable requests are accomodated.
The area is not a tourist place, so no crowds on the beach (unless it's weekend and then all locals come out).
Swimming pool is great, water is not from the see but has a slightly salty taste. Would be superb if they would have a swimming pool to the originally planned size (the wooden deck around was supposed to be huge swimming pool i guess).
Please note that water heating is sun driven, so no hot water very late night or in the early hours of the morning untill the sun is in the full swing. This is not a problem if you know that and plan showers accordingly.
Also note that pool table is not actually a pool table but carambole one - i.e. it does not have pockets. Ping pong is great, but i suggest owner to put blinds in the games room as during the day the sun reflection is interfiering a lot.
In June, fish and butchers only work on weekends, so if you arive on the weekend, don't waste time and get to the butchers as there is no other place to buy fresh meet.
To summarise... recomended...around 12 people is ideal for the place... Enjoy!

An amazing property in a stunning location
When I saw the photographs of the property that Nikolaos has on the site, well I was impressed. However, when you actually get there the photos don't do it justice. The place is stunning! There is so much space and just about every need has been thought through by them. Nikolaos's father even took me into town and the surrounding area to show us the must see sights and introduced us to the best restaurants. The outdoor area is fabulous and the private beach area was enjoyed by everyone with great diving opportunities into crystal clear and wonderfully warm sea. The locals are really hospitable and the local pizza restaurant serves pizza that is as good (if not better) than any I have tasted in Italy.
I can honestly say that the house, location and the people make this a destination that I will never forget and definitely hope to visit again soon.

Perfect Vacation
From the begin to the end a perfect place to stay. The owner greeted us at arrival. While the rest of the Family got introduced to the house from the owners daughter, the owner had taken me for a ride, to show me the places around, where the stores and beaches and places to eat are. This was very helpful and appreciated. The suggested meat restaurant near the property, 5 minutes walk uphill, is very good. The person is a butcher and we brought meat for the grill from him, perfect. Also, there is a little store, where they sell fresh fish. They have a lot of different fish, but must arrive in the morning, to get the best fish.
We where 11 People to stay for a week in the house. At times you look for the other People, because the house and grounds are big enough, to have to search for people. The house is well taken care of and perfectly clean. There is nothing amiss at the house, everything is there. kitchen utensils are complete, 2 coffee machines, which was perfect with the amount of people we where. The little private beach is nice, but a little bit hard to come back out of the water. It is possible however. With the salt water pool, there was really no need to go to the beach.
The maintenance person for the pool comes early in the morning, he is like invisible.
The downstairs area with the outdoor grill was our prefered spot in the evening, There is a Long table to dine and talk and good for Entertainment. The grill is a charcoil grill and charcoil is available at the little super market, you have to ask for it.
All in all, a perfect location and house.

Mainland hidden gem
This villa is even better than on pictures. It has absolutely everything for you to feel as real home away from home. Beautiful, spacious, ideally clean, convenient and cozy. Sea views are absolutely amazing, nearby beaches are ideal for families with kids, a lot of affordable and very good restaurants around and no tourists at all. Simply ideal holiday, nothing more to say.

Merveilleuses vacances en Grèce
We have spent our holidays - from 1st to 15th of August - in the Villa Albatross in Theologos. We were 10 friends (5 couples). We can say, it was one of our best holidays. The Villa Albatross was perfect.
When we arrived in the Villa, we have been astounded by the panoramic view, the large wooden deck, and the beautiful white villa.
On arrival, Bettina, the owner, gave us a very warm welcome. Bettina is simply GREAT : she did her best to ensure us marvelous holidays. The most important for her is to make people happy in her house and make their stay unforgettable.
Her husband drove us in Theologos to show us the main shops, the beaches, the nearest restaurants and to give us all the details we could need.
The house is big, so much space for us ! With the air conditioning in the main rooms and bedrooms, we did not suffer from heat.
We had breakfast on the upper terrace/balcony with the panoramic view on the sea, lunch and dinner on the ground floor near the swimming pool.
On the evening, to have a drink on the upper floor with the beautiful sunset or under the starry sky was simply magical.
You can walk to the village center through a small path along the sea. No big buildings or large resorts. Theologos is a small and nice port with restaurants, typical taverns. There are not a lot of tourists, the place is mainly known by Greek people. In Theologos, we were far away from the crowed beaches. It was great !
The house has a private access to the sea (stairs down to the sea) with an easy access for swimming (steps have been cut in the rock). From there, you can dive, swim, and do snorkeling.
In the shops, people are friendly, and although few of them speak English, they do their best to help you.
Every day, somebody came to keep the pool cleaned. The outsides of the villa were also cleaned daily. Sheets were changed once a week.
All around the swimming pool, a large wooden deck with tables, beach umbrellas, sun beds (it is great to have so many !)
All the restaurants were good, we have never been disappointed but we liked to go to the Tavern Sarantis, which was just next to the house (5 minutes walking). The family who owns this restaurant was very friendly. We really enjoyed the delicious and typical Greek cooking and the meat was so good !

Midsummer stay at Villa Albatross
Our stay in Villa Albatross was very successful. The house and property was much larger than we actually had realized just by watching photos in HomeAway page. Two kitchens we fully equipped and we did quite a lot barbeque in terrace grill. Pool and pool area are really spacious and view to bay and Theologos village are amazing. You do need car to get to property, but once there, restaurants and grocery store are easily accessible by foot. I would definitely recommend this villa for quiet relaxing holiday for similar groups like us (two families + grandparents, all together 10 people).
Theologos is small village that usually houses Greek tourists during summer season. Therefore English skill are in many cases quite limited, but that offers great opportunity to learn some greek language.
