Close to town centre location with secure parking, and balcony with views across the lake. We booked this specific room at a small premium. (the balcony/view is not available to all rooms. ). Very helpful host and staff, Good wide range self serve buffet breakfast, until 10;00am. Password protected WiFi that works fine for emails and general web browsing. (not the fastest, but hey we're on holiday.) Cleanliness excellent throughout.

Having stayed at this B & B previously we knew what to expect so any downside risks were already known, but I'm hard pressed to find anything significant. There is a steep walk from the waterfront, where most of the restaurants (but not necessarily the best) are situated, to the B & B however after a convivial evening of Italian hospitality even for 80year olds the climb is well worth the effort to sit on the balcony enjoying a nightcap taking in the view over the rooftops across the lake.
