The location is great! Beale St and other great spots are all within walking distance. It's still quiet, spacious and nicely decorated. The check-in process was flawless.
My only real negative was the cleaniless of the place. There is a little more dust around in some areas than you'd expect, and the carpets could use a deep clean. The shower in the guest bathroom was clean, but the curtain needs to be replaced.
It's not a hotel, but given the pricing, I'd expect hotel-level diligence.

This property location and the beautiful Memphis- themed decor gets you ready for the amazing time you will have in Memphis. We were busy taking in all the sights and sounds and the city; so it was great to have a place close by to take a break before heading out in the evening. Everything was just as described.

Could be a nice place good location listing was alittle misleading as it says 4 bedrooms but only has 2 & also says sleeps 9 people at best if the sofa bed worked it would sleep 7 but it would not open up so one couple had to sleep on the sofa use of the garage was a plus the entire unit could use a good deep cleaning and freshening up we did only stay one night as one of the couples in our group had a death in the family and we had to cut out trip short we communicated with the owner of the situation hoping under th circumstances they might make a partial adjustment but we’re informed they were not required to which we knew that was in your policies lastly we found a couple of Roaches tin the up stairs bathroom

Great location in downtown Memphis if you are looking to be within walking distance of amazing restaurants and Beale Street. The playground along the river is great for kids. Had some questions for the property manager prior to arrival that were not responded to in a timely manner. All in all, a good place for us to stay.

My daughters and I just recently stayed at the property (feb. 2024).
You are two blocks away from Beale Street. You are also very close to the FedEx forum as my daughters and I went to a Grizzlies game while there. It was very close, close enough that people going to the game parked on the street where the home was located.
If you don't want the busyness of Beale you can always go for a more tranquil area right around the corner on Main St. that also has tram stops. Restaurants near there were very nice and diverse and having teenage daughters, delivery services are close and readily available.
The home is very beautiful and well thought out. We love the art throughout the home and like the extra perk of having a roof top patio. Plenty of bathrooms, beds were very comfortable. Washer & dryer & plenty of silverware to use, coffee machines, nice stove, TVs in the rooms, easy to use thermostats (Nest) and even a fireplace.
One thing that stood out was having access to a garage and yet be so close to where everything, parking was secured with a gate and having a garage you don't have to worry about weather. The alarm system and check in instructions were easy to understand and use.
Getting there from the West was easy. There was construction downtown but still very easy to get to.

This place is truly a home away from home! This location is perfect for anything that you want to do in the downtown area of Memphis. The home security system gave us a real sense of peace, being single women in a city we didn't know, it was nice to know that when we were home and when we were away we were well protected.

The house was excellent. We really enjoyed the property and area. Loved the roof top deck! Even in the cold! The garage and automatic gate were really awesome as well. We walked to Gus's Fried Chicken, The Green Beetle and down town. Security system was a little tricky for old timers like myself who aren't used to that type of technology but we figured it out. Definitely recommend a stay and will be back!

We had a great stay. The property location was convenient and we enjoyed all the amenities available to us. The only downside is we felt that the online listing on VRBO wasn't quite accurate to the actual property in terms of the number of bedrooms. If the listing were updated to more accurately reflect the number of beds and bedrooms available, this would be a 5 star stay.

The location of this property can't be beat. Such an easy walk to the Civil Rights Museum and to Beale Street, and many great restaurants nearby. The garage was a huge plus as well! Kaci's notes in the house were very helpful. The mattresses were SO comfortable and the decor was very cute. Would recommend!

The townhome had everything we needed plus more! It was clean, comfortable, modern, and convenient. It was perfect for walking to almost everything we wanted to see, and we appreciated having the secure garage. It's located downtown near the action, so Kaci did a great job providing white noise machines which were great. Would definitely stay there, again!

The only thing is that they say 3 bedroom, which I guess is true IF you consider the closet with the bed in it a bedroom. If you're not claustrophobic, it could work. Otherwise it has pretty much everything thing you need for a fun weekend.

The location could not be better and to have private garage parking just makes this location too good to be true. Literally steps to food, transportation, and entertainment. We didn’t even need to use our cars for the whole weekend! The beds where amazingly comfortable and the property was clean and relatively quiet for its proximity to everything. Would definitely stay at this property again in the future!

This property is super cute and in the perfect location! We were there over New Year’s Eve weekend so it was loud everywhere. The white noise machine in the master bedroom was very helpful! We walked to most of the places. With the attached garage, we didn’t have to worry about street parking or safety. Kaci has everything marked on what everything is and how to use it. (Light switches, tv remotes, temp controls, etc.) Very helpful binder with directions and sightseeing options as well as dining info. Would definitely stay there again.

We rented this property from Dec 26th Thru Dec 29. The property is in a great location. Beale Street as well as other landmarks are all within walking distance.
Even though it was cold we loved the rooftop patio. The bed rooms were large and each had its own large bathroom and shower. We had a very open area downstairs and a nice kitchen that was well stocked with equipment. One of the things we loved most was our vehicles were in a very nice garage.
We had the pleasure of meeting Kaci as we checked in, very personable and was a wealth of great tips while we were in town. Loved this VRBO, wished we had stayed longer. If were are ever back in Memphis, this would be my place to stay.

Convenient to Beale Street but extremely noisy because of Night Club across the street until 2 am. House was vibrating and people were partying in the street outside. Disappointing because the place was clean-ish, not by a pro. Bathtub and toilet had hair, and toilet backed up 2xs, carpet was crunchy. We had no tissues in any bathroom. Microwave was filthy. We were asked not to raise thermostat to above 72 and it is left at 60 when you arrive, and we were so cold for first two days. Main issue was with the noise every night. Not worth the price with all the excessive fees!

This property was perfect for our trip. It was close to all downtown entertainment and attractions. Only 15-20 minute ride to Graceland. Kaci was very accommodating and attended to all our request and needs. Don’t hesitate to stay here. Thank you for the memories.

5 of us stayed at Kaci’s place for our annual girls trip. It was a great location- short walk to the Main Street and the a few walks to Beale St.
Kaci was very willing to work with us on our requests and was available when we needed her.
The place was well decorated and had all the amenities in the kitchen that we needed. The beds were comfortable and there was plenty of hot water for all 5 of us! There is a club in front of the location and it was definitely hopping on Friday and Saturday night but the noise levels were tolerable - if you are a light sleeper, sleep in the back bedroom because the noise will keep you up.
We loved the rooftop patio and the little fridge at the top of the steps! We kept that well stocked and it prevented us from going up and down 3 flights of steps when our beverage cups ran dry. We also liked having a garage to keep our cars safe while there.
The only issue we had was that the 3rd bed was literally in a closet - no room to move - and the closet led into the bathroom. We knew that the bed was in a closet but having it open up into the bathroom caused some logistical problems with 3 of us trying to get ready at the same time. We made it work and it wasn’t a deal breaker.
We all agreed that we would stay here again if we came back to Memphis but probably with no more than 4 adults due to the sleeping arrangements.

We loved this house! It was me and my 2 grown Sons (21 & 23) and my friend and her grown Son (22). We all had our own space and the property was close enough to all the action that the Boys were able to safely walk, Uber or scooter back to the house! My only complaint, and it is super small, is we were so excited to find the binder all the local restaurant info and menus but then bummed to realize they were all outdated.

Great place, great location. Beale Street is a couple of blocks from the Condo. It is very nice having a garage to park in and its gated to get to the garage area, nice safety feature. You are walking distance to a lot of things. We would stay here again.

Great vacation spot and only a couple of blocks to Beale St., the National Civil Rights Museum, FedExForum and many others. We were able to walk to all of these as well as many others. The townhome is beautifully furnished with lots of Memphis decor. The rooftop patio is an added bonus but the private, gated parking is what sealed the deal for us. We did not have to worry about having our vehicle parked on the street. There is a club across the street, which is stated in the host's description, but this was not an issue for us. We even popped in and enjoyed the music. All the amenities that are needed for a relaxing stay was available to us. There was an issue with the hot water when we arrived; however, Kaci did inform us of this prior to our arrival and worked expeditiously to fix the problem. We enjoyed our time in Memphis and will definitely consider staying at the Bluff City Blues Pad when we return in the future.

We thoroughly enjoyed our stay at Kaci's beautiful townhouse. It was conveniently located with access to the trolley and many attractions within walking distance. We especially appreciated the secure garage since street parking can be challenging when arriving home during busy hours. The unit was beautifully decorated; loved the art. The rooftop patio was a wonderful place to relax when family returned with us after dinner. We were only able to enjoy it one evening since the weather was hot and humid for the majority of our stay. Felt very safe throughout our stay with a security system that was easy to activate. The WiFi was fast and reliable. Would not hesitate to stay again the next time our travels take us to Memphis. This home was perfect for our Memphis stay. Walking distance to pretty much all the sights, with the exception of Graceland. We appreciated all the comforts of home- soaps, coffee, extra pillows, condiments, blankets, lots of dishes. The art work and little touches made this a quintessential Memphis stay! The security system and gates, as well as the enclosed two car garage was appreciated, although we did not feel unsafe at any time during our stay. The owner was in great communication with us, and we will certainly stay here again, should we return to Memphis.
