We have friends that have a place in IRB and wanted to spend some time with them. This place is in a prime spot! We rented a golf cart but didn’t need it. 10 min away for lots of restaurants and shops. Super clean, good parking( it’s a big deal) great view and steps from the beach.

We thoroughly enjoyed our stay. The unit was actually much nicer than the photos and was very clean and roomy. The kitchen had all the necessary tools and gadgets one might need. One thing to note is that the coffee maker is a traditional coffee pot and not a Keurig. The queen bed was very comfortable with nice bedding and there were plenty of beach towels. The storage area had everything we needed including chairs, an umbrella, and noodles for floating in the gulf. I needed to communicate with Kelley about an issue and she was very kind and responsive. The location in IRB was ideal being away from the hustle and bustle of some other beaches yet only a few miles from grocery stores, etc.
We loved walking just a few steps to the Kooky Coconut which served the best ice cream we've ever had. There were 2 minor issues that were unavoidable but important to be aware of. The first is that the parking is challenging. Being under the building, there is not much room to navigate pulling in and out of the spaces. We had a mid-size SUV and it was a tight fit. Secondly, there was a lot of footstep noise from the floor above. We didn't spend a ton of time inside the unit for it to really bother us but we did notice it when we were there. Perhaps it was just a particularly rambunctious group. Overall, this is a great property and we would stay here again...5 stars!!

This property was exactly what I was looking for. Within steps of the beach. Simplistic, and a beautiful beach view. Communication with host was easy but was seldom needed as property and arrival details were well described. Forgot something on the beach?? 50 steps and your back inside and back to enjoying what you came for. Convenient dinning options all around. Thanks for sharing this wonderful property. I booked this for my BFF of 25 years and her 5 year old son as a short relaxing beach get away. The home was tucked away off a small side street in a small town, beachy area of Indian Rocks beach. The property owner was very kind and accommodating and we met the property manager at check in as well. He was kind and very proud of the property and eager to show us around. The home was spotless clean and did have good amenities and a few items to get us started such as some coffee and filters, some dish pockets and laundry soap, we used some and left some replacement items as we were appreciative of the courteous items. The home had nice bedding and pillows, lots of fluffy towels, kitchen supplies and lots of space to relax. We did spend some time drinking wine at the porch before bed, and coffee first thing each morning. The beach was "a stone's throw away" and we were there several times a day searching for treasures. The one surprise was how friendly the locals are, above and beyond in kindness and so many people stopped to talk and offer treats to my friends son (daily). We had a few day excursions during the day, so many options all within 15 minutes to an hour drive. Groceries, liquor and pharmacy all within 5 minute drive. We hope to return to the same home and area year after year as this was one of our favorite trips ever!

We had a great time! Location is our favorite. Steps to the beach. Right next to Kooky Coconuts Restaurant and several others near by. Small town vibe. Beach isn't crowded. We love every part of it. This was our third time and we're already planning the next trip.

Truly beautiful property that overlooked a peaceful, quiet, gorgeous beach. We are in our late 50's and didn't want to spend the days with teens/party crowd and this was perfect. Ocean waves were all we heard at night sitting on patio! We will be back for sure!

I’m honestly not even someone who usually leaves reviews on things - but I hope my review will help someone scrolling properties make a final decision. So here goes…
The hosts - When you book a VRBO, you aren’t just booking a property… who you book with can really impact your trip… and it actually saved our trip this time. Our trip was booked well in advance… And then a Hurricane hit Florida. Kelley not only messaged me multiple times a day to keep me updated, but she also let me know when the airport shut down and opened up, AND she offered to let me move our trip if I wanted so we could have the best vacation possible. And we did… we only had to move it by a day, but we had the best family vacation ever. I was kind of freaking out and almost canceled, but Kelley was so helpful and had me wait and see. She saved our vacation.
THE PROPERTY -
If you’ve been looking at enough properties, you’re probably thinking - what’s actually on the beach? Let me tell you - this is actually on the beach. It’s a 3 unit property and you’ll get 2 parking spots all 2 yourself so you don’t have to deal with parking issues. And you are legit steps from the beach. So easy with kids!! And Kelley has a storage closet for you with chairs, umbrellas, and sand castle toys (we added a lot to that collection). Oh and boogie boards!!
The unit itself is like having a full 2 Bedroom, 2 bathroom apartment to yourself. And it just feels clean. We already can’t wait to come back.

My best friend and her daughter joined my daughter and I for a quick girls trip. We enjoyed our trip greatly. The kitchen was fantastic, so we weren't eating out every meal, the rooms were spacious, and the use of beach gear was a great perk. The only downside was the noise from the people above us. They weren't excessively loud; I think there is just poor insulation between floors. When the people were walking back and forth to the bedrooms you could hear every step. If you are sensitive to noises it may be a nuisance, but it wasn't enough to ruin our trip.

Unit was excellent. Literally steps to the water. Easy access throughout the day to go back and forth. Kelley was extremely fast to answer any questions we had. Lovely area to chill out and unwind. Tons of local eateries to chooses from. Short drive to Jon’s pass and to Clearwater. Drive to and from airport was very quick also. I would highly recommend!!

We were amazed by the size of yhe rental. Very roomy, it is a major plus having 2 full baths when you have 5 adults staying. The views are amazing. You are in walking distance to a few resteraunts and shops which is a plus as well. We enjoyed our stay and look forward to visiting IRB again.

We’ve stayed in this condo before and hope to return. The unit has everything you need to make your stay comfortable inside and for the beach. The view is spectacular. Communication with the property manager and the renting process, let’s me just say, these folks have it figured out, and it was much appreciated! The only complaint for this unit is that the 2 twin beds are extremely hard. Bed in master bedroom is very comfortable!

We found the property as described with a wonderful view of the gulf. We appreciated the games, which we played. The location was quiet with only residential traffic. Because it was December, several of the restaurants we were interested in were closed for repairs, but we were able to cook at night, running to a local fish monger for excellent fish. The Wi-Fi was good. Definitely a good location for quiet down time with friends and family, but you do need to drive for activities.

Beautiful quiet beach close to the condo making it easy to carry beach gear including umbrellas, chairs and toys for the kids that is provided in the locked storage area dedicated to each unit. The condo is clean, spacious and communication with the property manager and maintenance could not be better.

What an amazing place! Extremely clean, spacious, well equipped with every single kitchen item that a family can think of needing during a stay, beautiful sunset views, the master bedroom even has a sleep number mattress.
The manager Kelley was always very responsive and also Larry and Nancy that help take care of the property were delightful.

Great vacation
Loved staying here. It was really clean and beautiful. The location and beach were perfect. The beach was never crowded and the traffic wasn’t bad. Kooky Coconut is right around the corner. I also recommend Jakes Coastal Cantina for good mexican food. We visited the Florida Botanical Gardens. It was really pretty. We also went to the Seaside Seabird Sanctuary and I can’t forget mini golf at Smugglers Cove. It was a great vacation!

Wonderful condo!
We thoroughly enjoyed our stay! Loved watching the sunsets from the balcony. Having the beach right out the back door was amazing! The closet was well stocked with beach chairs, umbrellas, and boards. Only complaint was the rude people above us. They woke us up and kept us up with their stomping.

Great location
The location is amazing and perfect for sun rises, sunsets, and walks along the beach. The condo was plenty of room for the six of us and was bigger than expected! Would definitely come here again! Good restaurants near by (Jake’s cantina, Pipo and Betty’s, and Crabby Bill’s! You won’t be disappointed!
Kelley is top notch. She communicated everything that we needed to know in advanced and didn’t need to bother her at all. She is definitely a pro at what she does!

Great location but would never stay here again the noise was ridiculous
We love the location in the view of this property it was super clean! As reading the previous reviews on noise it was absolutely terrible and so loud! The upstairs neighbors were up at 4:30 every morning and it sounded like they were going to fall through the ceiling. The first night when we got there we had to clean up beer bottles from the upstairs neighbors that were broken all over the walkway. Like I said the location is great in the view is great but if you are going on vacation to relax and want to sleep this is not the place for you! We left the place cleaner then whenever we got there and now are getting blamed for a couch issue that we never used except to sit on!

Furniture and Coldness/TV
Though I understand the furniture is being upgraded, the place was not very cozy and warm, very cold and the furniture was very uncomfortable. The TV was far less than acceptable, way too small and the quality was not very good. I am renting the place next year, the unit next to it, but I am hoping the furniture, coldness and TV is much better or we probably will find another place in 2024! Thank you!

Nice place
We spent 5 nights in March. Beach was nice but we went during FSU spring break so it was crowded. The kids enjoyed all the beach toys included with the condo. The kitchen was nice, but had the bare minimum for accessories. We had to use a pot as a mixing bowl for our pancake mix. The furniture was nice but we are a tall family and the furniture, beds and even the mirrors on the walls were obviously for shorter people. And yes, you can hear every step upstairs guests make, but that's the way it was built. We loved getting ice cream at the Cooky Coconut and even walked to a quaint pizza joint a few blocks down. Overall, we had a nice time.
