Close to restaurants and fun in Bailey and Wellington Lake, but such a private feel. Great hot tub on deck overlooking the woods and river. Perfect place to enjoy some luxury but with the charm of a cabin in the woods.

The River House was roomy (for seven adults), comfortable, and very clean. Host was super responsive. The hot tub on the elevated porch in view of the river was fabulous. Bailey is fun. We walked to the Sasquatch Museum and the brewery. We enjoyed excellent hiking nearby especially through the Guanella Pass.

We ended our first family trip to Colorado in Bailey and could not be happier with The River House! The house is beautiful and the setting so quiet and peaceful with the sound of the river all the background noise you need! Sherri and John are wonderful hosts and very responsive when needed. My family agrees we would return to The River House in a heartbeat! ❤️

Nestled among the mountains is this hidden gem. The pictures do not do this property justice absolutely beautiful. Throughout the house are gorgeous stain glass windows. The master bedroom and bath is enormous and extra bedroom opens onto patio with large hi tub. Upstairs are 3 separate bedrooms each with unique features. What really sets this apart from others is the river running alongside the property. This house will not disappoint anyone staying here and strongly recommend.

This place is absolutely gorgeous! No words do this property justice. There's places to explore, the views are absolutely breath taking, the home is spacious and clean. None of wanted to leave. Even the teenagers were begging to stay. We started discussing another stay here less than an hour of being here. For a decade we have been taking mini vacations to areas near red rocks (for concerts) and this one has been the best hands down.

Our son got married in Bailey, and we rented this riverside house for the three nights afterward. We rested, relaxed, and recovered, enjoyed some bonus time with family members, had some wonderful meals, some of us climbed a 14er, and we took full advantage of the sonorous river flow and the restorative hot tub on the deck. Perfect.

This was our second stay at Morning Air Ranch. It was as easy and clean as our first visit. It’s convenient to all the activities nearby. We enjoyed fishing and had a successful day. John was a great help and we can’t wait to get back.

My wife and I flew to Colorado to see a concert at Red Rocks. We wanted a place away from the city but close to Red Rocks and this house was perfect.
We are from AZ, so being able to have a place nestled against the river was amazing. The hot tub on one of the decks offers a peaceful soak with a great view of the river and the relaxing sounds of the water.
The interior of the house was spotless. Huge master bedroom with windows throughout to enjoy the views and the bed was very comfortable. Although we didn't need the extra rooms, there was plenty of space to bring many others.

Magnificent master bedroom and bath, upgraded kitchen, cozy common areas with great wood fireplace. Clean and roomy hot tub, but high in chlorine. Bring your Roku or streaming receiver if you want viewing options. The notebook with operating helps is detailed, except for how to access the 33 acres for hiking and exploration. Renters should understand in advance that there are limitations on water usage, so washing clothes and dishes need to be well managed. Very clean inside, with a variety of bathroom and kitchen supplies. A huge number of towels and throws, games and books. We did a bit of nymph fly fishing, and the river was flowing well,

Don’t hesitate to book this place!! The home is located in a amazing location walking distance to the brewery and winery. The owners have done a great job with the remodel mixing new and old. There is a hot tub on the deck with views of the river running through the property! A home with river views is always on my top 5 types of VRBO homes! Thank you for allowing us to use your home for any buddies wedding weekend! We were able to get some great pictures and do a guys get ready at the home. Thank you, Sheri!

We had a family wedding just minutes away from our property. We enjoyed sitting on the deck by the river, hiking within a 2 minute drive, and relaxing in the hot tub on the cool evenings. There was plenty of space for napping and privacy for our group, and the home was immaculate! I would definitely recommend this home for a family get away!

All good except too close to Highway 285 (and a little expensive) - even wonderful sounds of running river unable to drown car and truck noise - really too bad...with exception of a bunch of spiders (which I personally fear slightly), the rooms were great; the layout was fantastic; all was comfortable - generally excellent.

Once we opened the gate and crossed the bridge into Morning Air Ranch, the stress just melted away! The South Branch of the North Platte drowns out noise from Hwy 285, and the trees make the house very private. We enjoyed our stay with just us, as a family of 4. We enjoyed the beauty of the property with a hike behind the house onto the ridge. Deer, birds, humming birds, squirrels, and chipmunks welcomed us outdoors. Indoors was spacious, functional, clean, and comfortable! It was an easy walk to the closest restaurant (closed Mon & Tue), and the kids loved the Treehouse Adventure Park across the street!

Beautiful property and perfect setup
Loved how private and beautiful the location was…yet a quick walk to a restaurant. We had different families sharing the house and the room options / layout worked great. The big open family room / kitchen was the perfect space for us to all hang. As noted in the listing, the river is very fast moving so kids should not be left unattended outside. Would def come back!

What an amazing house and property along the river! We had a blast and enjoyed fishing on the river, the hot tub under the stars right along the river and I love grilling on the deck with fresh meat from the local market. Can’t wait to come back!

Rocky Mountain Paradise
John and Sheri’s Bailey rental is a wonderful oasis. It was perfect for our daily adventures.
The residence and grounds are spacious and well kept. We enjoyed the hot tub nightly and spent afternoons lounging on the deck next to a beautiful mountain river. The accommodations were so delightful we spent two of our six days without leaving the property.

This property fit our needs and exceeded our expectations.
Immediate feeling of home and comfort among the mountains, river and trees. Every room, restroom and kitchen are nicely stocked and furnished with anything and everything you need.
Very private oasis right on the river yet only minutes from town and local dining. The hot tub is perfectly placed high on the deck in the tree tops overlooking the river. A hammock hung at the riverside made a perfect spot to nap with the babbling waters below. An excellent spot to relax after a long day fishing on the river. We have no complaints or suggestions about this beautiful property. Totally recommended for your next stay on Bailey CO.

Beautiful and Accommodating
Very nice space, with three decks from which to view the river and the surrounding woods. Nice, open space in living/kitchen/dining area, with plenty of beds and bathrooms for a group of seven. Grandkids enjoyed the surrounding forest and wildlife (deer, chipmunks, hummingbirds), while the young adults especially loved the hot tub under the stars. John and Sheri were especially responsive, and we appreciate their hospitality. Would highly recommend!
