location excellent
Terrible value for money, extremely basic room! Arrived at 5pm to check in, door locked had to stand in the rain and knock on the door for 5 minutes before someone finally came. wouldn’t stay again!

the location is the only good thing about this place. it is a short walk into the town
the welcome was awful
checking in hours are ridiculous
room was awful. the bathroom was disgusting and there was mould in the bedroom
breakfast was only between 8 & 9am, we left without even having any breakfast

We had a pleasant stay with clean rooms and en suite bathrooms. Each of the rooms had 1 double bed and 1 single bed with ample space for 3 people. The staff was really nice and helpful. It was at a nice location with multiple parking areas and restaurants nearby. It was close to the city centre as well. Compared to the other accommodations in the lake district, it is quite affordable and at a reasonable distance from Keswick and Windermere.

Fantastic breakfast, great location bit of noise from road but that’s to be expected on the location.
Hotel advertised pet friendly, we took our family dog which was ok in the room but was not allowed anywhere else, although to buy a drink we were kindly told we could perch in the closed off seating area to drink them

Easy to book and easy to find with street parking available outside. Comfortable bed and maid was very accommodating as we were late checking out.
We were travelling late and I booked it last minute in the car and was not made aware of a time to check-in by. The man checking my friend in was a bit rude/moody due to this. Probably best to either not take bookings so late on the day of arrival in future, or just be more professional to paying guests? Also probably worth removing the Bed and Breakfast from the name of the accommodation as none was given. Wetherspoons not far though. :)

Friendly helpful reception and staff generally. The price. The attached restaurant was very good, I will try to leave a separate review for this.
These comments are accepting that this is a very moderate priced property. Room was small and tucked away down a narrow corridor with a very low ceiling (an old building presumably). The room and bathroom needed a little TLC. The hotel has no parking and guests rely on finding on road parking although the host provided us with necessary parking disc. However, all in all, a reasonable stay for the price.

We were thankfully only there for one night. The food in the restaurant was ok.
The shower : it's clear now from reading previous reviews that the plumbing in this old building is not fit for purpose, and the owners must know this. Thankfully when we were there the weather was super-hot, so it didn't matter that my shower was tepid at best (even though there was hot water, this didn't have enough power to reach the shower head), however the waterflow was barely a trickle so I spent a while running around under the shower trying to get wet enough to wash. The beds were not comfortable, the room is very tired and small (for 3) and it's located in a very noisy town-centre position.

the only consolation was the breakfast which was first class and hot
the hotel area and bedroom were very tired and run down the stair carpet could have walked out on its own it was so dirty stayed two nights but no cleaner no top up of milk for the tea and coffee no clean towels etc no atmosphere at all in the place just a look of disinterest

Our children's allergies were accommadate (one is new so we d not said at booking) impressed they found us gluten free bread and my boy said it was an amazing bacon sandwich

Room was a decent size and clean. Beds were comfy and breakfast was included which was nice - a good selection and cooked breakfast was an option. Good location and friendly staff.
My only complaint would be that the wifi did not work in our room and the signal was quite dodgy for me, but my friend's found it ok. I did get a good night's sleep however the walls are quite thin so it can be quite noisy, especially at night.

The owner was helpless. Had no solutions for where to park, where to go, if I could pay for breakfast if I hadn't booked it. He was upset with me for walking through the front door to check in, asking how I got in. Not a very comfortable situation when the reason you've come in is because you've paid to stay there!
