It is surprisingly VERY clean. I read this in the reviews but was even more surprised to see it in person. The set up has everything - bed, AC unit/heater, closet, fridge, microwave, desk, chairs, sink, restroom with shower. What was said about the breakfast burrito is true. Get it! I didn’t have salsa and thought it was tasty.

The set up is basic but that didn’t really bother us. This is more of any fyi. My husband and I only need to stay for one night. We were comfortable. It was a good break from camping in the cold.

The room is very small. Because of the nature of the structure the temperature fluctuates alot so you need to keep a heater (or ac) running all the time. The surrounding area is unpleasant. Not a good choice for the money you pay.

Reasonable price for clean room. Breakfast burrito and coffee were a great start to my day...friendly owners!

I'd highly recommend a collapsible wall mounted desk....there's a chair but no place to work on a computer or write in a journal, etc.

The Inn is not attractive from the outside. Don’t let that fool you. The rooms are also small, but when traveling alone, that doesn’t matter.

This motel is a great deal for the discerning traveler-homemade breakfast burritos, clean rooms with temperature control and hot water, we were happy we chose to stay here over the other chains in town. Rooms were impeccably clean and the location was an easy drive to Carlsbad Caverns. Note that rooms are a bit small so don't plan to spend too much time in them unless you're a solo traveler.

Clean room, nice location on the road towards the caverns, friendly staff. Plenty of parking. Good choice of channels on TV.

The room was very, very small. No room for a male adult and a suitcase. No chair or desk, very cold bathroom, wifi is unstable and slow and no breakfast room. This means you eat your food sitting on the bed. The Inn is a collection of containers that have been converted into tiny bedrooms. Both what is happening outside and in neighbouring rooms is clearly audible. You can hear people turning in their sleep. All in all a very disappointing stay.

I LOVED this place. It is family owned and they waited until I got there because I arrived late as a solo female traveler. They also were very accomodating on check out and helped me move my stay by a day because of weather. The room was perfect - everything you need in an efficient space with nice size bathroom and shower as well. Great location for National Parks. The burrito in the morning was SO much better than the carb fix garbage you get at a chain. And finally it was a great value. I would def stay again and wish every road side inn was this clean.

This is a very interesting little property. The owners are very friendly and the place seems to be pretty new. Breakfast burritos in the am were perfect. Layout is conducive to meeting other travelers if you’re inclined. Safe parking.

Not a problem for us but be aware the rooms are very small. This is just a place to sleep. If you have gear or luggage you need to store in the room it’s not gonna work for you.

The breakfast was good. The staff was very helpful. The price was good. The location is on the end of town that goes to Carlsbad Caverns National Park. Comfortable bed.

The rooms are very small. The Karbani Inn is in the industrial part of town which was fine but not very charming.

Very clean, quiet, very nice and friendly staff

Shower floor was very slippery, shower curtain was too small for shower size (water sprayed out to floor), bed was full size and one side of bed was up against the wall which made it hard to get up to go to bathroom. We were asked if we could check out 2 hrs before check out time because someone else needed a room. No ice machine on property, sink was outside of bathroom. This place caters more to the oilfield workers.

Location/price is a great choice, you can easily access 2 national parks very quick.

There has some fly in the room. Don't know how they come in and how to remove it...

Everything we needed for our short stay. We even had a good breakfast. Thankyou to the staff for making our stay a comfortable experience.

Breakfast is a kind of a joke. 1st day there was a small but tasty burritos, next day none but 2 bananas and a yogurt

Cleanness

The location is not so bad from our next destination. The room is clean, and it has all things we need. Breakfast is dry and small but it's ok for a snack, not for breakfast ;0)

The AC is too loud. It's right next to my ear and it was running all night that I couldn't sleep even with a long day of driving. The parking is just gravel and dirt; It was not what I expected. Hopefully they will improve the AC by place somewhere else and not to the bed.

Friendly owners, very clean, good beds, nice shower, the breakfast burritos for breakfast were very tasty..don't be phased by the looks on the outside. These people care about their business and it shows. Its only a half hour drive to Carlsbad Caverns
