Location. Gorgeous helpfull and welcoming hosts.

Primetta and Mauro were the most fantastic hosts and the apartment was in a brilliant location just outside the city. A short walk to the main sights and lovely views along the way. We enjoyed having our own little garden too to enjoy the sunshine.

Great location, quiet but close to city, restaurant and supermarket.
Friendly owners that treat you as their personal guests, not tourists. Since breakfast was banned because of pandemic I had a privilege starting day with espresso lady brought to our terrace with a smile and Buongiorno! Last person who did that for me was my mother (some 50 yrs ago and without Buongiorno).
Not hard to find parking around.
Our previous accommodation (for couple of years) was hotel just next to this house. This year it was too expensive. We didn't regret swapping to Primetta House.
Price tag for that location doesn't allow my conformism to complain. Everything is sufficient...not big but not too small, not luxurious but quite ok. Its actually about your needs and habits. We are a couple of oldies and it was quite ok. Pictures describe quite well the space, so look!

great hosts who treated us like family. location of the apartment was great too - free parking available nearby and within short walking distance to the city centre. would definitely stay here again if we come back to San G in future!

EVERYTHING about this place is amazing. The ultra sweet lovely hosts, the excellent sunny garden, the beautiful rooms that lead out to the garden and patio, the extremely well equipped and organized kitchen, the bathroom is well organized, the nice amount of sunlight into the rooms, the quiet ambience, the perfect close access to a supermarket, the bus stop and the town center, the views from outside the house. Everything is super amazing. But the hosts are are the brightest sunniest spot on all the whole surface of San Gimignano

Primetta and Mauro are just the best hosts that I have every had. So helpful, positive and caring - provided me all necessary tips for the stay. Mauro brought me to the bust station after my stay. The breakfast was great. Place is really cozy - beautiful small garden, very clean room with the Italian charm. Place is 5-7 minutes walk to the actual San Gimignano city center - such a beautiful city with amazing view on Tuscany. I was working some of the days and the wifi was so fast, I didn't have any trouble. I am endlessly thankful to the hosts for my stay and so looking forward to coming back. Grazie Mille <3

The host and hostess were the most wonderful people I have met in Italy. They treated us like family. They served us fresh Italian breakfast and coffee at their family table!
Cannot have asked for better place to stay in this charming little village.
