Great location , walking distance to the beach, shops and Manly ferry. The Manager ( Andrew) was a fantastic host.

Couldn’t say, we never stayed there as the booking was completely bungled by Sandy Bottoms & Booking.com.

Reserved a family room through booking.com. Received several confirmation emails & completed the online check in. Phoned the property prior to our arrival the day of our stay only to find out Sandy Bottoms had no record of our reservation. We could not find any other accommodation in the area for our 5 night stay (which was for the State Surf Life Saving Titles). Extremely dissatisfied, and Sandy Bottoms made a lot of excuses with not a single apology.

The self check in process for this property had us believing we had been scammed. Never received required information, only super random and completely unhelpful reply’s to our questions. Don’t waste your money or time

The guy in reception tried his best for being high in my unfriendly people list. Actually he is on the top. Could come back but I have this rare dislike of being barked at.

the bathroom was horrendous, not clean every day and two toilet roll for 8 bedrooms is not enough. the landlord could also respect his own policy , he invited his friends to party in the kitchen until early in the morning .

Location was convenient...

The manager Andrew, is a horrible human. He made fun about my foreign name. He provided a not working WiFi password and instead to apologise and provide the relevant information he told me to be more "self sufficient" and to not to call him unless extremely necessary. When I first called him, he answer the call by saying "I don't know why I'm so famous today.. What do you want.." Followed by endless condescending self-absorbed comments. Ignoring him won't stop his speech. The carpet is really really old, if you have allergies forget it. You're walking in few layers of old carpet. The flooring make noises, so you can hear steps of the whole floor in your room. You have a 24/7 petrol station right next to you. I'm attaching a photo but you can see it on Google maps. People park and put air in the tyres or smoke outside ALL NIGHT and with music. This place doesn't have air-conditioning. It was a HUGE mistake. You're constantly sweating and you can't avoid the noise from the petrol station. The bathroom need so many repairs. You can also hear the liking tap all night. Broken pieces are accumulated everywhere. Third floor is unbelievable hot, but the base floor it's MOLDY! Very uncomfortable experience.

Shared bathroom is not our favourite part to guest houses. The bathroom was not really clean and sharing with longer term residents (travelers) meant clothes were hanging in shower drying.

We never got to see it. The rude and aggressive manager refused to give us access codes, despite uploading all the details we were asked to upload for a late check in. We were left stranded.

The manager was rude and aggressive. We paid when we booked and followed all the steps we were asked to follow, yet no check in code was ever given.

The bathrooms were filthy, only cleaned once a week. wet towels on the floor, hair on the floor. On one occasion there was no toilet paper anywhere. no hand soap or paper towels to dry hands. The hallway leading to our room constantly stunk of weed. This place was outrageously over priced for what it is and I would suggest to anyone steer clear.

The room was very spacious and tidy when we arrived.
