There was a great choice for breakfast. We loved all the extra little touches.

We had a little problem with the shower being in the bath.

Fantastic location in upper Lynton with stunning views over the area. Very friendly and helpful hosts. Breakfast was delicious, cooked to perfection. We loved this place!

Fabulous hosts breakfast was excellent, rooms had all we needed views amazing and great location. Local restaurants recommended by host absolutely wonderful and to top it off the weather was beautiful. We have rebooked for September.

Rockvale House more than lived up to our expectations. The accommodation was lovely and immaculately clean, with beautiful views over Lynton. The breakfast was both perfectly cooked and presented . The best thing about Rockvale House is the hosts. Phil and Ness are both lovely and give guests such a warm and friendly welcome, without ever being overbearing. We would absolutely recommend a stay here.

The breakfast was excellent. The service great. The owners were really friendly and welcoming…good banter.

The welcome was personal. You are treated like friends. The room was quiet and clean, and the bed was very comfortable. The location was central and they have parking should you need it, but very close to the bus stop. The breakfast was outstanding, and the homemade marmalade took me back to my childhood, making it with my mum. Very accommodating of dietary requirements.There is a lovely bar and lounge area, and you are free to come and go. Will definitely be going back, Phil and Nessa are exceptionally hosts.

Phil and his wife are both superb!! They are warm and friendly. The house is so clean and tidy. Breakfast was fantastic! I'd definitely come back to them if I visit Lynton again.

We really enjoyed our stay at Rockvale House. Phil and Vanessa were extremely welcoming, the view from the dining room was stunning, yummy breakfast and everything was spotlessly clean.

Phil and Ness greeted us with the warmest of welcomes, they made sure we had everything we needed for or stay and the breakfast they served us was absolutely fantastic, lovely lovely people.

On arrival we were welcomed by Ness & Phil, it was so nice to feel such a warm welcome, nothing was too much trouble. A lovely comfortable room and bed. Breakfast, one word, fantastic, cooked to perfection, home made bread and marmalade. Fully recommend to all five stars.

The breakfasts were absolutely delicious! The hosts, Phil and Ness, are very meticulous as they want to ensure their guests are well looked after. The home made jam, bread and wonderful coffee added to the yummy breakfast meals!! :) The hospitality far exceeded our expectations and we loved our stay. Our room was super clean, comfy and we could not get tired of the wonderful views from the bedroom!

Satnav took us to wrong place therefore need prior advice about location - it's up from the tiny cinema! Cannot fault anything about our stay!

The hosts were very welcoming and accommodating and went above and beyond to make sure we had everything we needed. The room and the views we had were gorgeous, it was exceptionally clean and had everything from tea to toiletries in our room. Breakfast was delicious even the homemade toast and marmalade. We couldn’t have asked for a more friendly, welcoming and wonderful stay there. Highly recommend!

Nothing to dislike at all!

The location of Rockvale could not be more convenient. It is quiet and yet within 2 minutes walk of the centre of Lynton. Rooms are spacious, beautifully clean with modern decor. Breakfast each morning was a real treat with a wide choice. Ness is a great cook and everything was freshly cooked to order.

We spent a fabulous week with Phil and Ness. Their attention to detail, service and hospitality is second to none.

Table well presented, breakfast excellent and impeccably served - they even found us some Marmite! Availability of a Lounge (and Bar!) was a bonus.

Phil & Ness were very attentive to our needs. The breakfast was first class. Lots of books and guides were available. The location was excellent and only a couple of minutes walk to the shops, the Cliff Railway and several cafés

We were made very welcome from the moment we entered the property. Phil carried our luggage up to our room. the out it our stay we were taken care of. our room spotlessly clean. we had bottled water & little Easter eggs each by our bed. thought that was lovely, every morning we had lovely breakfast, what can we say thank you very much for making our stay comfortable. 5*
