first, i’ll say we had a great time due to the beach being so close and the pools. but there were quite a few issues that would leave us not wanting to stay here again unfortunately. our first and second day the kitchen was swarmed with ants to the point where we had to put food in the oven and microwave so that they didn’t ruin food we purchased. quite a bit did get ruined. i let management know immediately the first day and they sent someone on the second day. we found cockroaches in the full bathroom and they crawled under the baseboard (i have pictures of them). the full bath door doesn’t latch so it’s just an open door policy there. the pictures make it appear much bigger than it actually is, this has no enclosed rooms so it’s all open. i’d probably think twice if traveling with kids (we had a four year old and one year old). construction started next door at 7a daily. we also weren’t exactly aware of what a carriage house was, our mistake there. when we arrived it was hard to figure out how to actually get in until we realized we were staying in the upper portion of the garage of the main house and we had to enter the main houses gated back yard to get to it. it was awkward walking past the people staying in the main house while they were all hanging out in the back yard in their pool that we weren’t alllowed in. we had to walk past it everytime we came and went feeling like we were majorly intruding on them. just a lot of weird situations and turn offs.

Pros: -Great location! Super close to the beach, Coquina pool, and playground. -Very responsive to maintenance issues. Both times that I reported that the Wi-Fi was out it was fixed within a couple of hours. -Everything was very clean and well-stocked when we arrived. Cons: -Balcony overlooks a construction site next door, so the view isn’t so great right now. They also seem to be working on the main house, so contractors are coming and going most of the day. -There is a grill set up on the stairs leading up to the door, so it is quite difficult to get luggage up and down (or squeeze through while carrying a toddler). -Garage layout is VERY tight. If you’re driving anything larger than a small car you will have to pull your car out of the garage each time you use the washer and dryer. Overall, it was a cute little place, but the layout was a bit inconvenient. Would be great for a couple’s vacation, but probably not ideal for a family with a small child.

Very nice property. Would not recommend for more than two people. Well stocked and clean. Comfortable bedding/furniture. Garage is tight. Might have to move your vehicle out to do laundry unless it’s small. Grill is on landing of stairs which was ok for grilling but difficult to get around with large luggage. It’s bright in the early mornings due to no blinds on upper bedroom windows so beware if you are not an early riser. My wife and I had a great time and would recommend for two without hesitation.

We absolutely love coming to Rosemary! This was our first time staying in a carriage style house and it met all of our expectations. The location of this house is perfect— 3 minute walk to the beach! We loved having access to the provided bikes and rode a lot to Alys. The carriage house comes with a provided garage spot that was helpful so we did not have to find parking each day. Because this is a shared space with the main house you will pass by the pool that is for the main house guest to use. Luckily we never had any run in’s with the main house guest as they were courteous to use their front door instead of the patio gate that we used to enter in and out of. Overall this was a sweet little house that is perfect for a couple to stay in!

My wife and I slept in the upstairs loft and our teenage daughter slept in the single window bed. Both beds were quite comfortable. The carriage house is quite spacious and functional, the kitchen is well stocked and the unit is wonderfully decorated with a great beach vibe. There were guests in the main house for 2 of the nights, but we really couldn’t hear them unless they were using the pool below our balcony. The unit is an easy 3 minute walk to the beach via overpass A. That was quite nice for a quick walk to the beach for sunset or for a bathroom break during a day on the beach (no bathrooms at the beach). The staff was very helpful in solving a few minor issues that came up during our stay. The communication and instructions were very clear. We drove from Panama City beach to Santa Rosa beach, and Rosemary Beach definitely has the most charm. I’m sure we will be back!

Alternative parking is to find open spaces usually 3-5 min walk down the road. Sucks at night when almost every spot is taken. 2. The photos make it appear much larger than it is. We had two adults and 4 kids ages 9-7-1 and 3months. Didn’t even use the pull out couch and felt extremely congested. Also zero privacy you can hear everyone breathing at night no matter where they are in the small space.3. The windows on the top floor have zero shades, prepare to be up at 6-7am from the immense sun hitting you in the face.4. There was construction going on at the house directly next to this little condo thing. And they start at 5:20 am. So if you manage to sleep through saws and hammers the sun will surely finish your dream off5. Bikes were not there as described in listing. 6. The people who rented the main house consistently left all of there belongings all over the ground in front of the stairs you have to walk up to get inside, not the owners fault but once again should let people know it’s a shared property on listing. 7. Property pool alarm which goes off every time you open the door8.the upstairs sink wouldn’t drain, and the toilet upstairs wouldn’t flush. We didn’t call a maintenance tech cause who wants to wait around on these things on vacation. 9. Sitting in the balcony, zero privacy, can see in main house, and smells like gas10. The property was exactly as the pictures appear. It was clean and plenty of space for two people. The bedroom upstairs might actually be a tad smaller than it appears but you really don't need too much space up there. The porch was nice to sit on in the mornings for coffee. It is a short walk to the beach and into Rosemary, the two bikes provided are a nice addition.

The only problem was there is no lights on the exterior stairs. Well, to be clear there were lights but no way to turn them on, very unsafe at night.

Couldn’t believe how dusty and run down kitchen was. Ice maker didn’t work. The whole property in need of total overhaul. Was once beautiful - not peeling, worn, and in disrepair. Not RB worthy from the days of old.

The Roger's Carriage house was a good choice for us because it's out of the way and close to the beach. The common area shared with the main house was great especially with making friends with our neighbors. For this carriage house, there are however a few upgrades that need some attention. The master bed mattress is not very comfy. Same for the pull out sofa and side bed. It's a snug environment for 2 adults w/ 8 and 4 yr old and a small dog but it suited us very well. I would go back for sure but would hope that some suggestions that I was solicited for, have been addressed.

Great place but we felt like we were misled by the info on beach chair steep being included. You should do better.

Cute beach house, but very small and had some issues we had to work though. When we arrived late at night there were no sheets or bedding of any kind for the sofa bed. They delivered two coverlets late at night, no sheets. We made the best of it. Then the rain started and water started pouring in, on the stairs and near the window bed, getting luggage and clothes wet. Obviously, we made the best of it, but I would not reserve again or recommend.
