We stayed for a week in July & it was the best escape from the Carolina heat. We absolutely loved the house!! Fit all 10 of us perfectly. The house was clean, had a well stocked kitchen & the views were absolutely amazing!!! Thank you so much for a wonderful family vacation!!!

Attended a family wedding on Beech Mountain, and this location was an excellent choice. Very comfortable home convenient to the wedding venue plus good dining & recreation options before and after the event.

Location of and view from this house were spectacular for our purposes. Main floor of the house was well-appointed but the basement/rec area was poorly lit: the bathroom floor was not clean, some of the blankets were torn and frayed. Some of the outlets didn't function (i.e. in the washer/dryer room); 2 of the TV remotes had to have batteries replaced. Attention to detail seems to be lacking in some areas. We have stayed at numerous properties and were surprised that this lovely house had no
"welcome" package or directions regarding what to do with linens, trash, recycling, etc. Given our history with previous home stays, we followed what we had done in the past.

It was overall lovely. Great location with easy access to ski slopes. We loved the view, the fireplace and the hot tub. We were informed the day before our stay that the washing machine and the dish washer were not working. We were given a small refund for those missing amenities. The property was pretty clean, but they definitely missed some vacuuming in the living room in front of the couch. We were not able to log into our Netflix account from the TV, and channels were limited.

Informed a fire place was not working and they instantly gave us a credit of 150.00.

No can opener
Advised of late check in so I helped the cleaning lady make our bed and we used the same blankets on the bed as the people did the prior week.
No scald guard on the water and it easily could have scalded any of us.
Everytime a toilet was used to do a number 2, it clogged the toilet. So my husband who is a licensed plumber had to go around and plunge the toilets after every use. One toilet would not work at all.
Hot Tub did not work.
The washing machine sounded like a 747 had landed in the kitchen.
Someone who had rented the house had spilled what looked like wine on the couch and it was still there. Under the couches were other peoples garbage and lost items. Meaning the bare minimum cleaning had been done. I blame management for this as there was only 1 cleaning lady for the entire house.
Living room furniture needs replaced. It felt as tho we were being sucked into it.

The listing describes the place perfectly!!! Beautiful, spacious cabin, breathtaking views, and a large, well-maintained hot tub! The place was perfect to host my boyfriends 40th with all of our grown children and their significants!! All the rooms were large. There was plenty of room to accommodate us all and more if needed!! Absolutely loved it!!!

The views, oh my goodness! We had a close-to-peak leaf weekend and the mountain was not at all crowded, so that was great. We were in the clouds and super windy about half of our weekend, but that's part of being in the mountains.
The house has an adequate amount of cookware, etc, but was lacking in glassware for our group of 5. Constantly washing dishes.
The house should have a broom so that the kitchen and hall can be kept clean.
Hot tub was very nice!
Our major complaint was the primary TV. One remote had no apparent use, and there was no remote at all for the Roku. There needs to be an option for casting/mirroring to the TV from a phone or other device, and there should be on-site explanations for how they work. The website directions were non-specific and unhelpful. 5 reasonably savvy adults were not able to rent a movie, and the Netflix seems to be disabled. Attempts to log in on our own accounts were apparently closed out, but without a clear explanation.
In the high winds we had (20-30 mph for hours at a time) the fireplace damper rattled constantly, but could not be closed due to the pilot light.
House was warm, neat and clean, but the games provided were so incomplete as to be funny. The backgammon set had only 10 pieces in it.
Towels and soaps were plentiful, and the house is laid out well.

The location and size of this house are it's best assets. It is a tired rental that wasn't cleaned to my standards. Bathrooms were clean, floors were awful. Definitely needs a good scrub. I wiped black fingerprints off of most of the white doors myself. The dishwasher appears to be fairly new but is not installed (attached) properly and we were never able to get it to work so all dishes were washed by hand. It is a very large house with lots of space for many people. We enjoyed the deck in the evenings with the fire table.

The property was nice. I was disappointed in the cleanliness of the floors (especially the kitchen), the pile of recycle trash in garage w/ roaches running around it, the hot tub cover was filthy with piles of bricks on top of it, the water was cloudy and uninviting for use, and the grill was gross. Other than those few health concerns the house was very accommodating for my 86 year old mother and her five 60+ year old children. We saw deer in the back yard.

Very nice property. Plenty of room for a large family or group of friends. We enjoyed the fire pit and hot tub especially. A group with younger children can use the provided sleds in the nearby park with a sledding hill.

I booked this house the weekend of my wedding for all of my bridesmaids to stand and it was beyond perfect. Our only issue was that some thing broke on the guest bathroom upstairs at 9pm and I contacted management and it was fixed before lunch the next day. I could not have asked for a better location given that you are right inside of town without having to be inside of town. I would definitely stay here again any day!

Our family rented the house for a wedding weekend due to its close proximity to the Overlook Barn venue. We were pleasantly surprised to find we could walk to a great little pizza place with an arcade and that though it is “remote” we did not feel isolated. The house is so cosy and the layout was great for all the different people staying at the house. We loved our stay and would definitely return and recommend it!

Perfect for wedding weekend
Our daughter got married at the Overlook Barn and the house was perfect to entertain family and friends in town for the event and basically walking distance to the venue. Lots of space including a big deck & fantastic view!
If it’s winter, even early April, you do need 4wheel drive (we got a random snow storm!)

Epic snow slide on site
The best part of this rental was the ability to build an epic snow slide in the back for the kiddos. An area of improvement would attention to cleanliness as this part was not acceptable. Inability to wash towels due to no laundry soap. 2 bedroom downstairs with space heaters so extremely dry air causing sore throats

Great House and location!
Communication was easy. House was clean and spacious. Views were amazing (lots of deer in back yard too).
We came for a wedding and stayed a few extra days to explore the area. We would definitely stay here again on a future visit.

No heaters in this place
It turned out to be disastrous and disappointing trip. We were there to see fall colors. The temperature was around 35-40. They didn’t have heater downstairs. It was so hard to sleep in that cold weather. We have at least 2 adults sick, 2 kids did throw up n r sick now. There was no instructions on how to contact property owner or property manager. Later we bought this up to Vrbo n management. Nothing was done. This will be my first n last booking with Vrbo for such pathetic experience. Remaining charges came up to be more than the listing price. I see they have unnecessary charges on the booking which isn’t required.

Wedding Weekend Delught
Our son got married at Overlook Barn and our house was the perfect place for our extended family. The location was ideal and the layout easily accommodated our entire group. It truly helped make the weekend perfect

We had a wonderful stay. We were there for a wedding at Overlook Barn. The location could not have been better. The views from the deck are gorgeous. The house was very clean and comfortable. Communication was easy as was the check in and out process. We will definitely be back to enjoy more mountain activities.

Banner Elk/ Beech Mountain
Overall the house was beautiful and welcoming with an amazing view of the mountains from just about any room in the house. Pictures posted represented the house well. Nice mountain getaway. Peaceful.

-more kitchen utensils would be greatly appreciated

Elderberry Escape was absolutely amazing 🌟🌟🥰. The pictures do not the home justice it is beautiful!! We had 11 adults and we we all comfortable the kitchen was well stocked. The fire pit was a definite plus. We are already planning our next trip!!

Perfect House for Us
There were 8 of us ages 15 to 84. The 1st floor bedrooms were great and the teens went downstairs. They loved having their own space. Plenty of seating in the living areas. We had never stayed in a mountain house with a more AMAZING view. Floors could have been swept a little better and dusted but no overall complaints. We will be back to this property in the future. This house has many, many positives:-spaciousMy daughter and her new husband used the downstairs and they never felt like we were in their space, even when using the pool table. Lots of space upstairs and televisions in each bedroom so our adult daughter and our granddaughter could watch whatever they wanted. Full cable also.-Multiple areas for eating. Dining room, breakfast room and bar. Also two different dining options on deck.-updated kitchen and bathrooms. New appliances and gorgeous granite counters.- large yard and driveway, easily accessible to main road and walking distance to Fred’s general store, which has most everything you could need.- clean as a whistle. I couldn’t find any unclean surface at all. Smells clean and fresh.- management company was wonderful and responded to our every need. Called us ahead to let us know fireplace wasn’t working but we would be compensated.- Views for miles!!! I’ve never stayed anywhere with such a view! Only cons, some of which are mentioned in previous reviews- kitchen could use some larger pots. I knew ahead of time and took several larger pots. Cooking meals in what was available would have been difficult.-Master bathroom can get really cold, as in 20-25 degrees cooler than the bedroom. The second night I started plugging in one of the space heaters provided- problem solved.-Beds, which is why I’m leaving 4 stars instead of 5. Beds were hard. Master bedroom bed was old and the springs were squeaky- I could feel springs pressing on me. I actually spread a personal blanket on the bed to give more cushioning to it. My husband was fine with the bed however. My daughter complained her bed hurt her back- super hard. Living room furniture was leather and a bit worn but did work for our needs.Overall we were very pleased and my husband is keen on booking again, if for anything those beautiful views! I would recommend.

Good house with great view
Overall, we enjoyed our stay at Elderberry Escape. We visited with our 2 children (ages 2 and 6 months). The view from the deck is amazing and we enjoyed watching the sunrise over the mountains. House is spacious--our toddler enjoyed running around the downstairs with plenty of room to roam. My husband and I enjoyed playing pool and sitting in the hot tub at night. Beech Mountain ski area is 5 minutes away, and there are a couple of restaurants and a general store very close by. There were several minor maintenance issues when we arrived: gas fireplace was broken, blinds did not close in 2 of the 3 upstairs bedrooms (making naptime difficult) and the light in the main living room was flickering. Company was not able to fix the fireplace but did offer us a discount. Cleaning was so-so; there was dust and hair everywhere and downstairs has mildew on the carpet (probably hard to avoid when people are coming in from a hot tub however). Mattresses are very firm and not super comfortable. Overall, the place is not as swanky as the photos suggest, but it is updated and we had no major problems.

My family and I thoroughly enjoyed our stay at this cabin. Plenty of room and space for everyone and the house had everything we needed. There were a few burned out light bulbs, but no big deal. We were very happy with this house! Skiing Beech Mountain, customer service, long lines, road maintenance is a completely different issue!

Back again!!!
Elderberry Escape never disappoints. I'm not quite sure how many times we have stayed at this magnificent home (we have lost count) but each time our visit gets better and better. The home is spacious providing each family we stay with (this time it was 3 - 7 adults and 4 children) space of our own and several gathering locations to connect over meals, games, the fire pit, spa or just relaxing on the couch. The kitchen has everything you need to prepare meals and the laundry room comes in handing allowing us to pack less. Don't think twice about selecting this property - you won't be disappointed.

Amazing location and views
This house is conveniently located with great views. It is spacious and well laid out. Having plenty of room downstairs for kids to sleep and play was wonderful. The beds upstairs are quite hard - a few mattress toppers would make a big difference. There were only 8 spoons, but otherwise the kitchen was fairly well stocked. Having a few more beach towels for the hot tub would be a nice addition. Thanks for a wonderful retreat!

Loved the property. Would be nice to have had a how to list... to work the hot tub, fire pit, fire place, WiFi tv's, lights etc... something like a 'welcome to' booklet....might save on unintentional damage. Several of the bulbs are long life daylight rather than warm or soft light, which would add to the ambiance of the property. All in all it's a lovely house. Thanks. Hopefully we'll rent from you again down the road.

Beautiful view; woefully inadequate kitchen
Letter to Management Team -
We enjoyed our family vacation at Elderberry Escape - the view was great and the house accommodated us well. However, some things should have been noted by your management team with just a 10-15 minute walk through. While doing so, it would be especially important to recall that the house accommodates 12 persons and, due to the pandemic, it is likely most visitors like ourselves plan to enjoy family meals at the house (vs. going to restaurants). Calls to your office were received by a friendly person, and the effort by Anthony to fix/replace missing items was much appreciated (*). But, again, we think the house deserves a walk through once in a while to make sure things are in order for your guests. Specifics below:

- completely disheveled on arrival w/ scattered utensils/pots in all sorts of places; prior guests bags stuffed in multiple places
- several kitchen shelves were broken so some items piled high on a bottom shelf
- 4 mismatched wine glasses in total (plus 2 old plastic ones) *
- 4 water glasses in total *
- maximum of 6 cereal bowls *
- a single old dirty potholder and pot holder mitt; no kitchen towels *
- approx 12 pot tops but about half that number of mostly old, cheap pots
- just 2 semi-large pots so that cooking a meal for 10 had to be done in stages
- just 1 large baking sheet so hors d'oeuvres had to be done in stages

We loved this house! It was so nice and had lots of room for everyone. The view off the back porch was amazing and the house was right off the Main Street in Beech. Make sure to check the hot tub when you first get there.
